    Ploppable Modern Villas, by Mattb325. --------------------------------------- Many modern mansions are often positioned along rocky coastlines, secluded, private beaches or heavily forrested glades that are not easily accessible to the general public. Exclusivity and privacy are key to the modern villa compound favoured by today's rich. This poses a problem in SC4 as residential lots all need access to a road, and that of course means a lot must be made, and the downloader is often subject to the whims and tatses of the lot-maker: certainly houses that are off the beaten track are almost impossible to achieve in the constraints of SC4 RCI zoning. So to that end, the five previously released modern villas have all been made into a single building family to enable the user to place them wherever he or she wants. There is a single 1x1, neutral lot in the landmark menu, and to avoid clutter, each time you plop, you will get a different house at random. In order to be placed in very out-of-the-way locations, I have enabled these houses to light up without needing any electricity supply. These have been modded, so that you can then MMP right up to and even underneath the houses to lay out driveways, paths, fences, flower beds and trees to your taste. As per the pictures, these can be placed creatively on the map and can easily accommodate tropical, Mediterranean or temperate themes. You are limited only by your imagination. The MMPs used in these pictures are a combination of SFBT, Heblem, Girafe, VIP, orange-o, CP, BSC, NBVC, Chris Adams and funlight.     Modern Villa 4, by Mattb325. --------------------------------------- Made after a request in the 'Bat Request Thread', this is a purely fictional design for the fifth in a series of Modern Villas. Apart from the few Hollywood-hills style R$$$ homes that come with the base game, and a smattering of custom content (if you want top quality, search on girafe's user name), it is an area that has largely been ignored. Typically the modern villa is something of a compound: numerous projections create enclosed, intimate spaces. High masonry walls and hedges protect pools and indoor/outdoor areas from prying eyes. The materials palette is usually understated - monochromatic white/dark grey plaster, zinc, wood, marble and stone. This particular design features a U shaped building that encloses the pool (this becomes the main feature of the interior spaces). There are multiple outdoor entertaining areas, and a sedum-planted roof. Hedges of tall cypress trees cocoon the lots from neighbour boundaries and planting in rows create uniformity of street-scape. These sorts of houses are something of an international style: they can be found in coastal/city/mountain locations across the globe. They grow on the modern Houston and Euro tilesets only and are modded so as not to become too weedy. Like all of my work, these are suited to both CAM and non CAM cities alike. There are multiple outdoor entertaining areas, and a sedum-planted roof. Hedges of tall cypress trees cocoon the lots from neighbour boundaries and planting in rows create uniformity of street scape. These sorts of houses are something of an international style: they can be found in coastal/city/mountain locations across the globe.     Ultra Modern Road, Avenue and Pedestrian Lane Canopies, by Mattb325. --------------------------------------- One of the things that is quite difficult to achieve in SC4 is roads and areas of a city tile that convey a 'sense of place'. In almost all cities and large towns the main shopping streets, cultural precincts and prominent thoroughfares usually have their own immediately recognisable style; whether it is from architecture or street trees and street furniture. That is the genesis behind this series of canopies: to denote a stronger sense of place at street level while being functional. This second set of canopies is based on a striking ultra modern, layered and tinted glass panel design. There are 3 lots in this download, and each is functional. * A road-top bus stop. This lot occupies a 1x1 tile and is overhanging so that canopies can be placed adjacent to eachother all along the roadway; * An avenue-top bus stop. This lot occupies a 2x1 tile and is overhanging so that canopies can be placed adjacent to eachother all along the avenue; * A functional pedestrian-only laneway. This lot is 1x4 tiles long and must be joined to the road/street network and/or the NAM ped-mall pieces. --------------------------------------- IT IS IMPORTANT TO TAKE NOTE OF THE FOLLOWING POINTS: * While road-top/avenue-top bus stops can be safely placed next to a commercial building without any issues, they cannot be placed adjacent to a residential lot or you will get a no-car-zot. This is limitation of the game and I cannot do anything about this. The exception to this rule is where the residential lot is wider than the road-top bus stop: so for instance, if you place a 1x1 road-top bus stop next to a 4x4 apartment block, the apartment block will be fine, but if it is next to a 1x2 row house, then the row house will abandon because of no car access. * The functional pedestrian laneway is NOT a ped-mall; it is simply a pedestrian enabled lot.     Burberry Chicago, by Mattb325. --------------------------------------- A request from a fellow SC4 player, Burberry Chicago is an eye-catching little W2W building. A nice segue to the recent Japanese Bats that I released recently with their highly decorative facades, the Burberry Chicago flag-ship store shows that this facade trend is certainly not limited to the Ginza shopping strip in Tokyo. The Burberry flag-ship store uses highly polished and reflective surfaces in the classic tartan (or check) style that is associated with the Burberry label, but these are rotated on a 45 degree angle across a black backdrop for maximum impact. To further enhance the drama, blue LED lighting is contained within the edges of the polished layers, which, when reflected and refracted by steel, mirror and glass, create an ethereal, other-worldly glow. I have taken some liberties with the building. Polished surfaces are particularly challenging in SC4 (as the game doesn't actually have its own rendering engine). Additionally, the minute scale of SC4 buildings mean that some of the details were omitted completely, to achieve the watery, reflective look of the building both during the day and the night. It is offered as a growable only CS§§§ 2x1 and 1x2 covering both corner lots.     GAP Tokyo, by Mattb325. --------------------------------------- This is a large Wall to wall (W2W) building from the main shopping street in Tokyo's Ginza district that caught my eye. This prominent flagship retailer makes the perfect candidate for a CS§§§ building to help soak up the insatiable demand that SC4 has for Commercial Services. I liked the blue coloured glass surrounding the main entrance and the uniquely delicate, and complex, metal screen that has been applied to the exterior facade. I took liberties with this mesh to give it a more sweeping and organic appearance, so it is not a strict recreation but is a recognisable interpretation. Likening me to a child, this model was described by one 'batter' as a "simple square cardboard box" as opposed to his "heavy industrial equipment". And just like watching amateur hour, I had a really good laugh at (not with) that, enough to actually include it in the descriptive text for this download. Notably for western city builders, I have pared back any overtly Japanese imagery to ensure that this building will work equally well in either an Eastern or a Western styled city. In the real building, the party walls are blank, but I have included windows in this version to enable the building to work well in either a W2W streetscape or in a more open downtown environment where you don't want to see a big blank wall! At 13 floors, this will still blend in with older, traditional streetscapes (as per the pictures which show a variety of new and old BATs) and is offered as a growable 2x2 lot for both corners zoned medium and high density zones. It is a 8 story building (including the mechanical penthouse) with multiple projections, double-height spaces and building set-backs to provide a lot of visual interest. Like most of my work, I have drawn it to a more internationally-stylised centre, so it will work equally well in both Asian cities and western styled ones. Sitting on an 8x3 lot, this will grow if you use the CTRL key while zoning, but it will not grow very often (the game will prefer to break the zone into two 4x3 or four 2x3 lots). The lot size of 8x3 is important, as once this has grown, it should upgrade to the previously released file, PinYin Enterprises (assuming you haven't marked the lot as historical): additionally, 8 is an auspicious number in Chinese, meaning 'to prosper', and 3, is also a good number, meaning 'life', so an 8x3 lot in Chinese is the equivalent of zoning for a "prosperous life". Sitting on a 6x6 lot, this is a large building with the lower three floors alone providing almost 8,000m2 of floor space per floor. At its highest point, the building is 8 stories tall. There is also a combination of exhibition halls (including high-clearance spaces), conference rooms, cafeterias and indoor/outdoor spaces. The entire building is arranged around a pleasant, treed central courtyard There are very few Convention Center buildings available for SC4, and even fewer that are actually *modded* as a Convention Center. This building provides some much-needed competition in that space. This BAT functions as a reward-lot and Convention Center in game. In addition to providing your sims with 154 highly desirable civic jobs, it will massively help alleviate the commercial demand caps that can hinder city development by giving an additional CAP relief of 270,000 CO§§ and 270,000 CO§§§ jobs in the region.     Oran-Nayar-Blinn Research Center, by Mattb325. --------------------------------------- I really like the in-game research center, but I dislike the fact that it generates radiation, reduces residential desirability, lowers your mayor rating and is something of a NIMBY building. It seems like a lot of sacrifice for the benefit of increasing High Tech Industry (IHT) demand and desirability. So, I've made another research facility which has all of the benefits with none of the draw-backs. The Oran-Nayar-Blinn Research facility is a strikingly designed ultra-modern building situated on a leafy 7x7 campus-styled lot. It is just as suited to the middle of an industrial area as it is in a suburban or ex-urban space. In addition to providing your sims with many highly desirable civic jobs, it will help alleviate the IHT demand caps that can hinder city development (by increasing IHT demand by 130,000 places). It has also been modded to provide some residential and commercial cap relief by providing both Park and Landmark effects. All these benefits do have a cost (which is only fair). In addition to the §25K outlay, this will set the city back §250 per month. * It is offered as a reward without needing pre-existing conditions. * It is located in the REWARD Menu. * It can be placed more than once in a city. * It DOES NOT over-write the in-game Advanced Research Center (or any re-lotted versions there-of), so can be used in conjunction with the standard Maxis reward.
