The design for these mixed use residential and commercial buildings is so ubiquitous and found in so many different localities from coast to coast in the USA, I'm surprised something similar hasn't been available for download before.

It is modeled as an L shaped corner building so you can create courtyard arrangements. In reality, these corner lots are W2W buildings that are typically 4-8 floors with mixed use materials (stone, brick and differently painted render) and reasonably complex massing to create visual interest. 

In all cases, the retail is located on the ground floor with apartments above. The CS versions contain the maxis storefront: both versions have shaded, seasonal props to eliven the lot.

It is offered as an R$$ apartment and a CS$$ growable on the modern Houston tileset.

Like all of my work, these are suited to both CAM and non CAM cities alike. This is the temperate version, a tropically lotted version will follow shortly.

If you want these to be ploppable, I suggest downloading buggis extra cheats which will enable you to select these from a drop down menu.

This download contains TWO model files; one for dark nite users and one for the standard Maxis nite. If you are unsure whether you have a night-darkening mod installed, then choose the Maxis night version.

thank you for this beautiful update to SC4 housing  this is an interesting way to create mixed use buildings for the game   I also really like the way they fit together to create a seamless complex   well modded and grow well too and as always much appreciate choice of night modes (excellent lighting btw)   this style of residential/commercial is becoming more common here in California even in smaller cities   great way to help reduce sprawl

Super realistic! I lived in one of these buildings, but we had a garage instead of a lovely courtyard! 5 stars!

Ironically, I'm thrilled to see these finally creep onto Simtropolis. Like you said, with how widespread 5-over-1s are in the USA, I'm surprised more haven't been made. Hopefully we'll be seeing more variants of this now archetypal mid-city housing form.

This is a beautiful addition to our inner cities. 

The combination of ground floor business with upper floor residential is quite common in large, older, cities in the US -- New York, Chicago -- even Los Angeles.  The architecture is, as always, interesting as well as simple and utilitarian.  This structure will lend itself well to either vehicle commerce or pedestrian malls.  Pleasantly landscaped -- with amazing night lighting.
