Demand High but Population won't grow: Specific City Help for a beginner

Hi, I'm fairly new to SimCity 4, and I'm having trouble with the grow of a mid-size tile City. Pop is currently 38,000. I installed the census repository vault mod to gather more info, and my residential demand is high, there are plenty of jobs available. However, the population has reached the residential capacity, and re-zoning low and medium residential areas to high does not result in increased capacity. I do have some trouble in a few sectors with no job zots caused by high commute times, but I've added extensive subway and bus stops to the areas (which barely helped). I dislike the performance of the mass transit system though, utilization is extremely low and many stations go unused despite what appears to be logical placement. My budget also took a hit as the stations + tubes are costing 1,700 a month with low ridership- fares are maybe 400. When I use the route query tool on the long commutes, the paths don't appear long to me, similar length paths are shown as short and medium commutes on other properties. I've made some choices that may be limiting factors that I don't necessarily want to compromise on. There is no highway network in this city, I imagine it as a downtown, and Highway will take up too much space. There are 4 avenues that circumscribe the city, and there is no issue with volume. Although some congestion points have appeared and certain street corners where ped traffic, bus, car, and freight trucks interact. I've attached photos of the census, some traffic info and public transit. Please have a look and request more info as needed. My goal is to have the population reach the capacity my commerce and industry can support (52,000) , not have so many vacant jobs (11,000), and eliminate residential abandonment from long commute. -

Hey Guys ! Hope y'all okay ! Started to play SC4 after a few years, everything works, the game doesn't stuck or whatever but i have a problem It happened since today, i am working on my city (i know it looks bored, i am not a pro) but i am getting this no jobs icons and my houses are being abandoned. I don't know why, sometimes the icons are dissapearing and the houses are being renewd. Nobody is using the subway/GLR, i don't know why. Yesterday, few days ago when i was working on other regions everything worked as wel But i deleted everything and i started all over. Is it a bug, or any dependencies that are causing this problem, i hope not becasue i have allot of dependencies but the game works wel Everything else works Thanks if somebody can help me out -
How do you determine what type of jobs are needed from a no job zot after using the query tool? The Prima guide says the first is current jobs / current occupancy but not what type of jobs are needed. Remember there are CS CO jobs, also different level manufacturing jobs. The wealth factor in next row does not help. How do you know what to zone or if you use ploppable buildings with jobs to use? Anyone have any thoughts?

Hello mayors! I hate to have to ask about this as I have studied this for some time, but I will lay out what I know. I understand that a 1:2 jobs to sims ratio is the general rule of thumb. I also have been learning how education levels tie in to the equation (although I don't completely know how that all works). I also understand how Residential wealth levels need to be balanced. However... I still seem to get clusters of these damned things in cities periodically. Things will be running fine then all the sudden - BOOM! NJZ explosion! I'm really getting tired of fighting this and is really getting me to the point of extreme irritation.... Here's the stats to the city I'm currently having trouble with: (Note those caps are probably goofy - I started the city before installing a cap-busting mod) As you can see, there''s fairly saturated job market. Education is at about 190 - a little lower oddly in the 11-30 range, but not drastically, perhaps 180. Commute time is a little high 0.5, which is odd because of number of jobs, but whatever. So there it is.. any advice or pointers would be greatly appreciated. Thanks for reading!

I have a city in a region with lots of jobs. However, in one of the cities, I have a major problem of no jobs for R$$ and R$$$ and being abandoned as they are developed dispite demand being through the roof. Commute max trip time is 999, I have plenty of room for R$$ workers in a I-D/I-M zone (a bit far away but still closer than another residential zone commute to that jobs city), and though it suffered from eternal commuter syndrome, I fixed it ( I think) with lotblockers. To get to that jobs zone, one would go through 1 small region and 1 medium region before going into the jobs city, then going half a medium tile (another half if you include the commute from the R zone city. (However, I have another one that's perfectly fine that goes through 3 Medium tile cities before getting to its job, so this doesn't seem to be the primary issue.) R$ demand is normal, however, making up the majority of commuters. And I have a congested rail line and a low congestion MHWY line going to the jobs city (the highway is still highly used however). I checked, there doesn't seem to be eternal commuters anymore. I think.

Hello guys, this is my first comment/thread on Simtropolis, so far I was only a passive visitor, but now I have a strange problem, and I really need your help guys. First of all sorry for my english - I will try my best. Second I read a lot of thread in here and on other pages about my "no job" problem, but I haven't found any solution yet. I know about the commute time problem, I have NAM so my problem isn't about transportation (I think). The problem: I have 2 cities in my region: 1 city around 130k pop (I-DI, I-M, some I-HT), and one more about 30k (lots of commercial, only I-HT), next to each other, connected with train, highway, avenues. Everything seems fine, I have profit in both, great demand for almost everything except industry, and the cities are stable. If I zone residental anywhere, they will definitely find job, and start growing. Image1: The 2 cities in the region and the place of the planned cities Image2: Taxes and other informations on City1 (Industrial city) Image3: Taxes and other informations on City2 (HT and commerc. city) Then every time I try to start a new city (next to one of them), I have no job on my residentals from the start! I know about the R$$$ problem, and I'm trying to keep them on 20-30% of total residentals, so that's not the point. If I have R$$ or even R$ in my third city, they have absolutely no job.I zoned next to them commercial and industrial zones. The commercial zones growth fast, service and office both, but there was ZERO demand for ANY kind of industrial. And the commercial offices and services were empty. There was no traffic, no workers (tooltip said), only no job. When I connected the city to the highway system, the no job sign disappeard everywhere, and the residental zones started to grow. To a small point, where the no job appeard again at this time because the commute time. I tought it's because the a 2 other cities so I choosed another point at the region far from this cities, without ANY connection to existing cities, only 1 to to an empty city because of freight. Happens the same. I started from the very start, mostly low-wealth and some medium-wealth residental normal taxes around 8-9% for everything. There is a few industrial unit but there are no workers but no job signs. They only want to work in commercial businesses, and only a few of them. Image4: What's happening in the third city? Image5: WTF Why is this happening? And why there is a tonns of commuter between the 2 other cities, if they have proper job for their sims? This makes the commute time from 15 to 50 (when the commuting started between the 2 cities I had 15 commute time then I connected the highway)? There is no problem at the other cities, I can zone everything, and the thing going just fine (except the mass travelling between the 2 cities) If you need any more information, please just tell me. I can't start another city with any population
