DeVries Villas are modern, 3 floor condominiums suited to many urban environments.

 

While the design is quite modern, the large curved glass wall at the front gives nod to the Art Deco era and also provides each townhouse with a private sun-terrace.

 

An additional benefit is that each home has an attached garage making these homes perfect for urban infill. The design itself was inspired by some of the homes around Portland, Oregon.

 

Executed in brick, rubblestone and laquered cedar infill panels, these multi-family townhouses have an abundance of light and, because of their small footprint, they are designed for a courtyard settng which makes a good transition between suburban sprawl and downtown hi-rises.

 

There are four versions: an orthogonal and 45 degree rotation; each variant is rendered in either white or brown brick.

 

Perfect for R$$ Sims, DeVries Villas are quite an elegant small-footprint home and are presented on 1x1, 1x2, 4x4 and 5x5 lots.

 

The 1x1 and 1x2 will also work in a W2W environment and have similar stats to the Maxis rowhomes/small modern apartments which first appear on the Stage 5 medium density zones.

 

The 4x4 and 5x5 lots use only the 45 degree models and have very complex 'courtyard' style lotting.

 

All models are in building and prop families to ensure that repetition of these lots is desirable rather than unwanted; growing many 4x4/5x5 lots together creates quite a unique urban development, as shown in the images.

 

All lots grow easily (the images were taken in both an empty plugins and one ith 3.2GB of other content) on medium and high density zones at stage 5 on the Houston, Chicago and New York tilesets.

I have included two prop examplars (also in families) of the Orthogonal variants for lot makers to use themselves.

 

Use the control key while zoning to assist growth.

I've had that lot for a few days now. In the 4 x 4 and 5 x 5 orientation especially it is absolutely spectacular. Kudos.

Beautiful but for the love of god please choose a different title. Devries is a worthless diploma mill that ruined my uncle's life. He aced all of his classes and was a great student, but the college decided they wanted to collect on tuition early. So they used a "bell curve" as an excuse to change all his grades from A's to F's, flunk him out, and demand every penny without giving him any education at all. And if he did actually manage to get a diploma, like less than 20% of students do (note that says Diploma, not Degree, so you can't sue them for false advertising), it wouldn't be worth the paper it was printed on.

Seriously, don't dirty the great name of Simtropolis with that horrible, horrible "school." Maybe you can call them Polish flats or Triple deckers, I haven't seen any of those here and your building fit the bill nicely.
