About This File

Horwood Place, by Mattb325.
---------------------------------------

Horwood Place is a bland 1970's building covered in signage from Sydney's second largest CBD, Parramatta.

At 6 floors, this is the sort of building that makes a really good filler: there's a sunglass hut and an asian grocer on the ground floor, a taxation specialist office, a recruitment agent and other various small offices on the remaining floors. The roof has an oversized billboard and cellular phone transmitters to ensure that the landlords extract every last drop of rent from the space.

It is offered as a 2x1 CO$$ and a 2x1 low wealth CS$ growable for medium density lots on the New York, Houston and Euro tilesets.

NOTE ABOUT DARK NITE vs MAXIS NITE:

There are two model files in this download. You must select the appropriate file from the download. The file suffixed with 'DN' is for those users with a night-time darkening mod installed. The file suffixed with 'MN' is for users who do not have any such mods installed.

If you are unsure whether you have a night-darkening mod installed, then choose the Maxis night version.

If you use the dark nite version, you will need a dark nite mod. (http://community.simtropolis.com/files/file/23089-simfox-day-and-nite-modd/)

thank you for this highly detailed and beautifully lit building that is a necessary addition to creating more realistic cities with these kinds of lower wealth but essential businesses and of course it is flawlessly modded and grows well

This is a commercial building with great signage.
It looks very good in a Japanese style city.
I strongly hope that more works like this will be produced.
Thank you very much.

They have Albertsons in Australia?  It looks like the landlord certainly did extract profit from every square cm of this building lol.  I like how its very similar to the style ofsome of the default Maxis commercial buildings but more realistic.  Great job as always!  Im sure I can find a place or two to stuff this building into my urban areas *:thumb:

As Matt said, design-wise the building is bland, but frankly, it's essential to have a realistic city. Not every building in a city is a showpiece. Think of the urban environment as a theatre performance - some play supporting roles to the lead actors.

Here is a thoughtfully-modeled and textured addition to the game environment, where its mundane looks are offset by billboards and other signage that add visual interest. It would fit in in many communities - as a background character to the stars, of course. A lovely addition Mattb325, thank you for sharing it with us!
