    Thanks for the replies. 10.gif

One announcement: The region as a whole will now be referred to as Pinewood County (Name of the county) to avoid confusion between the city Ocean Point and the Ocean Point region.

As I said, the next updates will be the State of the Region updates which will be in the following format:

PINEWOOD COUNTY STATE OF THE REGION ADDRESS

Update I- Regional Overview: Satellite views and Transportation maps of the region. This will inlclude a description of the region and its towns and cities.

Update II- Regional Statistics: A breakdown of each of the populations of each town/city in the region which includes resiential population and commercial and industrial jobs.

Update III- Transportation Overview: A description of the regional transportation, including new highway construction and maps.

Update IV- Future Plans: A discussion of future plans for the Ocean Point region including pictures to show where development is planned to occur.

Thanks for the compliments. ILL Tonkso: No, it is not based on Miami specifically but it is based on the east coast of the United States. 10.gif

I've decided to forego the regional census for now and instead skip right to the transportation update. Here it is:

PINEWOOD COUNTY STATE OF THE REGION: TRANSPORTATION

Refer to the transportation maps in the previous update.

    Freeways/Highways

The Interstate Highway system in Ocean Point is complete. I-68 is the main N/S route on the mainland parallel to the coast. I-31 comes in from the west. I-268 is like a beltway, but it goes through the most developed parts of the region instead of skirting the outside of the region like I-68 does for most of it's stretch through Ocean Point. I-568 is the highway spurring off of I-268 which goes to North Beach and then across the region's northern border. I-368 is a spur off I-68 that goes to OPI. The network of State Highways fills in the holes and makes for a quicker route when the Interstates are backed up.

New construction has been going on in Pinewood County, specifically Route 99 between Ocean Point and OPI. This stretch of Route 99 is also referred to as Airport Access Route because it connects Ocean Point to OPI. All of Route 99 was in the form of an avenue. However, the Airport Access Route was planned to be upgraded to a freeway. This was started at OPI, where the new Route 99 looks like this:
    r99upgrade5vs.jpg

The portion of Route 99 in South Inlet was easily upgraded to a freeway, as was the area in southwestern Ocean Point along the inlet. The interchange with I-268 and conversion from an avenue to a freeway was a challenge in Ocean Point. The final result was an intricate interchange which would be easy for drivers to navigate.
    i268r99int5ms.jpg

Finally, a new exit (One of quite a few in the region) was placed in Ocean Point (Island portion) along I-268:

wow, this is a real city right?  Looks good with how you put in the major interstates and all that.  Also it looks natural.  Did you use the super mod because it looks like you didnt.  Good Job, this is a really nice city!

seas123: Thanks. Actually, it is not a real city. It is based on inspiration from a lot of different cities, though. Also, I don't use any mods (Or cheats or anything like that) because I like the game in its most original form. The only lot I downloaded is joerg's airport pack.

PINEWOOD COUNTY STATE OF THE REGION UPDATE: PLANS FOR REGIONAL DEVELOPMENT

There are a lot of things that are planned for the region. As the region progresses and gets older, I would much rather extend it in size by editing the config.bmp than start a whole new region. Mind you, that day shouldn't come for quite a while. However, I do plan on extending the region someday. It's quite small right now, and there's a lot I could add to it.

    AIRPORTS

In the short term, more and more progress is being made for the region's growth. Most notably are the changes in the transportation sector. Very recently, North Beach Municipal Airport was enlarged and now the Airport is much larger. The airport has brought in thousands of job oppurtunities into North Beach and has helped to energize the local economy there. The recent expansion adds two new runways plus more to the airport, which is shown below:

    nbairportexpansion6fx.jpg

The idea of a new airport built somewhere in the Baytown-Great Bend area was scratched because of two reasons. First, there isn't much space to build an airport in that area. Both Baytown and Great Bend are expanding and development may very well cover both of those towns entirely in the near future. Additionaly, the region's three airports , which are OPI, Ocean Point Municipal and North Beach Municipal, are more than enough to handle Pinewood County's needs. In the city of Ocean Point, the municipal airport is needed to handle businesses within the city who can pay to fly out of there instead of the very busy, and further away OPI.

    ROADS/FREEWAYS/HIGHWAYS ETC.

A new freeway is in planning which would go from Pinewood Banks on the south side of the Pinewood River to an undeveloped area currently owned by South Shores Twp. (On the ocean south of all current development). This would be part of I-68, which currently winds to the east to meet up with I-268 in Ocean Point and continues southward through South Inlet before heading into South Shores Twp. at the location of where the planned freeway would meet up with I-68. The current portion of I-68 would be designated a new number such as I-468, I-668, or I-868 and the new freeway would be I-68. Another possibility is to keep I-68 as it is and give the new freeway a different name, maybe one of the aforementioned names. It would have to have an even number in front of the 68 as it would connect back with I-68.

    PINEWOOD SHOALS (POP. 15,227)

Pinewood Shoals is a bustling little town south of Great Bend on the Pinewood River. It is located between Pinewood Banks to the southeast and Great Bend to the north. South Baytown is to the east, and Pinewood is to the south. Suburban sprawl has caused this town to develop from nothing to a large town of over 15,000 residents in a very short period of time.

    pinewoodshoals9ez.jpg

Pinewood Shoals has multiple downtown areas (Basically shopping centers with a few office buildings). The main one is located near Route 99 and the Pinewood River. Pinewood County Community College is located in this area.

    dtpwdshoals6gn.jpg

Suburban sprawl is easily seen along Route 34 in western Pinewood Shoals. Many businesses and stores have set up shop along the road, with residential developments near by.

Why is nobody replying? I post 1-3 updates when I'm here. Is it the region itself? If nobody likes it, then reply with suggestions on how to make it better. I don't know why I have to beg for replies here. So please, reply. 10.gif

    Marshland (Pop. 5,875)

After years of being on the low end of the totem pole, Marshland's reputation is finally beginning to get better. This town held on to its farms for a long time, but suburban sprawl and industrial zones have overtaken the farms that once made this town what it was. It is located at a major intersection. Routes 19 and 82, as well as North Pinewood Drive, come together in downtown Marshland.

I've done a lot of work in this town. The education and health systems have been improved dramatically. The farms are gone now. They didn't fit in with the rest of the region at this point. New subdivisons and industrial parks have taken the place of the farms. I've also begun to re-forest the areas where trees were cut down for the farms. I think I've done a good job so far in Marshland, although it isn't finished yet.

    marshland6aq.jpg

Downtown Marshland isn't much at all. A few hotels line the busy Route 82. As a town on the outer fringes of suburbia, the buildings in Marshland won't get much bigger at all.

Cjah: Thanks for the compliments. I've been building a lot lately in that area. Also, those zones were upgraded to medium density commercial.

    To all:

Sorry for this pictureless update (More of an announcement), but I noticed that some of the pictures aren't showing up on this page. They have that little graphic thingy that has the shapes on it instead. EDIT: The pictures are showing now. But I wonder what happened?

I've been posting in the normal text mode the past few days, because the insert image in rich text (Which only shows up on IE for some reason) is all different and I can't figure it out. So maybe that is the problem. But I need help here, I'm bad at figuring stuff like this out.

    Thanks

P.S. I don't want to beg for replies, but at this time it seems like I need to. If you don't like this CJ and that is why you don't reply, then I'd like to know why you don't like it. That way, I can make this CJ better. If you do like it, it doesn't really hurt to reply. I update quite a bit when I'm around. So please, help me out here and reply. 10.gif

This city journal does deserve more replies. All city journals go through this... no replies. But all your hard work will turn out good in the end! For the region, your details and realism make it look.. you know... real. Very well done! Just a suggestion: maybe you shouldn't update as much as you do. Try and lengthen the time between your updates to get a chance for people to view and reply. Just a suggestion!

Thanks for the compliments everyone. 10.gif

seas123: Sorry for the misunderstanding, but the city isn't real. However, it's inspired by many cities/towns along the east coast of the U.S.

    West Bay (Pop. 6,243)

The newest populated town in Pinewood County is West Bay. Located along the northern edge of the region, West Bay is the furthest north town in the region. It's on the mainland along Marshland Bay, west of the island and North Beach.

A regional picture for a better idea of West Bay and its surroundings:

    reg8dw.jpg

West Bay was founded on the basis of commercial fishing. It is one of the nicest towns in the region. The industries generate very little pollution, and most of them are high-tech. The town has a nice downtown commercial area along Route 19, and nice homes line the bay.

    wb0on.jpg

A closer look at West Bay's downtown area:

    dtwb5sf.jpg

This nice neighborhood along the bay is much like the other neighborhoods in West Bay:

Iknowu: Thanks. The problem is, I only have MSPaint and the black marker is my only option. My MSPaint editing job may not be very professional, but functionality is key. I should probably be a bit more careful when editing pictures that I will post here. 10.gif

Otherwise, to all, thanks for the compliments. As always, they are very much appreciated.

Now, I have a question for everyone. I've been thinking about downloading some BATs/Lots for use in the Ocean Point region. I'm interested in building a harbor with the PEG Industrial CDK lots, and those irregular beach lots look interesting and useful as well. I've always been sort of a puritan when it comes to this game, but I'm willing to download some things to make this region more realistic. If you have knowledge about the files on the STEX which would be worth pursuing, or have a suggestion to download a certain file which would work well in Ocean Point, please point it out to me. 10.gif

    Thanks

With all the water you have, I think PEG's waterfront lots (both the industrial and recreational) would be nice additions. The new versions, combined with the leveling lots, are much easier to use. I'd also add suggest Goldiva's water taxis for the bay side - they have built-in bus service and are easier to place than the Maxis ferries. It looks very pleasant and realistic so far! 1.gif

    Thanks for the compliments. 10.gif

mayormommy: Thanks for the suggestions. Now with your verification, I feel comfortable enough to download those lots. I'm also considering goldiva's marina, and another marina that I liked. First though, I will try to find the solution to the desktop crashing problem which is plaguing me right now.

    OP DOWNTOWN AIRPORT UPGRADED
    Small International Airport for businesses

The Downtown Municipal Airport located on the outer Pinewood Neck within Ocean Point's city limits was upgraded to a small International Airport. The upgrading of the airport was begged for by the citizens of Ocean Point, and it will benefit the city's commercial and industrial sectors greatly.

The following is a progression of the airport (3 pictures) from the upgrading.

First, the Municipal Airport while it was beginning to go into decline to to heavy use:

    muni5tj.jpg

Second, the Municipal Airport was demolished as well as some of the surrounding infrastructure, and approximately 10-30 residential and industrial buildings, including the de-zoning of those zones:

    cleared7mx.jpg

And third, the final product with the new airport. It was customized using joerg's airport pack:

    finalinternational0ih.jpg

Remember that this is one of three airports in the region. The recently expanded North Beach Municipal Airport is located in North Beach, and the big regional airport, OPI ( Ocean Point International Airport), is located south of Ocean Point and was built entirely using joerg's airport pack.
