Turry Metro Region to Scale

    You know, I'm actually wondering why I keep doing everybody elses job. For instance, there's an Urban Planning Department, and there's Neil Fairbanks who are supposed to do this for me. But their work is so botched I always end up drawing those development plans myself.
     
    So I spent the week-end working, again, and when I come home late on Sunday night, stressed out and tired, my wife wants to talk. TALK, go figure! Anyway, I'd better stop bothering you with my personal problems. What I'm here for today is to present my new development plan.

    Duke's Mill Residential Development

    An aerial view of Turry's northern suburbia reveals a hole in the built-up area. Duke's Mill is an employment area with over 20,000 jobs, mostly lower-end commercial offices, industry and some Turry's major power and waste utilities. There is already a motorway exit and metro rail station, but the proximity to polluting infrastructure has made it fairly unattractive for residential development. Only 7000 sims live here, and all of them south of the river next to the border with Swansey.
    But Turry's demand for new, affordable housing is unbroken, and I am very happy to announce that finally, a development plan for Duke's Mill has finally been approved by the city council and the many other relevant authorities.

    The polluting structures make the surrounding pockets of farm fields, woods and wasteland all the more important as fresh air reservoirs. Preserving the right amount of green areas will once again play an important role in this suburban development project. Walkays will cut through the neighbourhood to connect all the green areas, most notably the diagonal walkway between the Glad River and the Hart Forest to the north-east.

    Despite all these green considerations, easy motorway access and the proximity to the airport make the area a favoured location for industry. The industrial area west of the river has also been expanded, including a huge new tire factory. The old oil power plants and the waste utilites will be replaced by newer, cleaner ones, but Duke's Mill remains Northern Turry's chief buyer of trash and seller of power.

    Most of the unsightly structures are hidden behind parks or strips of woods, making the new neighbourhood surprisingly pleasant despite its large industrial zone and trash incinerators.

    Duke's Mill is now a home to 30,000 sims. It might be worth mentioning that it was developed without plopping any rewards, except for the mayor's house, which I only plopped towards the end, when the 30,000 population mark was almost reached. The place still doesn't have its own police station.

    Credits
    I am particularly thankful for The  Diagonal Streets Mod .  It's not finished, but work on the missing pieces and the properties is being done, I think. For now, they're more or less just eye-candy. I mostly use them as roads with restricted vehicle access. To prevent cars from using them, I add a tile of one-way leading out of the street to prevent cars from entering. This also gets rid of unwanted automata.

    Always nice to see this around. Your planning maps are always great, and the industry in Duke's Mill seems to co-exist nicely with the surroundings.

    Great plannng, again. I like the overall look of Duke's Mill and the before-picture. It's fun to compare these two.

    Transport Map

    Now here's a regional transport view. I'm using Edmonton Transportation Map Mod as I think it's the best region view mod so far. You'll notice there's some cities I havent played in a long time who still look differently in tranport view, but me too lazy to load and save just for this shot, sorry.

    The transport map doesn't show the ANT streets I used on some hills and forestal areas, and it also doesn't show the tunnels. So I added them manually.

    Family Dinner

    I'm just back home from one of those horrible family parties. All the acting I have to do is exausting. This clan is despicable. Once again, that stubborn paternalist godfather, my dad -- or rather, Dannato's dad -- started lecturing me on my supposed family duties. The people of Turry like you, for your successful city management and well-planned development, he said. That's good. Everybody needs popular support. But it seems to me that you're neglecting our family interests. How many contracts did you give out to your brother's companies this year? Three? Or was it two? My son, you know your brother Donald has a lot to learn. You should give him a chance.

    My brother Donald, the black sheep of the family. Donald Duck Dannato, that's how I call him, but shhht! He owns a couple of businesses, all of them saved from bankrupcy only thanks to my dad's financial support. The old man ist too sentimental, he just can't stop supporting that misfortunate son of his. Unfortunately, he expects me to do the same. He's been pushing me to initiate a prestigeous skyscaper project in the centre of Turry. Never mind if the demand currently isn't there, as long as he gets something big that can be named after him.

    The Transportaion map there is something ive been wating to see, but what i really liked was the overview of the completed Duke's Mill, and the nice lines of story, in both updates.
    and i still cant beleve i managed to miss 2 updates, even if they were made within short visinity of eachother ^^

    Top of Turry

    Mt. Uto is the highest point in the Turry Region. Visitors can get a view over Turry free of charge from the wooden lookout tower (it's very small, you can hardly see it in the pictures). It

    About the updatefrequency you mentioned before - I just started my cj too, I try too update on a weekend business but this is kind of hard wok sometimes because of RLS ...

    Nice idea with the tv tower on that mountain including the congested streets on weekends. I guess this is something every one knows from some special spots ...

    I can't belive i've never seen this CJ before! This has to be one of the most well put together and realistic journals i've ever seen! (and i've been lurking here much longer than my no. of posts would suggest2.gif)

    I don't usually reply without an update on the city, but I felt like thanking you all for your kind words and encouragement.

    It's just that, for the time being, I feel that any update I'd currently be capable of doing would just be kind of more of the same. But I'm sure the autumn will bring enough rainy week-ends and maybe some new ideas to work on Turry.

    The autumn isn't here yet, but it's so cold outside today this might as well be the beginning of November.

    Wow, this update was worth the wait. I really like your planning. My Top 3: (1) Newgate, (2) Harding Bridge, (3) Factory Road. As for the BATs, I suggest the Asgard Bank Building or any of the London buildings by frogface.

    If I were to choose, I'd choose for: (1) Newgate, (2) Saintsway , (3) Harding Bridge.
     
    But I'd like to add (no insult intended) that you were to add more educational instances because you want people from inside the city to work here and to attract more high-wealth!

    b) Newgate (close the the railway station)

    So this is the result of my little poll among fellow mayors and city planning experts (which I trust you are2.gif)

    These seem to be considered the best sites for a new skyscraper:

    1. Newgate (just north of West Central Station on Tollgate Road and Seaule Quay).
    2. Harding Bridge (near Harding Bridge Station, Harding Highway and West End underground station)

    And the losers:

    Factory Road and Saints Way ended up with the same amount with the same amount of votes; Mallory Drive got no mention at all. Influenced by these results, the plans for the three losing have been revised, resulting in softer and fairly unspectacular changes:

    On the Mallory Drive site, only mid-rise commercial (including IBM) and new manufacturing plants were built. To give a new boost to this industrial estate, the council decided not to renounce on the proposed park -- named Turbine Park. The park is used mainly by workers during their lunch breaks.

    On Factory Road, the city council has decided to act according to market demand and use the space for a new low-income residential highrise, rather than office space.

    As for the Saints Way project: the council and I decided to leave both the buildings west of Saints Way as well as Saints Way itself untouched. Only a small office tower and a 5-storey shopping structure was built on the block facing Lakefield Avenue. The highest building in Lakefield is now O'Hare Apartments, a new 26-storey building offering well-equipped flats with a view for the urban middle class.

    As for the two top projects, Newgate and Harding Bridge, there is more at stake and more debating involved here -- with the city council, lobbyists, investors, Donald Dannato's XS Construxion Ltd., and Daddy Dannato. And last but not least, I should add, the people. I am afraid this is going to take a while.

    Phil: Thank you for pointing me to the Asgard Bank, it's a nice modern building with suitable stats; I'll certainly use it somewhere, maybe even for the two remaining skyscraper projects (although it isn't a very high building).

    Jasperdeman: Thanks for the tip, but Turry's education level is 198 or 199. I think the only problems are traffic noise and commute time, maybe I just have an excess suppy of high-wealth areas. Still, Central Turry only has 16,800 R

    Nice update. Low income and factory... goes very well together IMO. And also the other projects look quite decent where they are. I think that's important because a skyscraper at the wrong place can actually have negative effects on its environment...

    Btw, in my cities there are more rich people than that, about 30 percent... but that is ofcourse also because I lower taxes for them in downtown and lower taxes for poor people in suburbs...
