My high wealth residents leave when traffic is low, I have a mass-transit system, and I have my workplaces near the residential area.

If you have the NAM, "long" indicates any commute that involves working in a neighboring city.  The solution, if that's keeping residents from moving in, is to bring more jobs into your city.

Simcity 4 without mods has terrible commute A.I. A trip halfway across the city is considered long enough for abandoning a building.

I have all my jobs in my city, and yes, I do have the NAM.

I guess it could be that the districts are poorly organized.  Or, maybe, as you said you have NAM (I don't), there could be an error with the mod.  Look in to that if that should be a concern to you,

I beg to differ, I made the city with 3 residential zones. Next I had 6 workplaces, two bordering each zone. I think that is organized, but that's my opinion.

Do you have industry in or near your city?

Also check the route quary and if there are no routes to anywhere it could mean that you just don't have enough jobs for your sims...

Have you used the route query on the individual houses that say 'long commute'?  Like Indiana Joe stated, any commute outside the city with NAM is considered long.  If that is not the case, then check your traffic graph.  If the route the commuter takes has heavy traffic, then that would also contribute to a long commute.  However if your buildings are not being abandoned due to long commute, I wouldn't worry about it.

A commute is also considered long if it is unsuccessful, which means the Sim is unemployed.  If a building has too many unemployed Sims for more than six months, during which you'll get the "No Jobs" zot, then it abandons.  If the Sims find work during that time, the zot goes away, and the commute time for the building typically returns to "short".

You say that you have workplace nearby but do you have work for high wealth §§§ sims? Keep in mind that even high wealth commercial offices only employ about 15% high wealth sims, rest is mid and low wealth.

Also hows the demand looking? Try zoning for some more commercial and the sims will probably move back in.

If you are not using CAM, the ratio of Sims to jobs should be around 2:1.  And hold the R$$$ to around 15% of all Sims.

that happens quite often in my cities and I have plenty of open jobs under commerical, industrial all within close enough driving time or riding time to residental homes. I have railways, roadways, freeways etc...but it seems that some of the residents are too lazy to drive a mile away from their home in my cities to a job. Plus the gas prices never change in all the gas stations that I have in my cities so it's not like they're going broke :P  Laziness! lol
