High demand, yet relatively sparse high-density buildings

Quazzi, a lot of your information is very useful, and have been looking for the actual numbers to the demands. Thanks. -
resident average income collapse
danathomas replied to danathomas's topic in SimCity 4 General Discussion
The city has funds in the millions. At first that is what was so confusing, and it took me a while to figure out why this was happening. I guess it could be considered a glitch, since i have funds, but it believes that the people make less than zero dollars. The computer cannot do this, so it just fires me. Even though i have enogh money to run the city for years without actually making any money.- 17 Replies

Pretty sure i might be the best...maybe. This map is completely centralized to lead to the center of the city. The rail is 100% grade seperated, and every road leads to an avenue, highway intersection, or a roundabout. Tell me what you think. Sorry, i thought i figured out how to put the photo on here...guess not.

Large CO building abandoning
danathomas replied to timmyc1983's topic in SimCity 4 General Discussion
Your tax rates are off. Which has created a demand for CO that you do not have the population for. Probably because the CO are in your main city, and the people in this square are traveling to work there. Try lowering the CS tax rate, and add more population close to your main city. My guess is this is happening to the main city as well. This is a little harder to fix. Do not be afraid to blow up offices in places you dont want them. If a new building grows and you dont have the demand for it, a CO building somewhere else will be abandoned. Also do not be afraid to micro manage the offices. Be selective on where you put high density. IF you do that you can force the offices to where you want them, and keep the services on your avenues into the main city. Try to keep your tax rates similar. Which i know is hard, but that is the best way to keep balance. For instance i only change the tax rate in the main city, and the cities adjacent to them. All other cities i leave the tax rate alone. -
High demand, yet relatively sparse high-density buildings
danathomas replied to qazzy1122's topic in SimCity 4 General Discussion
Hi, i see a lot of complicated answers to a simple question. The simple answer is you need to expand into more squares...that is it. The balance will change, but it will help. -
How do you get buildings to be occupied again?
danathomas replied to TeddyAbbie's topic in SimCity 4 General Discussion
NO. you need balance. Change the abandoned buildings with a lower density residential, or commercial. Over time the commercial jobs will mature and you can go back and add density. The more you expand the more that the desire will change. Adding High tech jobs nearby also helps quite a bit. -
Whats your highest residents avg income?
danathomas replied to Dearman604's topic in SimCity 4 General Discussion
Hi guys, i see that you are talking about the income. I have a major problem(glitch) involving the RAI. This problem was first happening in my main square, which has about a million people. The problem is that when i expand into new squares it will effect the RAI dramatically, specifically it will drop so far that the computer thinks that it is below zero, which the computer cannot except and fires me, because it thinks the city cannot possibly have any money. the city itself makes plenty of money, and has available funds in the millions. this problem does not have to do with funds, please do not ask me if I know how to count...i can. It has to do with the Resident average income. I have balanced the main city at about 10k a year, for about a million people. Now it is happening in an adjacent square, the fourth largest population wise, which is confusing. I opened up a new square near it with low population, and when i went back into the square the RAI drops from 25k a year to below zero...which the computer cannot accept. I dont have drastic tax rates in any of my squares. The main city has co at 7.5% and residential at about the same. In the city that is collapsing the Residential tax rates are all at 8.7, as well as all commercial tax rates. Office, and service. I cant imagine i am the only person that this has happened to, but am not finding other forums with RAI as a topic. All help greatly appreciated. any suggestions will probably be tried. I should also mention that my region wide tax rate for dirty industry is 14.5...that is right i do not allow it. I have a lot of manufacturing, and HT, but no dirty. Poor people are not really existant in my city, maybe at 5% in the highest. Could these be issues? -
Is this the reason for no growth even after doing all correct?
danathomas replied to greener07's topic in SimCity 4 General Discussion
Might have been answered already, but if the demand is high, and no one is moving in, it means that you need to expand into new squares, over time it will fill in fine. -
I think the others have said this already, but the palm pack is awesome. I have two, one shows up as boxes, but the other works great. A few palms, and some mangroves. Check the add ons. If some one as limited as me found it, you should have no problem.

resident average income collapse
danathomas replied to danathomas's topic in SimCity 4 General Discussion
Its not the budget that is causing the problem. It is the resident average income. The city itself makes plenty of money so it has nothing to do with the amount of available funds the city has. The problem is that when it adjusts the city's residential average income it registers it below zero, which makes the computer think there is no money, and fires me. Why it does this? i dont know. As far as the poor people, i dont really know how i did it. I have a HT industrial add on that is a 3x3 and holds 3 thousand jobs. I just raise the dirty industry taxes high enough that there is no demand, and lower the HT taxes to promote the building of them. Over time i blow up all high and medium density poor buildings and lower the density, or increase desirability to alter the building to medium, or high wealth. Over time no poor people live in the city, but the residential average income is not related to this, because it still changes based on the adjacent cities, and the overall open cities in the region. I should also say that this is the smallest of the three adjacent squares to the main city. The main city has about a million people and has been relatively stable at 10k, but i used to have the same problem here as well. The other two adjacent squares have around 500 thousand people, and this one has about 400k. The income is stable at 25k a year, but when it fluctuates it changes too dramatically and goes below zero.- 17 Replies

Help. Resident average income collapse.
danathomas posted a topic in SimCity (2013) General Discussion
Help Please, I have a major problem involving the economics of my city. It has to do with the resident average income collapsing, which in turn makes the game think that the citizens make less than zero dollars, which the computer cannot compute and shuts the game down telling me to run for senator. What can fix this? First of all i should say that i made this city more realistic in space, so the city itself encompases 8 full squares, and a couple of partial squares. I know that the more cities that are opened up the lower that the average income becomes in the major urban centers. At first i had this happen in my major urban center, but now that square has balanced at about 10k a year. The next cities are the ones being affected now, specifically the 4th biggest square in the city. When i enter it starts at about 25k a year, but when the month changes it completely collapses. I know this has to do with expansion, and desirability, but cant figure out the specifics. what i have tried: 1-i have erased the need for poor people(maybe good, maybe bad) all large, and medium poor people buildings i have replaced with a lower density residential. This has eliminated the poor throuought my entire region. It makes the city look great, but am not sure if the city needs poor people to function. Odd though, the stats will say no poor people live in my city, but the residential average income continues to change regardless. 2 i go back into citys and try to keep the income as high as possible in all cities. Not sure if i should. Maybe there needs to be a ghetto? 3- when the demand is high, but things wont grow, that means its time to expand to a new city, which i do, but that is what always drops the income everywhere. If there is a way to show my city on these forums please give me instructions. i am not super internet savvy, but it is an impressive city, and it may help other people that do a similar multi square city design. ALL HELP GREATLY APPRECIATED, AND WELCOME.-
