Very impressive update! I like the size of the peninsula: the whole terrain is big scale. makes it much more realistic!

I have a little more time now and enough time for occasional updates. I've been working on North Beach, Oceanside and East Point (Developing the immediate coast) and also some extensive work in the city of Ocean Point. Pictures of these towns and regional satellite and transportation views coming soon 10.gif.

This is coming along tremendously well - how advanced is your public transport? You don't have much traffic.

    Ocean Point (Pop. 70,230)

    Pictures from around the city......

Downtown (I have done some major work with the beach, and several tall buildings have been constructed since this area was last shown):

South Point, one of the nicest areas in the entire region, and only a short drive from downtown:

Country Club, on the mainland south of the Pinewood River and just west of the Inlet. The I-268 Inlet Bridge is just to the south and I-268 is viewable in this picture. :

Commercial and residential development along I-268, just east of Marshland Bay:

    North Beach (Pop. 40,517)

Located on the island, and the farthest north town in the region, North Beach has experienced a large amount of growth since it was last visited.

Downtown (Nothing special really) along Route 28, with the Hospital and Community College:
    dtnb.jpg

The new North Beach Municipal Airport, which is easy to get to and serves many of the island's residents. It has been a huge boon to the local economy:

The beach at North Beach. Now, houses and condos are being built right up against the dunes, as far as they are allowed to. This is the wealthiest area in North Beach:

    Great Bend (Pop. 7,419)

Great Bend's population has about doubled since the last pictures of it were shown. It is an important industrial center, with mostly high-tech industry. Great Bend was founded during Colonial times and it is the furthest upstream the Pinewood River is navigable by boat. This was a strategic plan during the Revolutionary War to keep enemy British ships out of the area, but American ships could easily be sent out to attack the British waiting offshore, down the river and through the inlet.

The I-31 Bridge in Great Bend is a long suspension span that has been Great Bend's landmark ever since it was first built:
    I-32bridge.jpg

This is what Great Bend looks like from up in the sky on a mostly clear day:
    greatbend1.jpg

The main roads and highways in the above picture are as follows: The highway is I-31, the region's E/W interstate highway; the avenue heading south from downtown on a straight line is Route 34, which goes the long distance through a large tract of preserved forestland south to the town of Pinewood; the avenue which runs along the south banks of the river is Route 99, which follows the river all the way through Ocean Point and to Ocean Point International Airport; and I-68 cuts through the northeastern corner of Great Bend, but it is not visible in this picture.

This is the old bridge in town, the Great Bend Road Bridge near the city limits.

The furthest west exit of I-31 in the region, one out of the three I-31 exits in Great Bend:

High-tech industry on the north side of the river:

    this is a nice region.
Do you use any mass transit? I didn't see any bus stops or trains at all.

Thanks for all of the compliments recently. To answer questions:

andrew george: I actually use only roads, no streets, with the avenues and highways as well. No mass transit whatsoever. I notice you are still working on Norwich.......an inspiring journal to say the least, and considering it is your first journal (Ocean Point is my seventh)! 10.gif

Pixter: Nope, no mass transit. I should probably use bus stops, but it's too late for trains, considering how much development I've done so far.

    Marshland (Pop. 5,223)

Probably the least affected town by tourism in the region, Marshland is a quiet little town. The cars buzzing by going to the island on Route 82 is the most activity one will see here. Route 19, which runs north/south, is the main thoroghfare for those heading for Baytown, East Bayville or Ocean Point. Route 82 comes into Marshland from the northwest from I-68, then heads east out to the Marshland Neck (A large, undeveloped tidal marsh area). It crosses the bay and heads east for Bayside and Oceanside on the island. Great Bend Road comes into town from the west and heads southwest through large, undeveloped forests, across I-68, and eventually to Great Bend. This picture is of the main part of Marshland, which still has some farms:

    East Point (Pop. 7,906)

Located northeast of Ocean Point and along the ocean, East Point has become a prime destination for summer vacationers. Nice houses line the quiet streets of this quickly developing town, which boasts a Hospital and some of the nicest beaches in the region. East Point also has a nice, well-developed downtown area.

This picture of the beach at East Point just goes to show how nice this town is:
    eastpointbeach.jpg

This portion of downtown East Point includes the Hospital, High School, and several storefronts. Route 28 is the avenue that goes through downtown. It is one of the main N/S roads in the region, which goes through the towns of Pinewood and South Inlet on the mainland (South of the Pinewood River), crosses the Inlet on the Inlet Bridge in Ocean Point, continues through Ocean Point, East Point and Seaside Point, then Bayside, Bay Cove, Oceanside, and North Beach.

    Seaside Point (Pop. 3,562)

Seaside Point is a decent little summer beach town. It has a large commercial sector, and a nice beach. It isn't quite as nice as East Point or Oceanside, but it is a more inexpensive alternative to those wealthy towns.

    The beach at Seaside Point:

There are some big houses in this area of Seaside Point, but most of the town consists of bungalows and other small houses.

    Ocean Point (Pop. 90,080)

It's been a while, but I'm able to update Ocean Point now once in a while. Ocean Point has grown extensively since the last update. Within the city limits include the Ocean Point Municipal Airport (The International Airport is south of the city on a penninsula), the OP Convention Center, OP Stock Exchange, Pinewood Country Club, a large marina and some of the nicest beaches in the area. Interstates 31 (E/W), 68 (N/S), and 268 (A beltway-like route, but it goes through the denser parts of the region while I-68 just skirts the urban/suburban areas). This is all just to refresh your memory if you've seen OP before or to give you an idea of OP if you haven't seen it before. There are many other towns and cities in the region as well of course, which can be seen in previous updates and future updates as well soon.

DT Ocean Point now includes the 27-story Reamon Plaza:

    Baytown (Pop ~21,000)

A nice picture of downtown Baytown showing Routes 19 (NW/SE diagonal avenue) and Great Bend Road (E/W avenue) coming together. Baytown is a historic town with the largest historic district in the region. It was founded some 250 years ago on Marshland Bay. Today, the same bay that made Baytown floods it occasionaly when storms like Nor'Easters, Tropical Storms, and the rare Hurricanes come up this way and drive a whole lot of water coming into the bay from the ocean into Baytown and the salt marshes that line Marshland Bay.btdt8te.jpg

Interstate 68 skirts the western edge of Baytown. To the north, it continues through the dense pines well out of any towns, out in the sticks. To the south, it also skirts Ocean Point and is a main artery in South Inlet before going back into the sticks in the mainland beach region.
    i687yh.jpg

Nice homes, condos and apartment buildings line Great Bend Road west of downtown Baytown.

    MAJOR UPDATE

First off, a couple of announcements. This CJ needs more replies. Please if you can, reply even if you don't like the CJ. It's like a supply and demand thing. A CJ needs updates and replies.

Second, this will be my primary CJ. My new Crestico- U.S. Four Corners Area CJ will be a secondary CJ. Updates will be more often here than there.

Now to the beef of this update, new regional pictures. This is a satellite picture of the island/eastern mainland part of the region, where most of the 275,588 sims live.
    sat7ms.jpg

Here is the transportation map which is of the same area as the satellite picture:
    transpo4nd.jpg

In North Beach, a Municipal Airport has been constructed. This has been due to the steadily growing commercial sector in that city. North Beach has become a prime beach town with many large beach houses, condos and townhouses overlooking the Atlantic Ocean. It has been a fairly quiet place, much quieter than the family-oriented Oceanside to the south, although it is becoming just as crowded as the other shore towns. Still, North Beach retains the old charm that it has always had. To help give more life to this increasingly popular and quickly growing city, North Beach Municipal Airport has been constructed near Marshland Bay. It is just west of I-568 and a heavily wooded area had to be cleared for the airport's construction. However, the new airport has been a boon to the city and will help the process of bringing North Beach's downtown into more than just a seemingly endless area of shops and businesses.
    nbapt2hy.jpg

Here are the population statistics of the Ocean Point region. All 15 towns in the city are included in this population report.

    Marshland.....5,223
    Seaside Point.....3,562
    Pinewood.....2,287

I have a small update with an updated picture of Ocean Point. This picture only shows the island portion of the city. This is an experimental picture with district names and route names on it. Please tell me what you think about this kind of picture/map.

    Pinewood Banks (Pop. ~13,000)

Pinewood Banks is a nice little town on the south banks of the Pinewood River. The river is close to a mile wide at Pinewood Banks, so during low visibility it can be tough to see across the river to South Baytown, especially when fog develops along the river. Pinewood Banks has had some unemployment problems in the past. However, these problems have been fixed (At least temporarily) and the town is coming back to what it once was.
    overview0ei.jpg

The industrial park in town employs many of the town's residents.
    industry7vn.jpg

Several commercial areas have developed in Pinewood Banks. The town has quite a few big box stores and large shopping areas and corporate offices. However, the true downtown is located near the Pinewood River on the east side of town. It has been in decline for some time, but there are hints that downtown Pinewood Banks will recover and become what it once was at one time. The downtown area can flood as the Pinewood River overflows its banks after heavy rains and/or snowmelt cause it to rise. Luckily, plans are being carried out to direct the flood waters elsewhere so they won't affect the businesses and homes in downtown Pinewood Banks at all.

    Hey Comdude,
I think that kind of picture/map with the labels is pretty nice.

You have some very interesting road layouts in this city, the transportation map looks quite realistic. I've never looked in this journal before, its good!
