  1. Zero High Wealth?

    I have spent hours searching for answers, yet I cannot get ANY high wealth R, Cs, Co, or I-HT. Health, environment, education, safety, traffic, crime, 0% tax rate, high land value, large airport, passenger rail, swimming pools, sports fields, parks and plazas, park aura, landmark aura, clean water and air, town hall, city hall, mayor's house, farmer's market, university, radio station, neighbor connections, desirability, yada yada yada. All perfect. Ran sim at rhino speed for at least 4 years. ZERO high wealth. Demand won't even change. Makes no sense. And this is a pivotal moment--I feel I have to get this last piece in place or I'm flirting with joblessness if I expand without high wealth. It's been a struggle just to get to 55k--zone, delete, re-zone, delete, rinse and repeat, ad infinitum--which is fine, but why this? Had no problem getting high wealth earlier, but changed my mind, and wanted to further develop other parts of city. Now I return to get high wealth, and the game just says no? What could I possibly be missing now?

Hi People I'm trying to stop everything developing into high wealth, no matter what i do i seem to start on some low wealth, then a hour later all the suburbs are high wealth when they have no right to be. Case one, i have a small city with a lot of farms, but the small town is always going to high wealth, the Com is the worst, the low wealth doesn't even try to develop, when played this game 6 years ago i seem to have it perfect, i seem to be able to control the wealth of lots, most suburbs where medium wealth, and I could control the high wealth with parks and what not, but who knows what plugin i have back then. Any tips? I am blocking the Maxis Lots, but i am pretty sure i have enough Lots to cover it.
  4. So, I've made it a goal for myself and my region to develop the biggest of the big vanilla skyscrapers, doing so as naturally as possible. I'm talking Hogan Wallace and White Insurance, Lind Entertainment, Hurt Enterprise Headquarters, Cahalane Communications, Walkup Tower, Byall Tower, etc. I want the big mommas and daddies. I have nearly two million sims across perhaps two dozen cities. So far I'm only using NAM and the Industry Doubler mods, and I only have NAM for the improved traffic simulation, I just use vanilla intersections, highways, transit and roads. I haven't had any problems developing my cities up to the point that they're at now, I feel like I have a solid understanding of the game, at least enough that I developed this region in perhaps 10-20 hours of gameplay. So here's my problem. The downtown area is not attracting CO$$$ or R$$$. My hope was to make the downtown area the place of residence for the cream of the crop, as well as the location of the tallest skyscrapers. The problem is, it's just not attracting very much in the way of the residents and offices I was hoping to get. R$$ and R$$$ demand is consistently in the negative, as is CO$$$. The residential region is mostly huge tenement slums, and what R$$$ that does develop usually degenerates to R$$ or R$ pretty quickly. The high-wealth offices that have developed also usually degenerate within a moment of cropping up, usually decreasing to CO$$ and sometimes just abandoning outright, due to low demand. I'm really not sure what's going on. There's plenty of plazas in the commercial region, I have public transit (buses and subways) which are well used, I have a commuter airport, convention center and stock exchange. I also have several 4X4 lots zoned specifically with these office buildings and apartment towers in mind. Similarly, the residential region is well stocked. There are plenty of parks. I have a really good education system, with plenty of libraries (including a main library), several museums, more than enough room in the high and elementary schools, as well as a university and a city college, both of which are more than sufficiently funded. Same goes for the health system, there's plenty of hospitals which are sufficiently funded. I have plenty of police and fire coverage. Despite all this, demand for R$$ and R$$$ remains finicky and highly variable and is usually negative. Demand for R$ remains absurdly high, which of course drives the development of the tenements which in turn drives a spike in demand for dirty and manufacturing industries, for which I do not have room in any of the surrounding regions (and do not want to dedicate any more space to than I have to.) All this is immensely frustrating. I really don't know what else I can do to attract the high wealth sims and offices that I am desiring for this downtown region. Really all that I could think of was reducing the pollution from vehicles, which does impact desirability, although I'm not sure it does it enough to justify the consistently negative demand I'm seeing. Any of yall have any tips? Know what I'm missing? Would love your help.
  5. I have some questions about residential lot development. I likely have quite a bit to learn about how to better control what wealth level develops and how to prevent abandonment. 1. Do high wealth (R$$$) buildings only house high wealth sims, or is the pop of a building a mixture of wealth levels like job (C and I) buildings? 2. If, due to good health and education coverage, parks, rewards, and other factors, your R zones have high desirable for all R wealth levels, is there a way to prevent too many R$$$ buildings from developing? My city has massive demand for, and jobs available to, R$ and R$$, but R$$$ medium density towers keep developing then quickly degrading into R$$ or R$ occupancy, which looks ugly. 3. If a certain area of R zoning is only desirable to R$, and the R$ demand is crazy high, is there a reason why R$ towers from at least medium density zoning wouldn't develop in that area if it's the only place desirable to R$? Thanks in advance to any who can help or point me to some good resources for this.

    Modern Villa 4, by Mattb325. --------------------------------------- Made after a request in the 'Bat Request Thread', this is a purely fictional design for the fifth in a series of Modern Villas. Apart from the few Hollywood-hills style R$$$ homes that come with the base game, and a smattering of custom content (if you want top quality, search on girafe's user name), it is an area that has largely been ignored. Typically the modern villa is something of a compound: numerous projections create enclosed, intimate spaces. High masonry walls and hedges protect pools and indoor/outdoor areas from prying eyes. The materials palette is usually understated - monochromatic white/dark grey plaster, zinc, wood, marble and stone. This particular design features a U shaped building that encloses the pool (this becomes the main feature of the interior spaces). There are multiple outdoor entertaining areas, and a sedum-planted roof. Hedges of tall cypress trees cocoon the lots from neighbour boundaries and planting in rows create uniformity of street-scape. These sorts of houses are something of an international style: they can be found in coastal/city/mountain locations across the globe. They grow on the modern Houston and Euro tilesets only and are modded so as not to become too weedy. Like all of my work, these are suited to both CAM and non CAM cities alike. Apart from the few hollywood-hills style R$$$ homes that come with the base game, and a smattering of custom content (if you want top quality, search on girafe's user name), it is an area that has largely been ignored. Typically the modern villa is something of a compound: numerous projections create enclosed, intimate spaces. High masonry walls and hedges protect pools and indoor/outdoor areas from prying eyes. The materials palette is usually understated - monochromatic white/dark grey plaster, zinc, wood, marble and stone. This particular design features double height living spaces with a dramatic, curved staircase that is visible through the glass. Secondary bedrooms are downstairs; the principal bedroom overlooks the pool with a glass-edge to create an infinity effect to the garden. Apart from the few Hollywood-hills style R$$$ homes that come with the base game (EG: White Mansion), and a smattering of custom content, it is an area that has largely been ignored. Typically the modern villa is something of a compound: numerous projections create enclosed, intimate spaces. High masonry walls and hedges protect pools and indoor/outdoor areas from prying eyes. The materials palette is usually understated - monochromatic white/dark grey plaster, zinc, wood, marble and stone. Double height spaces abound and floor-to-ceiling glass is used expansively. As the home was an outward expression of the aspirations of its owners: it was therefore important to be à la mode. And in the late 19th Century, the Italianate Villa was all the rage. Home pattern-books were shipped around the globe and would-be-owners could select their house of choice and commission local builders to complete the design. Architects of the day drew inspiration from well known houses and copied different elements at will. This particular design borrows heavily from the famous 1828 villa in Corfu of the same name. This grand home is restrained and symmetrical: striking circular wings protrude from each side; dual oeil-de-boeuf windows grace a covered terrace supported with columns in the Doric order. The only departure from the original design is the central tower which was more popular with Italianate houses of the late 1800s. This BAT is offered as a Mayor's house on a stunning, classically landscaped 8x8 lot complete with Mediterranean inspired plantings, such as Bosco verde, roses and columnar cypresses. It is found in the reward menu. Placing this reward will boost surrounding desirability for business and residential, raise demand caps, provide jobs, and provide both landmark and park effects. It needs road, power and water.     This time you get some luxury apartments of the late 1930s. Built in 1937 in a young quarter not far from the ciy centre, they represent some of the best of the era. The architect's name is Eugene Rosenberg. They have electric heating, elevator, wooden shades to protect the rooms from sunlight and expensive materials used in the interior. There are two models with slight variations in texture shades and with unique nightlighting. I've used them to create two 3x3 and two 3x4 high-wealth residential lots, which will grow in high-density zones and in Euro tileset. You can also plop them as college called Antoninska School of Design, it occupies a 3x4 lot. The stats are as usual. There is also a 3x3 ploppable lot, which can be found in the Landmark menu and functions as CO$$$ with 180 jobs. Each of the two ploppables uses one of the two variants, so you can see them both prior to letting them grow. There is only one night version, but I've tested it and it looks fine with and without SimFox Day'n'Nite Mod. DEPENDENCIES NOTE for beginners: Dependencies are props and other files that are useful and generally accessible online, so you don't want to include them again in any new upload. It can be annoying the first few times you spend half an hour downloading them, but as they are so widely used by all other BATters as well, you will soon find yourself having most of them or being able to skip some. Daiwa House is a smaller skyscraper located in Tokyo that used to house the Japan Rail Freight offices. I liked the various forecourt and pedestrian/underground parking space areas, and I have also given the podium roof a green-space treatment (this area of the building has a more Japanese style "karesansui" garden, but raked pebbles and little stones won't work at the small SC4 scale) that makes the building equally suited to either Japanese-styled cities or Western-styled ones. It should also complement the series of other Japanese buildings I have made. The building is offered as a high wealth, high density Commercial Offices Building on a 4x4 lot. It grows on all tilesets and employs 2,255 sims. It is suitable for CAM and non-CAM cities alike.     PWN London, by Mattb325. --------------------------------------- Inspired by the squat and dumpy newer buildings that litter London's west end, the PWN building is a really useful 2x2 building that I made to cap off W2W streets, as you can see in the picture: but it works equally well as a standalone building or in a more typical W2W setting. The building is real, but the sign is just made up (based on the initials of one of the tenants in the building...I couldn't resist). It is a six story, red-brick, limestone, steel and glass box which attempts to convey more complex massing by providing subtle bays along the secondary street elevations. The lot comes in two flavours: a growable Medium-Wealth Commercial Services and a ploppable Clinic, which is found in the Health Menu and is better than the in-game large hospital in terms of capacity (3,700) and coverage (856) radius. The clinic also provides up to 129 civic jobs. For a small footprint hospital, this one certainly punches (some might say 'PWNs') above its weight.   24. Hello, There are some premium buildings in the world. For instance, Burj Khalifa, Marina Bay Sands, Petronas Towers, etc. However, they are (correct me if I'm wrong) still catering to middle class with some money to spend. Even, the so-called premium airports aren't exclusively catering to business and (even just) first class flights. Budget flights are allowed to exist in premium airports. My question is, why are there almost none exclusively high-wealth buildings? Even in SimCity 4, especially for commercial and industrial, still caters to middle-class. Only residential that doesn't have mixed wealth, but they're degrade to lower wealth if the desirability drops. Some of the only buildings that I know exclusively for high-wealth are buildings in the NY's Billionaires Row and they're residentials. Even Apple, the world's valuable company despite builds $5 billion dollars office, doesn't only caters to high-earner staffs and their luxury still "pales" in comparison to Istana Nurul Iman in Brunei, for instance. Apple Park "only" features glass, concrete, and maybe some exotic materials but Istana Nurul Iman features marble, silk carpets, etc. I know, tech in the building and most importantly land price and bureaucracy can increase the price but at least, if Apple only caters to high-wealth workers, they gonna put marbles on the floor and some golden toilets, for instance. Forgotten paragraph: In practice, buildings cater to middle class by adding cheaper, smaller, and less but still classified as premium facilities. For example, a premium apartment may have floors from 1 to 25 reserved for flats costing (assuming it's the average price of flats) $150,000 and 26 to 30 for flats costing $750,000, $1,250,000, and $15,000,000. That's what I mean. Editorial addition: take One57 for instance. The residential section of the tower features marble-clad interior, floor heating, top-of-the-line appliance, etc. It starts from $3 million for 95 sqm room. I don't know that's really expensive in NYC or not. But, it has luxurious perks. For the hotel section, I don't really know but it must be the same as the residential. The differences are of course the addition of gathering hall etc. Sorry for wrong info. This is a rough idea from me. Thanks.
  25. So I have this city that has just reached 100k sims. I have a ton of R$ and R$$ demand, but the desirability for R$$$ is so high, they usually just end up upgrading to R$$$. You guys know what happens next: R$$$ moves in, they get no jobs, buildings get abandoned and delapidated, lower income residents move-in, and story repeats itself until you have an entire district of old and delapidated highrises. Is there a way to solve R$$$ employment if I there is no demand for C$$$ or I-HT? I pretty sure the no job zots ain't related to actual "long commute time" since there is great mass transport coverage which then frees up the roads for use by R$$$; most of the zoning being just Medium density; and as well as literally having an entire I-HT districts put just beside the blocs of R$$$ neighborhoods. Most of the city is covered with elementary and highschools and one big university, and I am able to generate a fair bit of I-HT demand in certain times so education is not much of a problem either. I was planning to just keep supplying the R$ and R$$ demand, but I'm afraid I will just secretly end up increasing I-D demand since I get them taxes to 17%.I don't know how much I can keep doing it either, since there's a chance that the situation is going to be the sim even if I had filled up my entire city block with residential.
