First the bad news: I don't know the answer. Now the not bad news: I'm going to change the title of your thread to something more descriptive so the gurus who might be able to help will be more likely to pop into this thread. See, we really like descriptive titles and Help Me just seems a bit too vague. *;)

Btw, my first guess would be somehow your graphics settings got set to low detail. That can happen if your comp auto updates it's drivers and one of them is no longer recognized by the game. I fear, however, this isn't the case cause it seems the details are ok for other stuff. Go ahead and check tho just in case.

I've heard of "Prop Pox" where props just start vanishing from a city, and this looks to be it. Sometimes buildings are really a prop on the lot, which would be why only some buildings are gone. The university is a great example where the normal BAT(?) part of the lot remains, while everything is gone. From what I understand there's no fix to it, but will defer to the experts. Hope you'll be able to find a fix.

If changing the graphics settings didn't fix the issue permantently, you should try installing this third-party software to check the savefiles' integrity:

https://www.sc4devotion.com/csxlex/lex_filedesc.php?lotGET=2021 <-- note that it has important installation instructions to make it work properly

As badwithnames14 says, it is possible that this would be a case of prop pox, but the general protocol is to try every other possible cause before diagnosting a city as poxed. This software, in any case, will show us for sure. When opening your city, it will show a list of files: double click 'props', let it load (it takes a long time) and minimise the map window, on the lower table and in bold letters it will show if the city has prop pox corruption or not.

To me this looks like a TGI conflict in the model files of one or more invisible buildings (no brown box = model is there/is found by the game). Sometimes the building is realized as an invisible model and the building seen in the game is realized as a prop. If the TGI of this invisible building overrides a visible model or is associated wrongly to a building/prop family, you'll get this empty lots.

Something similar also happens quite often with custom content of the first year when knowledge about TGI  was small. For this see here.

You can check the TGIs in your plugin folder with this tool:

Which will help you to find possible conflicts as overrides are highlighted.

Otherwise we need more information about system/setup.

That's the one that makes me immediately think Prop Pox or some other save file issue. Because there is no way you removed the props for that from your plugins folder accidentally, although they could have been overridden by something else which has disappeared.

Quick check, load a new city, plop the University, press CTRL+X and use the cheatcode "You don't deserve it" to plop it right away. If this displays fine, then something is up with your save file. Following the instructions of @matias93 above should help you to verify if that's the cause.

Head over to my Lot and Mod Shack to keep abreast of my latest developments.

Do you like custom textures, but don't like all the work involved creating them?, take a look at the Texture Automation options here. Change the look and feel of your transit networks, with the minimum of effort, for example customised versions of my Sidewalk NAM (SWN) and Terrain Grass NAM (TGN) mods, and much more besides.

New to the NAM? Check out my tutorials on YouTube. Latest upload: How to: RHW - MHO Roundabout Interchanges. (Nov 25).

p.s. - I'm MGB over on SC4D and a member of the NAM team.
