This idea of this is good but the BAT is not centred and the texturing leaves a lot to be desired. The testures are very flat and there is no gradation at all. You should open a thread in the BAT - Open Discussion forum and ask for advice there. You should also remove plugin hedge or bush.dat as it is an old outdated file.

still not using textures,aren't you? Hm.....you know that your BATs are quite good, but without textures they aren't appreciated as they should be. Listen to BarbyW's advice and you will make it to the top one day.

As others have said the texturing needs definite work and the model wasn't centred. The scale seems to be way off too. Still, with a little more work this could be quite good.

Great work,& keep practicing & soon enough you will get your buildings looking good,practice on your lotting aswell as your lot's need more stuff.

Is it growable? If not, it would be a good residential growable lot. Textures need some work.

It's a good idea, if it were textured properly. It looks as if it were made of the finest marble instead of junk as you stated. And a tennis court next to a house made of refuse, sorry not realistic.
