The first one I can explain. The no-car-zot means also mean that sims can't find a job. Also these zots often appear when you just zoned a ressidential area, which looks odd indeed.

Yes, it can happen when the computer is busy calculating some stuff. Normally these zots disappear after a while. Sometimes when I zone agricultural, the field tiles further out from the road will also show these zots and deteriorate. Then, when I bulldoze, a different field might grow on the exact same zone, and it won't show any zots. Beats me.

The second one is due to the nature of transit-enabled lots. Even if these lots are pathed, the paths only affect the visual display of traffic passing through the lot. The actual traffic in terms of passenger/freight volume, however, treats the entire lot surface as an area through which it can teleport in no time from the respective entry point to any exit point that enables the shortest route. This is also why TE'd lots are preferred e.g. to a rail line passing directly by the lot - teleporting through the TE'd lot is simply faster than crossing several tiles under the game restrictions as to maximum allowed speed.

Its really bizarre, this city has quite a lot of R$$ sims and they ALL like walking. I think the issue here was that i hadnt connected the avenue properly (only one arrow, not two) but even now they will walk across the city for something. Its really wierd.
