Transit enabling would require many lots of different sizes for all possible applications because you cannot plop two transit-enabled lots next to another. It's a game limitation. Hence that idea - however charming it may sound - is not really practical, unfortunately.

Its A Park, So You don't have to place unrealistic parks in between boulevards

A closer zoom would be better for one of the pictures. I agree with T Wrecks that transit enabling would not be practical. You don't need every little thing transit enabled, and if it's a median then the sims walking down the footpath will achieve the same effect anyway. A plain park is fine, and parks have uses just as important as other things in a city.

Rush Hour came with proper boulevards.
