hi everyone, can anyone help me?

I've downloded some buildings, but when I try to use them I put them in the map but I can see them only like a pack.

How can I do to watch the building in its real shape?!

No idea about 2013, but in Simcity 4 that means you didn't install all the required files. Go back to the download page and look for a list of dependencies. Be sure to install it all.

If you are describing a brown boxes problem, I'm almost sure you are talking about SimCity 4, not SimCity 2013...

It can be also a matter of trying to install addons having only SC4 vanilla (straight out of the box, without its Rush Hour expansion pack or without the Deluxe edition) in your computer. The topic For the Eager, Yet Overwhelmed Newcomer might have some answers for your brown boxes problem. If you don't find it here, try searching the site with "brown boxes" many threads will pop up from other users who previously had this problem this problem.
