It is usual with an uploaded lot for the creator to describe it's function & properties to try to get us to download it. The description should detail the effects the lot uses. You are in competition with other creators for our patronage. No description means lower downloads means you lose out.

this will screw up your whole region , same crap as superdemand mod i had big problems with it

While I don't think I will use this lot in my 'real' region, I can see using it in my 'test' region. I can think of several times when I was testing some theory I had or something else in which I would have liked to have had rapid growth. Nice lot.

This is useful for making a planned and perfect city to mesmerise at, but not if you want a challenge. And the fact that it gives you a lot of money when put down is also of some help.

This could help with plop cities, because plopping a commercial building will decrease demand significantly, anyway thanx!
