What a mouthful! This is kind of a niche lot, but when it works it works so well. It visually complements parking lots on 3x wide paved tiles, adjacent to 2 separate slip lanes on different corners. I plan to do more of these for different sizes and corners as well so here is the proof of concept. I hope you enjoy these, they are something I don't know why I haven't made sooner! Download includes: 1x1 Landmark lot with neutral stats, and custom overhanging prop 2x1 Landmark lot with neutral stats, and custom overhanging prop No dependencies, no lights, nothing fancy Please enjoy!
  3. I use this texture in most of my concrete work because it is a nice middle ground between other concrete textures, and the standard one is not always used. Cheers!

Another offering from Palisades Park, NJ, named for the street on which it stands, this set of duplexes is along the same lines as the last release. 3 models in red brick, dark brick, and sandstone with 2x 2 car garages each. These are meant to be duplexes to replace a single family home on one lot, as such the stats are 24 sims per lot. Download includes 3 recolors on three 2x1 growable R$$ lots. Stage 5, occupants 24 sims per lot. Grows at the low end of medium density on Houston tileset (brick models will grow on NY as well)

Break the grid! Break the conventions of single family zoning! Here is some "missing middle" suburban attached housing. This is a set of 3 duplexes inspired by homes in Palisades Park, New Jersey. The area is affluent, diverse, and densely populated, owing its success to its favorable location on the leafy palisades about 10 minutes from Manhattan, NYC. As a result, many older homes have been demolished to make way for new, more expensive structures. These duplexes (sometimes 4plexes) replace a single family home set on a 50' lot. If they look big compared to other homes in the area, they are! Much the same way that brownstones looked huge and austere to many when they began to replace wooden structures in the 1800s, some residents in the area feel that larger and more dense housing changes the character of the neighborhood. Grow some and find out! Download includes: 3 recolors on three 2x1 growable R$$ lots. Stage 5, occupants 24 sims per lot. Grows at the low end of medium density on Houston tileset Nightlighting included. No dependencies required

Hey friends. Has anyone ever created a texture or overlay "family" like this? How does that work?
  7. Highland Park Water Tower

    Mmmmmmm. Tasty
  8. ESA Hjarndoda gatan

The green roof is really visually fun, and I like the Maxis stores. Cool boring building
  9. WenShan Building

What a beautiful build! Signage is cool and realistic. The roofing especially impresses me, great work!
  10. RR Gas Stations Pack Three

Fantastically done! A++ for Stewart's, Cumberland Farms, they are personally going to get a lot of use from me. Otherwise I love the look and feel of the others! Bravo

Very fun and creative to see this much of NYC represented quite tastefully in a single large tile. Cool job Korver

Break the grid! Break the spirits of the imperialist aggressors! Hi all, here comes another quickie imported building from the Bronx, this time it's 864 Westchester Ave in the Woodstock section of the Bronx. It's occupied by some light industrial and the John 3:16 Church. It's common to see this kind of church in New York City, where these special uses have to fit into the existing architecture, particularly along busy corridors. I's a 3x2 landmark lot with overhanging prop, designed to fit along a diag x diag intersection. Note that it won't fit on every diag intersection (2x won't work) No dependencies required.
  13. Oi Kwan Hotel

This looks incredible! Extraordinary detail and quality, keep them coming! You are the new superstar
  14. Here's another. How do I get around Error # 6? I can't change the center of the model too much because its an overhanging prop, but it's pretty big. Any hope?
  15. Any possibility of meeting anyone of you IRL? SimCon...?

I'd be open to a meetup here in New York City, if others are in the area! The weather is getting nicer again, and there would be plenty of fun urbanism to explore.
  16. Hey bud! Excited to see your progress. Your work looks great! :D

  17. Can't find it?... Ask here!

Thanks bud, unfortunately I am looking for a larger map. Maybe 30km squared Perhaps something close in size, with slightly more topographical diversity as Ohdude’s Incercargill map.
  18. Can't find it?... Ask here!

Hi all, I am not sure what region I am looking for, just need a new one and I am looking for tips! Something with a deep harbor, a big river or two, vast, huge, flat plains; high cliffs, hills that roll into mountains. My aesthetic is NEW OLD NEW YORK. I know it’s a huge ask but you guys are smart and dedicated. And I’ve been looking for years but come up short. Please and thank you! I am very excited to see what you guys might share! Excited to start a huge new region

The Heldrich, New Brunswick, NJ Below, was its intended lotting based on the modeled sidewalk. But I've realized that the circle doesn't fit correctly. So I'll modify one side to be FA2. This one has a REALLY specific fit. Stay tuned.
  20. FA3 1734 Webster Ave Auto Body Shop

So I know that the MTA billboard is not for everyone. I lived in New York during the pandemic so in a weird way I just wanted to preserve my least favorite, and most draconian ad from the era. Originally I made this just for myself, but after I saw how good the model turned out I decided to release the left version. If I ever do the right version I'll do both over again as Cellino and Barnes or something. Hope you can get some use out of it for now.

Break the grid! Break the law and breathe the air! Hers's an auto body shop on Webster Avenue in the Bronx. It's adorned with many advertisements and logos due to its valuable advertising space visible from the Cross Bronx Expy (Interstate 95) as it cuts through the heart of the West Bronx. I chose some real advertisements from 2020 for the roof billboard; One is a Park Edison ad, the other is a real (freaky and scary) COVID PSA from the MTA encouraging riders to eliminate all social contact. Download includes: 1x 1x3 LM lot, with overhanging prop (Left only) Some nightlights, no dependencies required
  22. NAM General Support

Hey NAM team. Does this intersection exist? // Does this BAT fit anywhere? Thanks
  23. PC Gas Station Strip Malls

Diverse, well executed, and comprehensive! What more could we ask for? Outstanding job covering region-specific brands thoughtfully and realistically. You especially nailed the LA ones. Thank you for this, PC!
  24. Show us What you're Working On

Apocalyptic, dystopian/fascist NYC building. Circa 2020
  25. Show us What you're Working On

A pretty conspicuous corner building for a large urban intersection. 940 Southern Blvd, Bronx NYC This one will have pretty severe clipping issues. Perhaps someone who knows how to alter the shape of LODs may be able to help out. It's a massive prop set on a 2x2 lot. So I'd be converting the square to an L shape. But I'm not sure how to alter LODs, and til then it will sit in my junk drawer until I can figure it out. However IRL there's just woods behind it anyway! Hope to get it out one day.
