Regis Condos are a luxurious small apartment complex which will assist in transitioning from the low density suburban sprawl of single family homes to the higher density apartments of your downtown.

 

I always struggle to find low-rise medium density content (including Maxis stuff), so have created these composite construction multi-family dwellings.

 

Executed in plaster and stone facades, these apartments are specifically designed to look like larger mansions, with quite complicated massing, steeply pitched roofs, large windows and chimneys: the inspiration has come from similar developments on the Mid Atlantic coastal communities in the US.

 

Each building has 4 townhouse style apartments/condos; each unit has three to four floors and each enjoys either its own private terrace at the top of the apartment as well as juliette balconies from the master suite.

 

Aimed at the luxury end of the market for R$$ Sims, Regis Condominiums are presented on a 2x1, 2x3 and 4x4 lot. There are two variants: chocolate colored walls with a light grey imitation slate roof and dove grey colored walls with brown shingles.

 

These are in a building family and will appear at random on the 2x1 lot.

 

The larger lots are have identical to enable the construction of homogenous residential zones.

 

This will grow on medium and high density zones at stages 4 & 5. Use the control key while zoning to assist growth.

These will help a lot in maintaing a pitched roof look to the residential parts of a city without having to switch to flat roofs for medium and high density.

They are quite beautiful and remind me of some college towns like New Haven (Yale) and Penn State which have/had building like these. There's and idea for you-- do some college buildings in this style :)

Thanks all for the comments. @ rushman5, only the white 4x4 lot grew on low density (the brown 4x4 is medium and high density). That has been fixed - you can redownload if needed.
