Hello, and welcome to Ocean Point! Ocean Point is a real improvement over my Tropicale region. I was happy with Tropicale, and it was a successful cj. But Ocean Point is the region I have my goals set very far for. It isn't the same as most of my other regions, but I know one thing: Most of you will probably like it a lot more than even Tropicale. Ocean Point takes after my first big cj, Ocean Cove-Palm Shores Region, in the way that it does not have a grid, except for a small amount in the immediate downtowns of cities and towns, and I am putting a lot of emphasis on my transportation networks and districts within the cities in the Ocean Point region. It will also take after Tropicale, though, in the fact that it will be a really nice looking region. It already is coming along great. Its got a lot more medium and high wealth sims than my previous regions, which helps the eye appeal of the cities a lot.
 
In the Ocean Point region, I have at least begun to build up most of the towns and cities in the region already, while the region is relatively small. I'm not sure if Ocean Point will ever have many skyscrapers, but even if it doesn't, you can still expect eye candy screenshots. Basically, I've been developing the suburbs (Which in this region are really important towns in themselves) at the same time as the larger cities, rather than building the other towns after the main cities are well developed.
 
I'll provide several pictures of the city of Ocean Point. Its the largest city in the region. Its stats:
 
Residential...........50,771
Commercial..............21,178
Industrial...........17,248
 
Regional Population............178,445
 
As you can tell from those stats, there are plenty of cities and towns besides the main city of Ocean Point.
 
Now for the pictures. Downtown Ocean Point sits on a barrier island, but parts of the city are on the mainland across the bay. The Pinewood River flows east into Ocean Point, where it joins the bay and empties into the ocean. This first picture is of the main portion of Ocean Point, on the island. Downtown is visible at the bottom right of the picture.

The island keeps going a little further south than that. To give you and idea of its size and how much development is on the southern tip of the island, here's a picture of the South Point district, with some of the surrounding districts, including Downtown in the upper part of the picture.

Next is a picture showing you how the bay and Pinewood River meet to empty into the ocean. Three bridges span here. The I-31 bridge is furthest north. The I-268 bridge is furthest south, and the Route 19 (Bay Boulevard) Bridge is furthest west, crossing the Pinewood River. I'll give you a much more detailed description of the main highways and interstates of the region soon.

I am using no cheats or mods at all in this region, like the rest of my regions.
 
I'll show the regional satellite and transportation views soon. The transportation map is quite impressive because of the highway and avenue network in the region. Also, this region is completely, in-game hand terraformed.

    I have the regional picture and transportation map.
     
    First is the regional picture. Ocean Point, as you can see, is in the southern part of the region. There are many other towns extending northward and westward. The main towns in the region besides Ocean Point are Baytown, population 20,000, Bayside, population 20,000, and North Beach, population 30,000.

    And now for the regional transportation view. The main interstates of I-31, I-68, I-268 and I-568 are all on it. I will explain the highway system in detail soon, along with the avenues, and maybe even get interstate signs to put on the transportation maps.

    I have a few updated regional pictures as I have been working on the region. First, I extended many of the highways through areas where there probably won't be development in the northern part of the region. Then, I started a town on the western border of the region along the Pinewood River, named Great Bend.
     
    First is a satellite picture of the region. It gives you an idea of where I have extended the highways to the region's borders, along with the new town of Great Bend.
     
    Oh, and sorry, for some reason I can't get onto Imageshack at all right now, so the pictures will have to be uploaded onto ST.

    I also made another transportation map in MSPaint where I fooled around with interstate and other highway signs, as well as a boldening of the highways and main avenues. This is to give you a feel for the regional transportation network. Please tell me if you like this map, and if I should continue to edit the transportation maps in MSPaint.

     I actually made and update yesterday, but there was some kind of forum error and my post never got through. Then the site was under construction, and after it was done I was too tired to make the whole update again. After I make an update, I delete the pictures to save space on my hard drive. Luckily, I still have a picture to show you that I didn't delete for some reason.
     
    This picture is of the new airport in Ocean Point. You've probably seen it on the recent transportation maps. It is a Municipal Airport, as it isn't necessary to have an international airport yet. In fact, Ocean Point may never need an international airport, unless a large regional one is built.

    I-31 is just to the south of the airport and you can see it in the middle of the picture. You can see the two exits which take you right to the airport.
     
    Now I want to ask for your opinions on a regional matter.
     
    There is a proposed International Airport in the medium map directly south of Ocean Point. There are two medium maps bordering Ocean Point to the south, and it is the map on the right. Actually, there is a new town on the map on the left which I will show you in the next regional update (Maybe today).
     
    The terrain there is perfect for an Airport because its a small cape that juts out off the mainland. Its near Ocean Point and I already have planned transportation routes to it. So I want your opinion. I'm either going to built another decent sized town there, or I will build the International Airport. Which do you think is better?

    Mish Mashed isn't bad, it's just that your cities are kinda scrammbled. Like all the diagnol roads, the farms just plopped by the airport and then a neighborhood. But I like it, it's just not how I build, so it looks different to me, that's all.

    In my next update, I'll provide the regional satellite and transportation views, and I might make another map with the interstate signs on it. I'm still not sure if I will make the big airport anymore. Probably not. If I don't, there will be a nice seaside town in its place. 10.gif

    I think a good sized Regional Airport would be adequate...Not as big as Int'l but larger than a municipal airport...

    Thanks flanig. I'm going to go ahead with the airport like you said and it's also been what I have planned to do with that map.
     
    I have 4 regional transportation views to show you. First of all the region has grown enough so I need two pictures to get the whole region in. I also have a new MS-Paint revised map and a map showing you where the new regional airport will be.
     
    First is the southern part of the region. The main towns in the southern area are Ocean Point, Baytown, and Bayville (Similar names, I know 10.gif) . The newest town, South Inlet, is also developing quickly.

    Next is the northern part of the region. North Beach is the largest town in this part of the region, but Bay Cove and Oceanside are also decent sized towns.

    And now the map showing the location of the future airport. I-368, as shown on the map above, is being constructed to be a main route to the airport. The grey road which goes along the coast is an airport access road from Ocean Point.

    I'm going to finally start showing you some of the other towns besides Ocean Point now. The first town I will show is Baytown. Baytown is a town of 20,107 along the bay's west shore on the mainland. It's only a quick drive to most of Ocean Point and both I-68 and I-31 go along the outer edges of town. In fact, they meet at a cloverleaf exchange near the southwest corner of Baytown. Route 19 is the main route through downtown Baytown. You can see it on my MSPaint edited transportation maps showing the numbered routes and interstate highways. Route 19 is also called Bay Boulevard because it runs along the entire extent of the bay through the region. Baytown-Great Bend Road comes into town from the south and heads west to Great Bend. It, along with Route 19 are both shown as avenues in Baytown.

    And for a close-up shot of downtown Baytown. Some areas of Baytown have been re-zoned to medium residential so apartments and condominiums could be built, but other than that, Baytown is mostly a medium to high wealth light residential town with industrial mainly to the south but also to the north of downtown.  There are a few commercial zones along Baytown-Great Bend Road in downtown Baytown where there are various stores and shops.

    I also made an MSPaint edited transportation map but this time I fixed it up a little. The main roads and highways aren't as thickly outlined as before, and I fixed the signs of the secondary highways by giving them rectangular signs and a black border. I plan to work on making nicer interstate signs next.

    Wow, thanks nooneatall. I'm definately going to use those in my transportation maps.
     
    However, I do have one question. Is there a way that I can get the interstate sign into my transportation map without having the white square around it? I just want to see the the sign itself, not the white area that got selected with the sign. Thanks. 10.gif

    Try to supply us with more photos of the cities and not the transportation throughout the region. Im not saying that the transportation is boring cause it isnt, just provide more city pics!

    Mikeaut1: Thanks. Yeah, I know I need to provide more close-ups of the various towns. But in a recent update I provided pictures of Baytown, as well as close-ups of Ocean Point in one of the updates (I think the first post). I'm just starting to introduce the region now, so that's the reason for the regional views. I'm going to provide close-ups of the main and smaller towns and also plan on giving in-depth views of each main highway and interstate highway in the region.

    Hmm...I-68....Maryland...9.gif. Yea, I know its not Maryland, but I always wonder things based on the interstates, cause I always base my cities on real road areas. Nice city.
