    Standard Federal Savings and Loan, by Mattb325. --------------------------------------- A classic mid-century cantilevered building, this dual towered mid-rise is inspired by old architectural drawings from the 1960s. The bulk of this building is fictional (eg, forecourt, entrance foyer and underground parking), but the external metal skeleton, 'eau-de-Nil' colour scheme of the wall panels and massings are true to the original. The building comes in four easily growable lots: two growable high-wealth Commercial Office lots (3x4 and 4x4) and two high-wealth Commercial Services Lots (4x3 and 4x4...there is always an insatiable need for CS§§§ in game). Use the CTRL key while zoning to enable ease of development.     ING Direct, by Mattb325. --------------------------------------- A high wealth, 14 storey office (CO§§§) typical of the 1990s style, it is inspired by an office in Sydney. It has typical features of the late 1990s: polished stone veneer feature cladding over concrete pre-cast walls; double height, off-set colonnaded forecourt; a curved central window feature and arched entrance-way; mixed materials and a small balcony for the executive offices. It is offered as a growable lot as a 3x2 and 3x3. It grows on all tilesets on medium and high density lots.     Kensington Apartments, by Mattb325. --------------------------------------- A fictional development, based on a new build in London's West End, Kensington apartments was created to compete with some of the mid-rise R§§§ aprtment complexes which can become quite repetitive in game. The single versions have stats similar to the in-game 'Packard Apartments' and should compete fairly well with this, and similarly-sized Maxis buildings. Like many of the newer London developments, this design is fairly straightforward: double storey entrance lobby (and ground floor flats each with a fenced off outdoor area) and then double storey sub-penthouse and penthouse levels. The building is twelve stories tall. As is often typical in inner-city developments, none of the apartments has particularly large balconies: traffic noise usually makes these less than inviting spaces. Floor to ceiling triple-glazed windows on all sides of the building more than adequately make up for this lack of terrace space. The communal planting includes a mix of deciduous trees and conifers; the larger lots have both a heated indoor pool and tennis court for the exclusive use of the residents. These apartments are presented in 6 lot options: a 2x1, a 2x2, a 2x3, a 4x4, a 5x5 and a 6x6 lot. They grow on all tilesets and all have varying stats depending on the lot size.     Houston Place Apartments, by Mattb325. --------------------------------------- Inspired by the sorts of developments springing up not only across Texas, but in many parts of the world, Houston Place apartments is a fictional apartment building that I created to compete with some of the mid-rise R§§§ apartment complexes which can become quite repetitive in game. These sorts of apartments capitalise on the current architectural trends occurring in the South of the US: boxy, heavy-set buildings that utilise the trend of mixed materials: rubble-stone wall cladding, brick, steel and glass. Despite the assertive (albeit eclectic) use of mixed materials, they are neo-classical in style and quite conservative in the appearance of their street-scape and massing and are targeted at higher-end buyers. This apartment building is 8 floors high (including the roof-top recreation area and pool). The lower floors contain a number of 1 & 2 bedroom + 2 bathroom apartments, while the middle & upper floors are reserved for spacious 3 bedroom, 2.5 bathroom apartments. The 7th floor has only two 4 bedroom + study, 5 bathroom 'sky homes' with wrap around terraces and floor to ceiling panoramic windows. The communal grounds planting showcases evergreens all on well-lit, compact grounds making these lots as good in all density areas. These apartments are presented in 4 options: a 3x4, a 4x3, a 4x4 and an 8x4 lot. The 8x4 lot may take some time to grow (the game has a tendency to break these lots up) but holding the CTRL key while zoning will assist growth chances. They grow on all tilesets.     Quay House, by Mattb325. --------------------------------------- Inspired by the art deco buildings around the Portsmouth, UK area, Quay House is a large (at least by the standards of the 1930s) eight story building in the functionalist style. The boxy building is broken up by complex massing and many terraces to allow air and sunlight to permeate the building, both of which were a very serious component of any good early 20th Century architecture. The main feature however is the off-centred granite clad staircase and lift riser with an oversized clock. The lot comes in two flavours: a growable High-Wealth Commercial Office and a ploppable Clinic, which is found in the Health Menu and is comparable to the in-game hospital in terms of capacity and coverage radius.     Former First Federal Savings and Loan California, by Mattb325. --------------------------------------- It's not only "old" buildings that are demolished in the name of the progress. This building was constructed in 1959 and used to stand at the corner of Hollywood and Highland Ave, Los Angeles. It formed and framed a famous part of the view from Graumans Chinese Theatre down Hollywood Blvd. It was demolished in the late 80s for the Hollywood & Highland project (i.e. where the Academy awards are filmed now). While this is not an exact recration of the old First Federal Bank, it is a good example of the Southern Californian mid-century, heavy-set, mid-rise office building. The beauty of these buildings is sheer quality of their materials: polished limestone with contrasting highly polished granite base, crittal steel windows and polished marble forecourts, but "progress", as well as the need to expensively retro-fit many mid-century buildings in shaky California saw these gems consigned to the wrecking ball. To make it a little bit different, I've angled it 45 degrees for a corner lot as there really aren't many such taller buildings in this game and by doing this it complements a lot of the taller angled residentials from Sim Fox, Bixel, HKABT et al. This building is offered as a growable high-wealth mid-rise building on all tilesets. It grows easily, but as it is limited to a 4x4 corner lot (there is one for both left and right corners) it isn't weedy. Hold the CTRL key while zoning to ensure that you get the lot size.     KOSC presents: Maxis Mansion Overhaul - Extension Set Introduction Ah, Maxis mansions... err... wait a minute! This is the long overdue expansion pack for my Maxis Mansion Overhaul mod, which was released several eons ago. This set expands the original mod by taking advantage of new lot sizes, climate variation, and the strength of the individual models themselves to add further variation in your affluent areas. Package Overview This set contains a total of 33 lots. Some of the new features include: climate variation: The original was purely focused on seasonal vegetation, and nothing more. This set varies that up by introducing "warmer" and "colder" lots, which can contain anything from tropical palm trees to spruces. individual lots: Some models, especially the larger palazzo variants, don't function very well in a family due to the variation of sizes. These have been lotted individually and each have their own flair and unique design (mostly). new general lot sizes: 2x4 and 3x5 sizes are available for a few of the mansion families, adding even more shapes and sizes. mayor's mansion: The tiny mayor's house reward now joins the fray as a growable, in 3 distinct variations. General Stats The Mayor's House is the only new building and has a capacity of 10 R$$$ sims. It is available in the following lot configurations: 1 3x3 front, stage 1 2 2x3 front, stage 2 The rest of the mansions use the original descriptors and as such, have their stats untouched. Consult the README or view the screenshots for a more detailed breakdown of the lot stats. Install Instructions Drop the files in your My Documents/SimCity 4/Plugins folder.     KOSC presents: Maxis Mansion Overhaul Introduction Ah, Maxis mansions. In the early days, it was one of the first signs of a flourishing city. If you had a few of these large plots sprout up in your neighborhoods it often meant that your city was growing well! However, the fact remains that throughout the years, improvement with custom content and detail in general have left the original Maxis lots in the dust. One of the biggest problems with the vanilla lots is they often contained vast amounts of well...nothing! There's some occasional shrubbery and a pool here and there, but for the most part, the lots are grossly under-detailed. Furthermore, the tendency for these larger lots to sprout up in the midst of your nice R$$ neighborhoods meant that your detail level takes a pretty significant hit! Pretty odd considering the richest of Sims could easily take advantage of the vast property spaces that they have. Taking inspiration @T Wrecks' fantastic Industrial Revolution Mod and more recently @Manuel-ito's Maxis Renewal, I present to you Maxis Mansion Overhaul: A full set of override lots that replaces all default Maxis mansion lots. This is also including some of their larger medium-density counterparts. Package Overview This set contains a grand total of 60 lots. These are all broken down according to the categories that Maxis determined: 18 "A Class", 18 "B Class", 18 "C Class", 3 "D Class" and 3 "E Class" mansions. These re-lots fundamentally change the original mansions in the following ways. better realism and detail: gated homes, larger driveways, and much more flora (fully seasonal). all lawns are not made equal: You may find patches of wildflowers, dirt, or even poorly watered grass in these lots. No one has time to maintain perfect grass in those corners! better slope support: many of the original lots had that ugly full lot foundation at certain slopes. These are more friendly overall but some discretion is still required as the tennis courts are model-based. the rich get richer: the largest lots boast private tennis courts (all kinds of angles), massive driveways, huge pools and gardens. asymmetric lot design: not every yard has to come in a square. Some lots are enclosed with angled hedges and have open space for a better blend between the lot and the wild. all kinds of pavement: gone are the days of every lot having bright and pearly tiling. Now you can have everything from dark brick to different colored stones. There are a few things to keep in mind when using this set. Read the following section carefully. There are two different packages included with this lot, the OVERRIDE version and the STANDALONE version. The standalone is for those who prefer to not disrupt lots in their developed cities. This is also suitable for people that use Maxis blockers and only want to see the mansions (and nothing else). The override set is recommended if you don't care about bulldozing acres of existing Maxis mansions or if you're starting a fresh region or city. If you're using other mods like CAM or Maxis blockers that modify the original mansion exemplars as well, make sure to load this override set last. Alternatively, you can look tweak those files with Reader. Make sure to find exemplars starting with instance ID: 30000710 and ending at 300008f1. Simply deleting those will remove any potential block on these lots. For those of you that downloaded my Maxis Mansion Facelift lot for the Facelift challenge, that lot is now obsolete. General Stats All lots boast the same dimensions, growth stage, and road orientation as their original counterparts. Install Instructions Drop the files in your My Documents/SimCity 4/Plugins folder. Dependencies Due to the larger amount of content here, the dependency list is a little heavier than usual. However, most of them should be pretty commonplace if you've downloaded any of my lots beforehand.   9. Welcome to Richardson! Richardson is a small city tile holding exclusively commercial lots and some residential (the mayor's gotta live somewhere). Those leafy mansions in other parts of Metro? Tons of those yuppies commute here to work. Richardson is surrounded by medium lots with many residents. Those lots had their respective CBD's (like Middleton), however, space ran out when it came time to build new commercial lots. The space where Richardson is used to be large spacious lots belonging to wealthier residents. The government acquired the land in order to plan the much needed office blocks and the construction boom began in the 1980's. The transport is excellent and planned, mostly subway with a highway connection on the bottom right. Richardson doesn't really have interesting transport features because I made it before installing NAM. Maybe I'll make some changes later down in the road. Perhaps I should add a green space as well. Beautiful hyperdensity Night view One of the few residential spaces of the city. The mayor and many of the state employees live here.     Hi everyone, New to the forums here and I have a quick question. I am currently working on a region and running out of space in one of my cities. If i start a new area on the region, with a demand for high wealth buildings, will they grow on an otherwise empty area (ie: no schools, hospitals etc.) or do i need to add residential, schools, hospitals, etc in every new area? I do have all of those things in the adjacent area.

    American City Bank, by Mattb325. --------------------------------------- The American City Bank was an iconic mid-century gem located in Century City Los Angeles. The Bank itself failed in 1983 and was taken over by a consortium of banks. This BAT is a scaled down version of the main branch (in order to fit it onto a lot 4 tiles wide) which was built in 1959 at a cost of $2.5M and features an abstract mural on the second floor, very wide, plate-glass windows, cantilevered construction and a quaint little moat surrounding the bank building. Another quaint, but hideously expensive, feature was the electronic thermometer on the street sign. During the mid 20th century, it was surprisingly common on the US West Coast for bank buildings to be surrounded by water. Of course, if these buildings still survive today, these moats have long been filled in given how much maintenance they would require in shaky, drought-stricken California. In game it is offered as a high-wealth commercial services building growing on all tilesets and densities on a 4x3 or 4x4 lot. As for the actual building, after having fallen into disrepair, it was demolished about 15 years ago. A shame really, as this sort of architecture is truly unique.     _________________________________________________________________________________________________________ As boredom dawned on me, I thought I'd make this quickie BAT within the day and release it on the STEX. It'd probably surprise you that I even made something as regular as this. It appears to be my first generic building, low density, W2W corner office with a contemporary, simplistic design to its façade. Out back, is plain rugged and cold concrete wall. With the name stated, it's obvious that I dubbed this building after me, just something I wanted to do as a release on the STEX. This BAT has been released in hopes that it plagues your towns and cities and spreads the name Huston in each and every bloc-- I mean, to do business, be leading in innovative tech and serve as a branch for small town districts. It also smells nice and has bright red lights. Yep. Just another ordinary building. This BAT is available in both Maxis-nite and Darknite. It comes with two files for each night setting. Only one file should be use at a time, relative to your preferred night setting. Since I don't normally make Maxis-nite models, I had the preview separated since I almost forgot to include them: In-game Demonstration _________________________________________________________________________________________________________ Basic Lot Information: Lot Size - 2x2 Type - Commercial Office Wealth - CO$$$ Jobs Provided [Maxis-default] - 15 Growth Stage - 1 (low density) City Style - Chicago [i lotted it over a Chicago Tile, not because it's tailored to Chicago] Dependencies SimFox Day and Nite Modd [Optional] BSC - VIP girafe bushes [Optional] Installation Unzip all contained files into your SC4 plugins folder.   14. Well, because of job problems (I have them all the time....literally) I decided to develop another industrial area in one of my cities. Step 1: Search a good place Nice one, along those major road and the rail line, some trees for a good start for the high tech industry I need. Step 2: Build the traffic grid Yeah, should be ok, I guess. Won't be a huge area, so minor streets are ok, but maybe you should use some of the modded avenues like Ave 4 and so on. Also buid some stations. Step 3: Civics Fire departments and a parking lot in this case. You also ahould add some parks. Step 4: Build some sexy bus stops. These mates are kinda important. Step 5. Zone! Note that I'm leaving space between the woods and the zones. Step 6. Profit! i use the mod if anyone's asking. It makes the Maxis lots way better and brings also walls and filler lots (which I forgot to download for HI, so there are these ugly empty spaces between the major buildings. Step 7: Re-grow trees, fill the empty spaces Use some deciduous trees too. Step 8: "MMP schadet nie" Finally and only additional, step 9: Anger about the mechanics to not use the new grown, perfect, hogh wealth industrial area. That's it for today, have a nice evening!   15. What is the best way to get high wealth residential? Are there ways that work better for tourist towns, high tech commercial or industrial? I am under the impression they like a low crime, non polluted area with sufficient parks, low taxes, and non congested roads; however, are there any other specific tricks to make this work. My towns seem to get stuck at medium wealth residential. Any input or suggestions on the topic would be greatly appreciated.
  16. Simulator Broken?

    Okay, I'm pretty sure my simulator isn't actually broken, but I'm racking my head trying to figure out how the game works, I picked up a copy after several years of not playing and am trying to get reacquainted with the game mechanics but I'm finding myself bewildered on the process the simulator uses to construct residences and also some RCI demand mechanics. I don't have a problem with low-wealth Sims, if that's what the demand calls for, then so be it. What I do have a problem with is the simulator building extravagant mansions when there is NO high-wealth demand whatsoever. Within seconds of the high-wealth buildings being completed, a jobless icon appears over the house, almost always due to "long commute time". A few high-wealth sims in the city have a long commute time, but still have a job. This is what pisses me off. There is no demand for high-wealth, but the simulator builds high-wealth mansions even if there is no high-wealth jobs available, JUST for the sole purpose of putting more low wealth Sims in there. Again, I do not mind putting low-wealth Sims in my city, what annoys me is that these huge mansions are built and are automatically downgraded and look like a fat stain on my city blocks. Is this normal? Is the simulator meant to do this? Then a problem coupled with the aforementioned one is this seemingly un-satisifiable low-wealth demand. I will zone new areas and have mansions constructed and are downgraded to low-wealth instantly. All the residences are supplied with power, water, excellent education, supple police and fire coverage, close commute times to Commercial Office, High-Tech and non-RCI buildings and even a few landmarks to boost mayor rating. Any thoughts, comments or ideas are greatly appreciated.

    Luxury Car Dealership, by Mattb325. I always quite liked the Maxis luxury car dealership, but at just 15 jobs was just too small to offer any real benefits for city growth. Additionally in real life, over the last few years car sales show rooms have moved away from the basic lot, to quite elaborate and funky purpose built show rooms and dealerships. I originally made this BAT for my own use as a generic low-growth stage filler lot suitable for suburban high streets and other main thoroughfares where some high wealth CS jobs are needed. It has a striking modern design, and features a curved glass wall double-height show room fronting the street. Like almost every car dealership I have ever seen (even in cooler climates), it even has the obligatory palm trees as part of the lot This lot provides 58 CS$$$ jobs. This lot is a 4x4 corner lot and grows freely (without being weedy). Use the control key while zoning to assist in getting the 4x4 size. An additional benefit of having a 4x4 lot is that as your city grows, its footprint can easily upgrade.     When the developer first came, FirePeak was a sleepy resort town, now look at it, it has a Golf course, a University, a seaport, Suburbs, A bustling downtown, Avenues instead of roads, a historic lighthouse, and an even larger wind farm. The University Complex. The Original buildings from when it was just an agricultural and fishing school And the shiny new Sports complex, Art Center, and Administration buildings.
