So I am predicting you are going to relot all civic or utility or park with minor changes and then dump them on the STEX? There are certainly going to be a lot of misses from you. For this one, it looks ok, but it is such a minor change that rating it anywhere above 5 will be unfair to others who tried harder.

@mrbisonm: a marina can, in fact, be added without replacing the original one (with proper modding skills)
