    Here is the in-depth update for Pinewood Shoals.

    This town was lost after the region got messed up, so I had to build it back up in population from 0 to the current level of 20,435. I have managed this town through budget problems, njz breakouts, abandonment and other problems to bring it to the nice suburban town that it is today.

    This is the general town of Pinewood Shoals, centered on the downtown area. The new Pinewood Shoals has a similar downtown to the old one.

    This is what a lot of Pinewood Shoals looks like: Subivisions, subdivisions, and more subdivisions. Suburban sprawl has spread up the Pinewood River. It's not always a bad thing, though. This area is near Route 34 (Avenue), which connects Great Bend to Pinewood, and goes through Pinewood Shoals.

    Thanks rewright. Those highway signs were made for me, because I could never make signs anywhere that good. But there is a site where you can make high quality interstate signs. Mdz1001 posted a link to it somewhere on page 5 or 6 of this thread. 10.gif

    Pinewood Banks
    Population: Over 27,000

    Pinewood Banks is a town with a story. Getting this town just right and making it blend with the rest of the region was a lot of hard work. I turned this town from a small, low-wealth suburban town into a major town with much higher wealth levels, as well as significant amounts of commercial and industrial zones. During the transformation, Pinewood Bnaks went through a stage with very low-wealth apartments and the industry was abandoning. Also, the budget was very poor. Four major loans were taken out, which helped to turn around this town.

    Pinewood Banks is located on the south banks of the Pinewood River, and Ocean Point borders it to the east. To the north is South Baytown, which can be reached using the I-68 Pinewood Memorial Bridge, located in South Baytown's town limits. To the southwest a ways is the little town of Pinewood, and Pinewood Shoals and Great Bend are to the west.

    I-68 goes NW/SE through Pinewood Banks, although the new I-68 expansion goes off to the south and avoids Ocean Point and South Inlet. It is a more direct and quicker route to the southern border of Pinewood County.

    Downtown Pinewood Banks is a very uniform area with some high-wealth residential neighborhoods. It was on the decline until just recently, when the town began to turn itself around.

    The old downtown area of Pinewood Banks is located near the Pinewood River, on the east side of town. Today, this area has quite a few large homes:

    Industry is big in Pinewood Banks. Over 10,000 sims work in the industrial areas of the town. Dirty, manufacturing and high-tech industries all co-exist here:

    Perhaps surprisingly, my favorite shot in the last couple updates is that last pic of the industrial park area. It looks more like an industrial area than anything I have seen or have been able to make, especially with the open areas and parks and stuff. I'm a big admirer of your work. Keep it up!

    oroen: I like that shot too, it's one of my favorite industrial areas. Near two highways, residential, avenues, the Pinewood River, etc. The parks help to reduce pollution and also make it look nicer, that's a method I've used for a long time and I do recommend it. Thanks for the compliments.

    Major Ocean Point Update
    Population: 116,022

    I'm providing this update of Ocean Point now, the second update for today. I've been playing the game so much getting the region back to shape after the config.bmp accident. Regional population has now surpassed the level it was at even when the region got messed up. REGIONAL POPULATION: 379,917. It won't be long before the region hits the 400,000 mark, and after that is the planned regional expansion.

    Ocean Point now has a formidable downtown. There's a few tall commercial and residential buildings now.

    I'm satisfied using the Maxis buildings for now, especially considering I don't use the plop mod. Any downloaded building would have to grow on its own, and that would be a long shot.

    A closer look at downtown:

    Ocean Point's Westover Neck District is one of the nicest areas in the city. This area is along the Marshland Bay, has easy access to to downtown via the Downtown Turnpike (E/W avenue), is located along Route 71, and has easy access to the Marshland Bay Memorial Bridge (I-31), as well as to I-268 and I-31.

    The South Point District is one of the nicer areas in the city, located southwest of downtown along the Pinewood Inlet.

    The I-268 Inlet Bridge area has seen extensive development. This is still a peaceful area, though. Plenty of jobs and services are located nearby, along with the Inlet Bridge and I-268 going through the area.

    Great job Comdude! But try to be careful when transitioning from higher to lower density, like in your downtown shot. That New York Styled building that is probably a stage 6 or 7, is overlooking a stage 1 house. I have problems with transition as well. Just tellin ya from experience!

    The shots are amazing! The population is high, and everything seems to be quite well! Very nice job!

    King: Thanks. The Reamon Plaza is gone, but I can deal with that. I think was in there before the region got messed up, but it got dilapidated and I demolished it. It wasn't worth saving at that point. I'm much more satisfied with my new downtown, too.

    Mike: Thanks also, and also for notifying me of that issue. I think what I should do there, is take out the low density development as there isn't enough space to re-zone to medium or high density and get a taller building there. The only problem is that neighborhood with the diagonal roads. I'm proud of that area, and I don't plan on re-zoning those zones. So downtown will have to stop expanding outward. But I will take care of that issue for sure.

    I have a quick update here, a map along with the populations of each of the towns in the region. Tell me what you think about this, it's different from the other maps I've posted.

    Like the previous update today, this update will be very small. I got the regional satellite pictures showing the recent growth in Pinewood County. I have been working on this region very extensively, and expect to see some really cool stuff tomorow.

    I've never shown the small town of Pinewood before, so here it is.

    First is the overview of this small, rural town of 11,259. Pinewood is located outside of the suburban sprawl of the region, although the sprawl has already crept into the neighboring town to the east, East Pinewood.

    A couple of announcements:

    1. Regional population has reached 400,000! As of now, it is at 403,325.

    This region certainly has a unique look with all of the diagonal roads and no streets. The sprawl is now starting to blend in over the city borders quite nicely. You can see a lot of care has been put into this city. 44.gif

    this is a very good and growing CJ. I really like you city and your talent to make it as realistic as possible. This looks really nice. I see some pollution along the ocean but thats ok for anyone thats going for realistic cities. I look forward to more great expansions.44.gif

    MAJOR UPDATE
    Two-part update: Ocean Point, East Point

    OCEAN POINT

    Ocean Point's population is now over 130,000. A goal for this city is 150,000. It is around year 250.

    This Ocean Point update covers the upgrade of Route 99 (OPI Airport Access) from an avenue to a highway. The upgrade was also made in the town of South Inlet to the south, where Rt. 99 goes through, and it is planned at OPI (Ocean Point International Aiport- SE of Ocean Point) to upgrade there as well.

    Route 99 goes through the mainland, south of the Pinewood River section of Ocean Point and right through a major high-tech industrial park.

    Two T-Interchanges, as well as the Elevated Highway/ Avenue Interchange were built (No NAM), making this a very complicated interchange. This interchange does see extensive use, and many sims are using the upgraded portion of Route 99 on their commutes to South Inlet or to Ocean Point, or to OPI.


    EAST POINT

    Updates for this town have been few and far in between, so here's the first one in a long while.

    This town is located northeast or Ocean Point, and borders the city to the east. The population of East Point is 11,185.

    Downtown East Point isn't anything too special, but it is a nice place with plenty of small commercial office buildings and shops. Route 28 is the avenue running through town.

    Much of East Point is along the ocean, and this translates to high real estate prices and nice houses. Some smaller, high-wealth apartment buildings have been built in this area of East Point, making it a very wealthy seaside area.

    Hi comdude. I just want to say that I am new to Simtropolis so I have this habit of reading entire CJs in one sitting(Nexis took me 5 hours!!!) and you are another victim. I really like this city because of the fact that it is so realistic. There is plenty of suburbs, they are so necessary. You have a nice downtown that's not stupid big and I love that. Also, you've managed to create a region made up of pretty much entirely middle and high-wealth homes(unless you've got a giant slum hidden somewhere), and that is intriguing. Is Ocean Point turning out to be an East-Coast Newport Beach?

    Anyways, PLEASE do not suspend this CJ, as fanatics like myself would surely be disappointed. The game needs more purists and you should think of yourself as an example for gamers who want to create virgin SC4 regions. Please keep it up.

    King: Haha. There is a lot of open land in the northern part of the region, but that's not going to be developed. So I will extend to the south, and yes, see if I can make a backup before then (I don't know how yet, so I'll see if I can figure it out).

    RadioheadFan: Wow, thanks for all the nice compliments. To have my CJ said in the same sentence as Nexis...well....that's an honor. You touched on all of the points which I have worked on making the region realistic (Downtown, suburbs, wealth level, etc.) and it is great to hear that I'm doing a good job on those. Don't worry, I'll continue this CJ. So thanks for those compliments, that's the kind of stuff that keeps me going with this CJ. 10.gif

    Here is the next update.

    BAYSIDE
    Pop. 33,113

    Bayside, located just north of Ocean Point, is a bustling, sprawling town. This town has some of the most suburban sprawl that can be seen, with forests being cut down to make way for treeless subdivisions. Parts of the town are older, while other areas have been recently built, and have fit into the category of suburban sprawl. At this point, Bayside has run out of room to grow outward.

    I-268 is the main road in Bayside. I-268 south goes to Ocean Point and near Pinewood Banks and South Inlet. It links back with I-68 in southwestern Ocean Point. I-268 north is the best route to Bay Cove and North Beach before it crosses Marshland Bay, and meets up with I-68, completing the I-68/I-268 loop.

    The Ocean Point/North Beach Parkway (OP/NB Parkway) is the avenue running N/S, parallel to I-268. It was the first and main road connecting Ocean Point with North Beach.

    Downtown Bayside is located along and near Route 28 (The avenue in the picture). This area, while not seen on the in-town view, is actually very close to the ocean. Downtown Bayside has a nice view of the ocean.

    The most recent Bayside sprawl has been to the west, in areas west of I-268 and the OP/NB Parkway. Subdivisions have been built surrounding the town landfills. Industrial areas border the area to the south and west. Pinewood Community College (Bayside Campus) is located in this part of Bayside, along with the Marshland Bay Country Club. To the west of this area is the town of East Bayville, along and on both sides of Marshland Bay. East Bayville is an industrial town, and has grown substantially along with Bayside.

    The older sections of Bayside are nice. This area was one of the first neighborhoods in the town. It is located just north of Ocean Point, and east of I-268 and the OP/NB Parkway.

    Complete Development of the new port town of South Shores


    As the Ocean Point region has grown tremendously in very recent times, the need for this coastal county to have a port of its own has increased. Although the region has three airports, one of which is the major international airport OPI (Ocean Point International Airport), it needs a seaport. For now, a small port in a developing town south of Ocean Point will do fine for the region. In the process is a planned port for the major town of North Beach.

    I do plan on downloading PEG's seaport, but I'm going to give it some time first, and build up some industrial areas in North Beach before I build the port. I also need rail lines. As a resort type region, Ocean Point hadn't had rail lines up until now, save for a couple of experiments which weren't saved. The first rail lines in the region are in the new town of South Shores, as well as the old town of South Inlet. Plans are to extend the rail lines into OPI to the east, and Crosstown and Pinewood to the west of South Shores.

    This is what the southern part of the region looked like before South Shores was developed:

    This is what the same area looked like after the development. South Point also sprawled outward, and now takes up most of its land area.

    This is what the town of South Shores looks like from closer in. The residential, commercial and industrial populations are on the right side of the picture.

    Downtown South Shores consists mainly of office buildings, stores, and a hotel or two. The avenue is Route 99, which comes all the way from Great Bend, along the Pinewood River, Pinewood Inlet, and finally South Bay (There is a barrier island which is located further east of South Shores, but it's not on the config.bmp yet).

    The Port in downtown South Shores, Port South Shores, is built near a railyard, with plenty of industrial zones around it.

    I-68 goes through a nice residential area in northwestern South Shores. The highway was there before the houses, and the developments were built around the highway.
