abandoned due to low demand

So i got a city with 250,000 people. And for some reason i got a lot of abandoned high wealth commercial offices. But one that stands out the most is this skyscraper located in one of the most busiest roads of the city. It has high costumers, low crime, low pollution and a lot that could make it the best location for business. The tower is also located beside residential skyscrapers. Now i want the tower rehabilitated but i failed on going so. What should i do?

The trick with commercial buildings is high-traffic along the adjacent roadways.  Low customers means there is not enough traffic to sustain the building.  This is one good reason to concentrate high-density commercial in a small area, and to expand it outwards slowly.

 

While it doesn't say this in so many words, the basic tutorial hints at this by putting the commercial district between the residential and industrial pods.  Anything you can do to funnel traffic past your big buildings will improve things.  If you have too many $$$ commercial buildings it may well be time to rezone those lots to lower density.

Well, he said the buidling has high traffic and high customers, so that shouldn't be it.

 

How is your regional demand? If you want to see this in more detail, use something like the Census Repository. It sounds a little bit to me that you don't have enough population in the region to support all the CO business. Also, CO likes clusters, but that would be visible on the desirability map.

It could be as simple as throwing a police station nearby as well as some plazas and make sure you don't have any trash in the streets and nothing with radiation nearby...

Actually I had a similiar situation with low CO$$$ demand in my CBD.  What I did was go into the other cities in my region, demolish most of the CO$$$ and let the empty zones re-develop into lower wealth buildings.  This increased the CO$$$ demand region wide which then allowed me to develop the CBD with the higher wealth skyscrapers.

There is also a patch out there that fixes IH buildings that are not properly filling their $$$ jobs.  These missing jobs do not help when your trying to keep your Hi Wealth sims working. I looked for the patch in order to place a link here for you but could not find it.  The name of the file I have is "IH_census_10_78_12_fixed.  I noticed that after installing this patch my HI Wealth sims did seem a "little" easier to keep working.
