    Back to park life -- Parks Part 4

    If the last post was too technical for your liking, how about *not* feeding the animals in Turry's city zoo(s)?

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-039-Parks_04.jpg align=baseline>

    As noted before, the zoo is on two maps, one in Central Turry, the other one in Turry Hill. There's also a lot of community gardens. Turranians (= ppl from Turry) have a peculiar gardening fetish -- I really can't understand this, but well, give the people what they want!

    Southwest Beltway -- continued

    You want highways? You got highways! One section of the proposed Southwest Beltway (M116) has been built -- surprisingly quickly.

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-051_SWbeltwy09_overvB-B.jpg align=baseline>

    It's following the B1 route, but it leaves the map north of Birmingham. Maybe one day the section connecting it to the M11 in Sliro will be built as well. But now I have a more exciting project to work on... Football fans rejoice!

    Great update, probably the best alternative for the Motorway as development stands at the moment... even if i thought that Sean Shady should have a Motorway outside beside his bed... and office 11.gif...
    Nice update as usually.

    Project -- A Stadium for Turry

    Football fans have been calling for a new stadium for decades. There are a couple of minor and even major league stadiums in and around Turry, but nothing fans could be proud of. Previous plans were all turned down. Investors were hard to find, and neighbourhood councils and other interest groups have -- once again -- sucessfully opposed several stadium projects. Now that Turry plans to host some key matches of the Simtropolitan Soccer Championships, this new stadium project in Greenwich may not fail.

    The site chosen is the only area within the city of Turry with enough under-utilised space. It offers good accessibility while being far enough from residencial areas, where fear of more noise, traffic, hooligans, crime is widespread. Some beautification along the river bank will make this a nice area for a stadium, and particularly, for local residents. To increase return on investment, the project includes a new shopping and office district as well as some industry. There are four different plans:

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-040-Stadium1.jpg align=baseline>

    The additional motorway exit will only be built if the future proves it's needed. Huge sporting events don't happen every day -- so building new high-capacity transit infrastructure makes sense only if it will also be used on a daily basis, i.e. access to employment areas or shopping centres.

    An extension of the underground (currently ending before the left border of the above pictures) is being examined, but is depending on how well the new shopping area will develop. In a first step, buses and cars will be the only means to get there.

    Proposal 1 suggests the cute but small Parkstad Limburg Stadium by Oppie Fans and football associations are not happy with it, but it would require very little changes to the existing environment and faces no opposition by anti-football-minded pressure groups.

    Propoals 2 and 3 share the same stadium model, the Estadio Santiago Bernabeu by JEC, placing it on two different sites. Proposal 2 would requre shifting a section of the motorway. Some critics don't like the old-fashioned stadium design.

    Proposal 4 is criticised for the sheer megalomaniac size stadium, claiming the Stade de France by Timo takes up too much space while hardly ever being sold out. It leaves very little space for new shopping areas or parks.

    I'm trying to make up my mind which one will have enough popular, political and investor support to actually be completed.

    Stats - The city district of Greenwich has 67,300 inhabitants, 16,200 commercial and 24,300 industrial jobs. Its neighbours also have high numbers of jobs.
    Demand is almost 6000 for low and medium wealth commercial services; about 2000 (avge.) for offices and high-tech industry; 4000 for manufacturing, negative for dirty industry.

    This was probably again too much text, not enough pics... well anyway...
    Thanks again to everybody for looking and/or reading and/or voicing your opinions.

    Proposal 3 looks like the winner to me. It does not require the highway to be reworked, the stadium is not under/oversized, and would alow more parks. (Though I suggest you add alot more parking to all of the plans.)

    I agree prop 3 seems to be the best bet, also it would look alot nicer next to your river ,and would make the parks look alot  more appealing.

    This is, so far, the best CJ I have EVER seen! It's brilliant! You put so much history and amusing quirks into it. And of course it is incredibly realistic! This is definetly an inspirational cj! Great job!

    And as for the stadiums I'm going to have to say 3 as well, but 1 blends in nicely as well. Your choice! 9.gif

    I'd go for proposal 3, because it is a very nice stadium good location and would look great with parks!

    Don't worry about the parking places, these are built underneath the stadium for optimal space distribution.

    Great update! 44.gif

    I'd say proposal 3 also - having a riverfront stadium integrated with the business district might provide a nice Camden Yards type area like in Baltimore. You don't need too much parking if you provide a train or subway stop. Or maybe build a garage. 2.gif

    Proposal 1 -
    Satisfies - Enviromentalists + Anti - Footballers
    Propsal 2 -
    Satisfies - Footie fans

    Its a toss up between 1 & 2

    Proposal 1 won't have too much opposition from the people. The stadium may be too small, but having a modern stadium is better than having no stadium...

    Thank you, my fellow mayors for your advice, visits, comments, and some very nice compliments among all these suprisingly numerous replies.

    Greenwich Stadium

    I am so pleased and proud to announce that after long and tiresome political battles and many a compromise, Turry's first major stadium has finally been completed.

    The opening ceremony will be followed by a historic encounter of Turry's two all-time rivals, Turry FC and the Grassfloppers Club (GC). A very local event, but with this new stadium, Turry hopes to soon be hosting the next Simtropolitan Soccer Championships. After dark, a great show with concerts and fireworks was given:

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-062_GRE_St09_inaug.jpg align=baseline>

    I listened to the advice of the (narrow) majority of my advisers (for once) and I chose to pursue proposal 3. With one major modification though: the office area between the plazas was replaced by parks connecting the river bank to the restaurants and shopping area near the stadium. This was a compromise to ensure the support by the Greenwich and West Hunkers neighbourhood councils. To compensate for decrease of new office space provided, some existing commercial zones further from the stadium were upgraded to high-density.

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-061_GRE_St10.jpg align=baseline>

    The parks allow an open view on the stadium from the North and West, thus strengthening its function as a point of orientation.

    Car Access and Parking
    Car access to the stadium is facilitated by a new exit just next to the three major parking garages near the East entrance. A one-way road system around the stadium increses capacities for large events.

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-062_GRE_St11.jpg align=baseline>

    The West entrance faces Andrew George Square. (As Andrew George was the first football fan to suggest the Bernabeu Stadium be built, several pages back, the square in front of the stadium is named after him.)

    Mass transport access
    Two bus lines connect the shopping area near the stadium to Greenwich metro rail station and Rivermoor underground station a bit farther away. Extending the underground line to the stadium or Greenwich Station is a plan I might look into at a later stage:

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-062_GRE_St11_transp.jpg align=baseline>

    With the upgrading of some commercial and residential lots to high density, especially around Greenwich Station, this Turry district has grown from 67,000 to. 80,000 inhabitants.

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-062_GRE_St13.jpg align=baseline>

    Some shopping & restaurant chains near Greenwich stadium:

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-063_GRE_Stdm_brands.jpg align=baseline>

    Safeway's car park is always empty, it isn't doing very well (due to being close to WalMart?). Honest Carrie is hoping it will shut down as he's interested in buying the land to expand his used car business. The restaurants and take-aways however seem to be doing fine.

    Credits to Baco for the KFC and Walmart; to JT Portland for Nordstrom; kevdan25 for McDonald's, JTPortland for Nordstrom, and SimGoober for the rest of the shops. And JEC for the Stadium. Sorry to those I forgot.

    I'm a bit uninspired about what to do next in this journal. I'd like to start doing something different, but I can't figure out what this could be... maybe some of you guys have some suggestion?

    Hey Dannato,

    Great update, I love what you are doing with this CJ. I was wondering if you could post a region view of your CJ as it stands now. Maybe you could mark on it major areas or facilities. I only ask so that we can recap what's happend to Turry and then we could think about any suggestion we could offer you. You have a great stoey here and I hope you continue, and maybe we can help stear it down strange and imaginative roads...44.gif

    Great update. I like how you layed out the area around the stadium. The pictures look fantastic, very realistic. Good job.

    My suggestion: Maybe you could continue the storyline.

    wow...great update...I would have posted earlier but I was on sorta a vacation from SC4 and such for a week or so. But great work and congrats on the building of the stadium. And those closeups of the stores look great. the textures dont show up as well in my game. Like I have said before..this journal one of the best there is. Great job

    And as for being unsure what to do next...I would suggest that you, as I did, take a short (and I mean short, I want to see some more48.gif) break and step away from the region. clear your head...and you may find that when you come back to it...some more ideas will come to you. I knwo it seems to have helped me a bit.

    Thanks, guys, I'll think about your suggestions.

    @ Low Light: You're right, a new region view should follow soon. I guess I'll do that when my region reached 2 million. It's got 1,8 million now.

    @ Phil's Cafe: The storyline is actually what I find most difficult -- I probably have more talent for realism than creativity... but I've been thinking about taking it up again.

    @ BourneID: I am kind of taking a break from the journal right now, as I'm not updating very often. Taking a break from the region is harder though -- I've been wanting to start a new region for months, but I never got round to it. It would have to re-organise all my files,  as I want to use another set of mods and lots for my new region. But you're probably right, time to broaden my sim horizon.

    Just a quick question to everybody: Would you extend the U4 underground line to
    a) the new stadium, or
    b) Greenwich Metro Rail Station?

    thx folks.

    Does the U4 conveniently transfer to MetroRail anywhere? If not, then extend it to Greenwich Stn. If it already does, then I would extend to the stadium, with possibility for future expansion elsewhere.

    Hey Mate! Long time no see, again, my fault as usual :/

    ive missed quite a bit, though the Proposal i would have gone for (#3) was chosen anyway. though if it was me building it would probably have ended up beeing the megalomaniac #4...
    Looks really nice, and i can imagine the Fast Food chains are dooing really well, with both shopping and an arena to feed ^^

    As for the newest poll of development, id sugest you build the U4 up to Greenwich Station, i eyeballed the distance to the stadium from the Station, and guessed at 400-500m, maby less. any way, thats well within walking distance, so the second part of my sugestion, as the U4 would go to the station, you would want a walkway, pedestrian street connecting it to the new Arena area.

    as for your updates contaning to much text. never, its allways fun to read, and i doubt it can be to much ^^

    Cheers

    Thank you two for the replies. The U4 meets metrorail only at West Central Station, some 5 kms further east. I like the idea of a walkway, but the decision is postponed, I currently have different priorities.

    It's been a long time, and many things happened, things that kept me from working on Turry and update the journal.

    Since my wife Laetitia is back from Tropicana, she's been almost overly nice and caring. Being the one I am (and more importantly, the one I'm not), I'm unsure if it's because she's just very relaxed after her extended holiday, or because she has a bad conscience. Theodore McGinty, who I charged with observing her, reported no suspicious activities at all. Now, ain't that suspicious?!

    I asked Theo for a face-to-face debriefing, 6 pm at the St. Martin's Lounge. Superb establishment, family-owned... (Dannato family, of course -- discretion guaranteed). It's on St. Martin's Quay, at walking distance from the City Hall. By the way, you can see the progress made on the river banks. It's part of my reconstruction programme for Turry's historic centre.

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-064_StMartins01.jpg align=baseline>

    Credits - Marrast's Embankment set has been tested and approved for use in the Turry region. They're excellent, and they're NOT in the parks menu.
    The BSC St. Ritz buildings are great as a ploppables - seeing them grow by dozens in the average suburb is kind of weird though.
    And yeah, I finally started using PEG's rock and water mods. Mossy granite and brigantine water seem to be the most suitable.

    <ahttp://homepage.hispeed.ch/dannato/pics/simcj/turry/TU-CJ-065_StMartins02.jpg align=baseline>

    Theo and I took our seats in the VIP salon upstairs, which offers a marvellous view across the River Limouth and the newly rebuilt Tower of Turry, as well as other historic buildings around Market Bridge...

    Once we got over with the customary smalltalk, I got down to the nitty gritty:

    So you insist on your theory she wasn't dating anyone? I don't know, my dear friend, but this is hard to believe... almost unnatural.
    Unnatural maybe, Theo replies, but she's a politician's wife, after all.
    I couldn't help laughing. Being a journalist you should definitely know better. I lowered my voice as I went on: Listen: there is something about my wife's behaviour that just makes me want to ask you two questions.
    Theo: Go ahead.
    One, did you do your job right? And two... are you lying?
    Theo looked at me quietly for a few seconds, then he took a deep breath: Let's put it this way... As any expert will tell you, it is possible to follow a person secretly for a certain period of time. But the longer this goes on, the more likely the person will notice. In any longer period of observation, there comes a point when you have to change your strategy: show your face, make contact with the object, assuming an identity which will a) be credible, and b) give you a good excuse to stay near that person as often a possible. Now, imagine an observer who looks like a single man in a tropical holiday resort, and an object who is, say, an attractive women without male company, uhm, well, what would you do, for a strategy?

    I never said I loved Laetitia. But Theo had gone too far. Dannato's wife is now, after all, my wife. Do you have good dental insurance, I asked. Then my fist landed in his face. Theo stared with disbelief at the blood he had wiped from his mouth, and I said, all friendly again: You're forgiven. I'm looking forward to doing business with you again real soon. Now, please excuse me, I have a limo to catch. See ya.

    Yay, you're back! And so is the story! With a good business venture always comes the risks associated with it, eh? 1.gif

    The embankments do seem very suited for the city, as does the water mod.
