Following on from the Functional Cul-de-sac (Vol1 release), I present another type of cul-de-sac: the housing estate, or master-planned community.

In these sorts developments, a developer will purchase a large tract of land and provide all of the services: roads, curbs, gutters, water, sewerage, street trees, street paving and street lights. The developer will then subdivide the land, build the houses to a specific set of designs and then sell off these individual homes and allotments to buyers. 

The result is a ready-made community with HOA, uniform streets, houses and street-scapes. They are supposed to look different from the surrounding neighborhoods and prove very popular with young families and first-time home buyers.

The growable lots contained in this download mimic these sorts of developments: each lot is 6.5 acres with many cul-de-sacs, curving and diagonal streets, decorative ponds and open community spaces all with brand new houses aligned to these streets.

The houses all come from real house plans from a Texas home builder who builds many such estates.

Surprisingly, no such lots exist in SC4 and these streets are all network enabled. The two 10x10 lots contained within this download will provide sufficient variety to give an homogenous new suburb look. They can be zoned together or spaced apart with grass & park areas between the 10x10 lots to mimic the sort of community facilities many of these housing estates provide.

WHAT THIS DOWNLOAD DOES:


This download provides two new growable lots of a 10x10 size.

Each of the lots is network enabled in various spots to connect seamlessly to the surrounding streets and roads. 

Each lot is restricted to grow ONLY on low-density zoning on the Houston and Euro tilesets and will not grow on medium or high density zones.

Each lot has a different arrangement of medium wealth houses and a uniformity of street trees and plantings.

Both of the lots have identical stats meaning that the game will not favour one type over the other. The population numbers of the lots conform roughly to Maxis' low-density formulae of approximately 12-20 residents per house.

These lots cannot accidentally grow; you must use the CTRL key while zoning.

HOW TO USE THIS DOWNLOAD:

There is nothing especially tricky to get this to work. Just make sure you have the dependencies, unzip and install to your plugins and then use the CTRL key while zoning low density residential to get a lot that is 10 tiles wide and 10 tiles deep.

WHAT THIS DOWNLOAD DOES NOT DO:

This is not a mod, so it will not alter the standard street ends that either come with the base game, are installed with the NAM or are installed with any other cul-de-sac mod.

This will not interfere with, nor conform to, SAM street types. These lots use CPs textures (which differ from the base game) to ensure that these housing estates have their own unique look, right down to the street textures.

IMPORTANT NOTES - READ!!!!!:

With anything new, it is important to spell out a few caveats:

* Because these lots are network enabled, these lots will never upgrade. I recommend using them in conjunction with standard zoning to achieve vibrant, realistic suburbs that are sustainable.
* Because these lots are network enabled, if they abandon, they will not recover: you will need to correct the issues that caused abandonment (crime, jobs, commute, demand), bulldoze the lot and let a new one grow.
* I have chosen the 10x10 lot size deliberately to be a unique lot size that doesn't compete with other custom lots, but if you have other 10x10 low-density medium residential lots in your plugins, they may grow instead of these.
* I have chosen the 10x10 lot size deliberately to ensure that the network enabling doesn't interfere with the NAM drag patterns for creating curves, fractional angles and so on. My testing so far has indicated that this is unlikely to happen, however, in certain situations and placements you may find that the game attemts to draw FAR or curved streets. In the highly unlikely event event that it occurs, it's not a big deal, just bulldoze the surrounding streets to alter the pattern.
* Once the lot has grown, if you don't see cars, automata, etc using the lot, just drag the street tool through the lot (be sure to use the pre-planned streets as your guide) and the automata will soon follow.

Hallo, i am new in SC4 and i think this looks very nice. My problem is that i download an install all what i need and build a low 10x10 density but it will not grow up.

i also download Aliana Estate Growable houses Pack ,which have the same dependencies, and this houses build up.

maybe somebody can help me.

@battlecat29 this are growth stage 1, so it shouldn't be a problem of your city being too new and small to be able to grow them.

I would check for adequate water supply to the residential zones, and selecting the correct tilesets: this lots won't grow on the "Chicago" and "New York" tilesets.

damn, why you gotta keep releasing must have lots? i already have plenty sir. keep it up, and maybe just maybe we'll have a whole new game. will be using for sure.

i have the same problem, the lot won't grow, and i have every single tile set enabled. so far, i can only use "buildingplop" cheat code to prop this building in game. however, when i prop this asset, it always have path finding problem, sims who live inside can't find jobs and their commute time is shown as "long" while everyone else around this asset are "short" or "medium". this unemployment problem persists even when i place the asset right next to major employment center.

Plopping residential lots doesn't work, they need to grow to be able to send their sims to work (similarly, plopped industial lots cannot send their cargo trucks either).

I know this isn't a great solution, but you should keep trying, some lots are just harder to get than others.

I know this isn't a great solution, but you should keep trying, some lots are just harder to get than others.

i figured out the problem in order to make this asset grow, the player has to select "Houston" and "Euro" tile set ONLY. if any other tile sets were selected, this asset won't grow. took me a few trial and errors to figure this out.

I cannot find BSC Mega Props, CP Vol02, or Mattb325 Prop Pack Vol02. I have a file called CP_PropPack_Vol02, but I don't know if this is BSC Mega Props-CP Vol02 or not.

I've downloaded SC4D_LEX_LEGACY_BSC_Common_Dependencies_Pack and run it multiple times, but neither of these files is in the pack. I need these to run this mod, so if someone could please help, it would be appreciated.
