    RHF: Thanks for the input. Those maps I've posted actually are pretty easy and quick to make. But this map which will be in the next update took a pretty long time to make.

    This Relatively New Town on the Pinewood River Has Seen Continued Growth


    Pinewood Shoals is quickly becoming another well-to-do residential suburb of Ocean Point. This town, located on the south banks of the Pinewood River, is fairly new and has seen extensive growth during recent times.

    Pinewood Shoals was founded in the early 1900's, much later than most of the other towns in the region. It quickly grew and developed into a nice town on the Pinewood River. Located between Great Bend (To the north, upstream) and Pinewood Banks (To the south, downstream), Pinewood Shoals has always been in a position for development. Both of the towns up and downstream from Pinewood Shoals are very important towns in the region, Great Bend being a very historic town with a large commercial and industrial sector as well, and Pinewood Banks being a major residential town with some industry also. Pinewood Shoals naturally has much more residential areas than commercial and indusrial combined, with all of the jobs available in this part of the region. Demand for housing is sky-high in the Pinewood River area, being that it is naturally beautiful and close to Ocean Point.

    Pinewood Shoals has matured since its last update, mainly in that it has matured with trees now covering areas which had been bare after developments moved in near, and the wealth level is higher now as well. Some new subdivisions have been built in parts of town, but most of these aren't very large.

    Here is a map showing the location of Pinewood Shoals in the region:

    Here is an overview of Pinewood Shoals. The two main routes in the town are Route 34 (N/S Avenue, western part of town) and Route 99 (Avenue which generally parallels the Pinewood River). Downtown Pinewood Shoals is located along and near Route 99 in the eastern section of town. Most of the newer subdivisions have been built west of Route 34, and also between Routes 34 and 99 where most of the town's development and zones are located.

    Here is downtown Pinewood Shoals. There aren't any really tall buildings here, but mostly smaller offices and shops. The commercial area in downtown is surrounded by residential neighborhoods and the area is densely forested by oak trees. The Pinewood River is located just to the east of downtown.

    Here is a map of downtown Pinewood Shoals. This map covers most of the commercial area shown in the above picture, plus the area to the west of that, including Pinewood County Community College.

    Here's the aforementioned Pinewood County Community College, located just west of downtown Pinewood Shoals.

    A nice area just east of downtown, with large houses and oak forests along the river:

    Much of the recent development in Pinewood Shoals has occured in the area west of Route 34. Plenty of land has led to large lots and thus to large homes.

    The area of Pinewood Shoals north of downtown, near the Great Bend border, has seen extensive commercial development. Most of this development is on Route 99, which sees heavy traffic from commuters between the two towns of Pinewood Shoals and Great Bend.

    Here is a residential area south of downtown. Most of this area is middle to high class and represents a good portion of Pinewood Shoals. Easy commutes to downtown or one of the nearby towns, along with great school and hospital coverage, parks, and an abundance of trees has made this area one of the nicest in Pinewood Shoals.

    So awesome! I love the areas near the river, the forests and houses blend in well together. Can't wait to see the next update, and this is my favourite CJ. Thanks for sharing it with us.

    The next update will probably be on East Pinewood, a small suburban township located between Pinewood and South Inlet, which is on the mainland southwest of Ocean Point. It should come sometime tommorow. 3.gif

    Wow comdude, you're at like a 3 page a week rate! That's insane! It took me 2 weeks to get 4 1/2 pages...then again, this CJ is 1 million times better. Can't wait to see East Pinewood.

    RHF: Thanks. I think the main reason this CJ has been growing so fast is because I'm updating more frequently now. It did take months just to get to page 5, and this CJ has been around since last summer. But updating every day is a reasonable goal I think.

     I really like Downtown Pinewood Shoals, and the Pinewood Shoals Industrial Park. The residential area south of Downtown looks nice too, I want to live there. 1.gif

    EAST PINEWOOD SEES EXTENSIVE GROWTH

    The Regional Sprawl Continues to Move Westward into East Pinewood


    In the southern part of the region, amongst the pines and away from the river, the bay and the ocean lies East Pinewood. It's the edge of the region's current sprawl but it may not stay that way for too much longer.

    To the west of East Pinewood is the small town of Pinewood. This town has long been separate from Ocean Point. During the 1700's, the two towns, along with Great Bend and Baytown, were important stops on the road. What is now East Pinewood was part of Pinewood Township, and undeveloped. There was one road which went through, Route 28.

    There was no development in East Pinewood in the 1800's, and the land almost became preserved parkland. East Pinewood could have been made into a state forest, something to serve as a buffer against the increasingly large Ocean Point area and preserve some nature. However, the state forest never happened, leaving the area open for development.

    Fast forward to the mid 1900's. Ocean Point's reputation as a resort town was growing and now it wasn't just the rich that vacationed here. Middle class folks could afford to take some time off in the region as well. More and more sims liked it here and stayed in the region for good. The region's sprawl began, and the towns of South Point to the east and Pinewood to the west grew rapidly.

    East Pinewood finally became a township of its own during this period, and development quickly began after its incorporation. Pinewood Banks to the north had sprawled all the way down to the East Pinewood border, development in South Point reached the border and so did some development in Pinewood. Demand in this area shot up with the land already developed in Pinewood Banks and South Inlet. Before long, East Pinewood was larger than Pinewood and becoming a decent town of its own.

    Today, East Pinewood has become a respecatable town in the region. Many wealthy sims have flocked here seeking to be on the edge of the region, without being in the country. East Pinewood has developed commercial districts and an industrial park. The new western extension of I-68 goes through the western portion of the town, and that combined with the busy Route 28 has brought more and more sims to the town.

    Here is a map showing East Pinewood's location in the region:

    Here is an overview of East Pinewood. Development in the town so far has been held to the eastern portion of town. This corresponds with the towns of Pinewood Banks and South Inlet. East Pinewood has a few commercial districts, a large industrial park, and mostly residential zones. Its population is over 18,000. I-68 can be seen in the upper left of the picture, and Route 28 is the avenue which goes E/W through the town.

    Here is downtown East Pinewood. There are many shops and stores, along with office buildings in this area. The industrial park is just to the south, and surrounding the area are residential developments. Route 28 goes through the northern part of downtown.

    The industrial park in East Point consits mainly of high tech industries. It is located in the southern portion of the town, just south of downtown.

    Here is a residential area in northern East Pinewood. This area is one of the wealthier parts of town, and has easy access to downtown and Route 28.

    Wow, the residents of East Pinewood must be so happy in paradise! I love that you've planted trees in the Sims' backyards, and it looks great! How long have you been playing the oldest city in the region? Presumably Ocean Point, and I mean in game years.

    RHF: Thanks for the compliments. Again, props to Mikeaut for the tree suggestion. As for years, Ocean Point is the oldest in game years. I'm pretty sure it's somewhere between 400-500 game years old. I always play on the fastest speed, so that's the reason why.

    To All: The next update may or may not be ready tommorow. It will be different from the recent updates. I'm not going to give anything away yet, but it's going to be something interesting. A series of updates. I can say that it will be good. 10.gif

    BTW, the next major Ocean Point (The city itself) update should come within the week. Progress there tends to be slow, but the city is starting to level off as far as growth goes. There will be a lot of changes between the next OP update and the last one, which was a while ago. It might be the largest update this CJ has seen. I'll keep you posted on its progress.

    King: I don't use the Euro tileset mainly because the I'm going for an all-American look here. That's not to say that places in the U.S. don't have buildings (Especially houses) similar to those in the Euro tileset, because they do. I'm just going for more of a modern-type sprawl look, much like the development that is going on here today. I do like the look of the Houston tileset the most for this region.

    To All:

    Sorry, the update won't be coming tonight. I can say this: it will be putting the region's highways in the spotlight. It will consist of a series of updates, going into detail on the region's interstate highways. That's all I've been able to plan right now, although I've done a lot of work preparing the update by taking pictures of various exits and such which will go into the updates. I'm also going to include some maps and regional views in the updates.

    The interstate highway series will most likely cover much of the week. So stay tuned to its progress! The first update should come tommorow afternoon or evening. 10.gif
