A wonderful lot for those high-wealth residential areas where you don't want huge commercial areas in the middle.
I've found that many other Commercial (growable and ploppable) lots often don't have much trees.
Now, the residential areas in city I'm currently developing have tons of trees in them that just grew with the lot. I really don't like waiting for the Mayor-mode trees to grow, and the God-Mode trees don't seem to be very dense on the lots, so I made this lot with that in mind.
It really does look nice in those upper-class neighborhoods. I've also found that those areas need to be big and large-scale to look halfway decent, so you'll also get long commute times. This lot can easily fit on a corner somewhere and ease those long commute times and NJZs.
