Not long ago Somy released a set of great small residential bats. Unfortunately they only came on 1x4 Lots, a Lot size i never use at all. So i made some 1x2, which i use all the time to get some variety in my suburbs. I hadn't to do any modding at all, because Somy already balanced them quite well. The 1x2 Lots grow quite easily, but not too much that you won't see any Maxis buildings anytime again

just scroll down until you see them. If you don't want to use the 1x4 Lots, delete all files of the pack except those:
