American Postwar Garden Apartments My take on an American classic - garden apartment courts, from the postwar era! No dependencies - 24 growable lots included! Wow! Postwar garden apartments were built across the United States after World War II to house growing suburban populations. Usually consisting of two- or three-story brick buildings surrounded by lawns and parking lots, they offered an affordable alternative to both city apartments and single-family homes. Early residents were often veterans, young families, teachers, clerks, and skilled workers seeking modern housing near major cities. From the 1970s onward, these communities became home to a broader mix of residents, including immigrant families, retirees, students, and working-class households. Commonly located in inner-ring suburbs near highways and shopping centers, they developed a reputation for stability and affordability. Many residents stayed for years, creating quiet neighborhoods with a strong sense of familiarity. Today, garden apartments remain a major source of suburban housing, especially in places like New Jersey. Residents typically include young workers, families, and seniors, attracted by lower costs and convenient locations. The atmosphere is usually modest and relaxed, with mature trees, shared green spaces, and a pace that feels less hectic than the city but more connected than detached suburbs. These are all based on real layouts and the types of courtyard apartments I've grown up around my entire life. Various densities and configurations are included, all with parking. I have represented them as growable CS$ lots - to provide much-needed jobs to residential areas, and so that large and irregular commercial tracts can develop. The buildings use the vanilla Maxis army base barracks prop. The lots are named for the towns and roads that host their real-life counterparts: Aberdeen Gardens - 4x5 Allwood Gardens - 6x4 Arlington Apartments - 4x4 Essex Apartments - 3x4 Hasbrouck Court - 3x3 Hiawatha Apartments - 5x10 Interborough Apartments - 5x10 Lemoine Manor 3x4 Linwood Gardens 3x4 Lodi Arms 3x3 Long Branch Gardens 6x12 Metuchen Gardens 4x4 Milford Gardens 10x6 Moonachie Arms 5x3 New Square 5x4 Plainfield Apartments 3x4 Riverview Gardens 6x6 Rutherford Court 3x6 Tenafly Gardens 4x7 Terhune Gardens 7x4 Washington Gardens 4x8 Whippany Gardens 7x7 Woodbridge Gardens 3x5 They all grow low density CS$, to provide jobs and visual continuity to residential areas, while stepping density in a realistic way. 1 dependency required - bldgprop01 available on sc4evermore These are great for creating large contiguous apartment complexes, and densifying existing blocks as well. Edgeworth Flats MEGA Lots (Tropical), by Mattb325. --------------------------------------- These two tropically themed MEGA lots - 8x8 and 10x10 - arrange the Edgeworth Flats series in a landscaped setting similar to some of the very large developments that you see all over the globe. The angled buildings ensure that a developer can fit quite a lot of people onto a given block of land while still ensuring that windows and balconies don't look straight into other apartments all while being able to provide a lot of open space. I am always on the lookout for lower mid-rise developments that can bridge the gap between the single family houses of suburbia and the high rise apartments of downtown. To that end, I have made a series of apartments all rotated at different angles. Using MEGA lots allows you to really control the look and feel of certain areas in your city. All the apartments are 6 floors; have underground parking, large balconies, landscaped grounds and a soft pastel colour-scheme. To get these to grow, use the CTRL key while zoning medium density. To that end, I have made a series of apartments all rotated at different angles. This set is rotated at 22.5 degrees. All the apartments are 6 floors; have underground parking, large balconies, landscaped grounds and a soft pastel colour-scheme. They grow on a 4x3 or 5x5 lot. I have also included an overhanging CS$$ ploppable lot which is great for using along the fractionally angled roads that come with the NAM. Oubliette Apartments, by Mattb325. --------------------------------------- These modern, colourful low-rise apartments are typical of newly built student housing. As such these are low-wealth housing, just newly built. The developer tried to give it a fancy sounding name, but instead of hiring a translator, just relied on an online translator :-) In game, I always keep a mix of low-wealth residents in cities - if everything upgrades to mid and high wealth you end up with demand issues - so having low wealth homes that blend in with the nicer stuff is important. Similarly with folks who use 'no kick out' mods, these will be useful as grungier R$ buildings have a chance to upgrade to these. It grows on a 3x2 lot on the Euro tileset only. Like all of my work, these are suited to both CAM and non CAM cities alike. Westgate Condos, by Mattb325. --------------------------------------- These were inspired by some images sent to me of a new build proposal which utilised curved concrete walls around feature trees. While I liked the concept, I dramatically altered the design and thus, these condos are purely fictional. There are a number of variants with this set. Either 5 or 6 floors, these are great smaller mid-rise buildings with unusual footprints that help break the grid of typical RCI development. Regardless of the lot variation (one, two or three apartment buildings), each has a roof top pool, underground parking and landscaped grounds. Controllable louvres on the wrap around terraces ensure privacy and thermal control. Lots of mixed materials, glass and polished metals make for a more interesting take on what is otherwise a fairly standard design. The lot sizes are 5x5, 4x4 and 2x2. These make for a nice apartment complex for 90-700+ R§§§ sims. To ensure that these don't become too weedy, the 2x2 lot grows only on the Euro and Houston Tilesets. Kensington Apartments, by Mattb325. --------------------------------------- A fictional development, based on a new build in London's West End, Kensington apartments was created to compete with some of the mid-rise R§§§ aprtment complexes which can become quite repetitive in game. The single versions have stats similar to the in-game 'Packard Apartments' and should compete fairly well with this, and similarly-sized Maxis buildings. Like many of the newer London developments, this design is fairly straightforward: double storey entrance lobby (and ground floor flats each with a fenced off outdoor area) and then double storey sub-penthouse and penthouse levels. The building is twelve stories tall. As is often typical in inner-city developments, none of the apartments has particularly large balconies: traffic noise usually makes these less than inviting spaces. Floor to ceiling triple-glazed windows on all sides of the building more than adequately make up for this lack of terrace space. The communal planting includes a mix of deciduous trees and conifers; the larger lots have both a heated indoor pool and tennis court for the exclusive use of the residents. These apartments are presented in 6 lot options: a 2x1, a 2x2, a 2x3, a 4x4, a 5x5 and a 6x6 lot. They grow on all tilesets and all have varying stats depending on the lot size. Gertrude Apartments, by Mattb325. --------------------------------------- A fictional development, based on a new build in the San Francisco, CA area, Gertrude apartments was created to compete with some of the mid-rise R§§§ apartment complexes which can become quite repetitive in game. This apartment building uses a series of massings and elevations to provide abundant natural light and cross ventilation to each of the generously sized apartments. This design also ensures that most terraces are private and that all but one is overlooked from neighbouring flats. This apartment building is 8 floors high (excluding the mechanical penthouse area). The lower floors contain a number of 2 & 3 bedroom + 2 bathroom apartments, while the upper floors are reserved for spacious 3-4 bedroom, 2.5 bathroom apartments. The 7th and 8th floor has only one 'sky home' with a spacious, private sun terrace and generous planter boxes. The communal grounds planting is of low maintenance conifers on well-lit, compact grounds making these lots a great option in all density areas. The apartments are presented in two paint schemes: a deep, coffee colored scheme which looks great in dense, urban areas and a paler blue/green scheme inspired by the coast. Both are in prop families and will grow at random. These apartments are presented in 5 lot options: a 4x4, a 3x4, a 4x3, a 4x2 and a 2x4 lot. They grow on all tilesets and all have the same stats. Ennuyeuse Apartments, by Mattb325. --------------------------------------- Inspired by any number of the bland, blah and boring apartment blocks that have sprung up all around the world since the turn of the 21st century, I present Ennuyeuse Apartments. These sorts of apartments are clean and functional and appeal to conservative buyers with a safe, neutral colour palette of whites, creams, taupes and of course the newest kid on the neutral block: 'greige' trims and feature walls ('greige' is the colour and word combination of a deep warm grey on a beige base). No doubt in 30 years time, 'greige' will become as despised as the 1970s mission-browns and burnt oranges. All these apartment complexes are typically 8 stories tall, thereby broadening the conservative buyer appeal to the lucrative Asian market (the number 8 - pronounced 'Ba' in Mandarin sounds similar to 'Fa' which means to 'Make a Fortune' - hence the lucky association). However, given that these apartments usually use quite cheap materials with minimal noise and thermal insulation, the only people making a fortune are the developers! Floors 7 & 8 are reserved for the penthouse. The apartments feature other crowd pleasers such as securely garaged, underground parking; lift access; hidden drying balconies (these are the two tall louvered areas on both sides of the building); glass-railings on the main balconies and reverse cycle ducted airconditioning. Open-concept living areas, granite counter-tops, stainless steel appliances, ensuite and guest bathrooms all add to the broad buyer appeal. The planting is non-descript with crowd pleasing evergreens all on well-lit, compact and easy-to-maintain grounds ensuring that strata levies/HOA fees are kept to a minimum. These apartments are presented in 3 options: a 2x2, a 3x3 and a 5x5 lot. I Kellydale2003 present to you the Russian-Canadian-Torontonian inspired luxury residentials... Vohcem Condominiums! Vohcem Condominiums on the Lakeshore is a 100% fictional tower inspired by the amazing condos of the South Core of Downtown Toronto located along Lakeshore Boulevard. The tall yet slim structures of Downtown Toronto's South Core house thousands of Toronto residents in their ultra-modern luxury condo suites! The most recent trend in condo markets has been the partial or full rental of the condo suites to local or international hotels... making the Toronto condo market boom even more and inspire more projects like this! When I (Kellydale2003) first thought of building a tower like this I just started with a square, bent the edges, and rotated it slightly to break away from the traditional orientation of buildings in SimCity 4! The treated and inspired glass taught me an important lesson; Focal points can be made from the busy reflective windows. Therefore the yellow, blue, and grey facade was designed as a focal point for the whole tower... giving more culture and architectural interest to the tower. Soaring at a humble 36 stories of 175.4m (120% for SimCity 4) it fits in a comfortable 2x3 (32x48m) lot. The name "Vohcem" comes from the Russian word for the number "eight". DeVries Villas, by Mattb325. DeVries Villas are modern, 3 floor condominiums suited to many urban environments. While the design is quite modern, the large curved glass wall at the front gives nod to the Art Deco era and also provides each townhouse with a private sun-terrace. An additional benefit is that each home has an attached garage making these homes perfect for urban infill. The design itself was inspired by some of the homes around Portland, Oregon. Executed in brick, rubblestone and laquered cedar infill panels, these multi-family townhouses have an abundance of light and, because of their small footprint, they are designed for a courtyard settng which makes a good transition between suburban sprawl and downtown hi-rises. There are four versions: an orthogonal and 45 degree rotation; each variant is rendered in either white or brown brick. Perfect for R$$ Sims, DeVries Villas are quite an elegant small-footprint home and are presented on 1x1, 1x2, 4x4 and 5x5 lots. The 1x1 and 1x2 will also work in a W2W environment and have similar stats to the Maxis rowhomes/small modern apartments which first appear on the Stage 5 medium density zones. The 4x4 and 5x5 lots use only the 45 degree models and have very complex 'courtyard' style lotting. All models are in building and prop families to ensure that repetition of these lots is desirable rather than unwanted; growing many 4x4/5x5 lots together creates quite a unique urban development, as shown in the images. All lots grow easily (the images were taken in both an empty plugins and one ith 3.2GB of other content) on medium and high density zones at stage 5 on the Houston, Chicago and New York tilesets. I have included two prop examplars (also in families) of the Orthogonal variants for lot makers to use themselves. Use the control key while zoning to assist growth. WELCOME TO ANOTHER HD UPDATE! In today's update, we will be taking a tour through the Town of Dofino, which has been experiencing massive growth since the last HD Census. With lower housing prices and land costs, people, businesses and developer's have all been flocking to the town. This "flocking" has greatly changed the look of this once small-town. With the growth in Dofino this transformation means the death of the "small-town" in Holt District. With Old Port, Dofino and Norecount all beginning to sprawl, the former small town's just simply aren't anymore. Some argue growth is destroying the region and should be more controlled. Others say the new lax controls are appropriate. Whichever side you lay on, the census bureau has changed its estimates for this census period. Previously, at the last census the census bureau has pegged the upper expected-population at the next census (in December) to be at 700 000. They realistically estimate an increase to 625 000, saying this was the most likely population. However, today, the census released its mid-period report. It is now estimating population at the next census will top 1 000 000. The regional census bureau is generally fairly accurate with predictions. If this estimate is reached, it would mean a population increase of approximately 600 000 in the past 2 census periods. Fuelling the boom is the ongoing condominum boom. With new planning regulations in place, smaller scale buildings are cropping up in massive condo communities. Today, we will look at some of those in Dofino. So on we go. ALSO! Results from the HD November 2012 Referendum will be released as part of this update. THE END OF THE SMALL TOWN: SPRAWL STRANGLES HD 11.1 | Cranes are appearing everywhere in Dofino, it would seem. Since the last census, the growth of Dofino has exploded. The pace of growth is worrisome, others just call it progress. Here we see a new office park that is partially completed. 11.2 | Many long-time Dofino residents complain that development is ruining the charming reputation of the town, turning it into just another sprawl-ridden municipality off a highway. The masses would disagree, though. The "charming" branding is what actually is drawing people to Dofino. Large companies also seek-out the municipality. SimCo Food Processors, Ltd. recently made Dofino the site of its new global HQ. The company operates out of 2 of the 3 identitcal buildings, leasing 1 out to professionals. It built the third building in anticipation of requiring more space in the future. 11.3 | Residents in some cases don't even notice cranes like these, anymore. For some, it is a painful reminder of the "march forward." These cranes are constructing medium-density condominiums. A 2BD, 1BA can be yours starting at only $278,800! 11.4 | Some residents are critical of recent condominum complexes. As you will see shortly, some of jam-packed with buildings. Others, like this one, take a multi-building style to their developments, and leave large expanses of park space. Residents lament the new developments, often stating "that they should all have parkspace." Sadly, this is currently not a requirement under Dofino planning regulations. This may, however, soon change. 11.5 | Developments seem to be increasing in their scale. This one, for example, when completed will be amongst the largest in Dofino. In fact, another segment of this development is under construction in neighbouring Sherkston. Phase 1 here was recently completed, with the developer waiting for tree-removal permits for phase 2 of the development. The new Dofino mega-hospital was also recently constructed. 11.6| And here is what residents of Dofino lament: the repetitive, jam-packed, condominium buildings being constructed in the north-easterly portion of town. Although the colours vary, the buildings all follow the same basic floorplan. Some call for the blocking of this style of development, mostly long-time residents. The region, however, would likely overrule. They fall within regional planning regulations... 11.7 | Not making matters better is this development. Although the building style is different, the same problem persists. Repetition. Sadly, in the "post-small town era" of HD, these developments are increasingly common. Residents are left to feel helpless as they watch their small town get swallowed up into the new Holt District Metro Area... 11.8 | To finish off is a mosaic. This mosaic shows what residents see everyday, the sprawl of their formerly small-town. The mosaic starts in the Dofino Downtown area, and heads east towards the massive condomium-sprawl developments. It is striking the differences the top and the bottom of the picture show... Sprawl has taken its grip on the region, with the small-towns blending into one giant metro-area with Manatee and Sherkston... HD REFERENDUM RESULTS! You voted and made your voices heard! The HD Referendum had members voting on 4 proposals. Below are the results of the 4 proposals. But first, the vote count.
