This is a simple plaza which reduces pollution considerably when planted in numbers and also looks good for medians between one-way roads. It attracts R$$$ Sims, and thus also creates an increased demand for high-wealth industrial ... and commercial, as well.
The main feature of this lot is its query, as seen in the second screenshot. It's my first custom one (thanks to Daeley and CSX -- for the very very base query menu, I altered pretty much everything), and I took at least several hours tweaking it to be perfect AND work ingame.
Let me know what you think of it. 
UPDATE (V2): Got the go-aheads for the query from CSX.
UPDATE (V3): Included a low-res version for users running 800x600.
