    I am establishing the Planning Commision of New Auria. this will in essence be anyone who wants to comment my CJ, aka, YOU! simple stupid, i show you a picture of planned devolpment, you say if it is a good idea or not. now, i know someone will ask this as they have before. NO, this is not a "requirement". all i am doing is asking anyone who wants to comment, to also say if they want the devolpment plan (e.g. a new residential area) to be built or not. i'm trying this out so.... yeah. tell me what you think.

    No. Who would want to live up against a highway? How about a service road parallel to it lined with strip commercial... a buffer zone and then residential.

    I think dividing sectors with avenues really looks nice, but the problem is, those stupid sims will never use the avenues! I am using avenues to divide my own sectors too but they just love to cramp in the roads which is the shortest physical path and leaving the avenues almost untouched, then they go complaining about traffics. I had to demolish all road connections to the avenues just to force them to use the proper path i designed for them. So... you might have to consider about this: maybe an avenue running through the sector would be more efficient.

    I thought that I might drop in for a minute.  Although it was good before, I believe that this CJ is improving, Spore.  This "interactive" style of CJing seems to be a new trend in recent times, but I feel that it is a positive trend.  Although I agree with Schulmanator about the proposal, I would like to note that I have seen houses right next to elevated highways in RL, although this is mainly in urban areas.  I can't say that the people living in these houses liked living next to the interstate, but the houses appeared to be in the R-§ range (or R-$ range, since this was a U.S. city), so I guess the residents were glad to have houses at all.

    i do like the little overview of the area, very nice. the proposal is decent, but not....realistic. If you do that, put sound barriers there. that adds a nice touch to. little suburb on the otherside of the river/lake, it sounds very nice. keep it up

    So does that mean there are no more departments, just planning commissions? And I agree with those who commented before me, put an avenue through the residential, and create a buffer zone of a couple tiles with soundwalls.

    i tried to incorporate everyone's ides and input into this. the avenue through the center, a service road with a commercial buffer encasing residential devolpments. sure, not my best work, but i tried to adhere to what you said! (i sure hope i didn't fail!!!!)

    alright, this isn't an update. just a proposal that was brought up to the Auria City City Council. some businesses have banded together in an attempt to upstage the Building Height act of 1980. the act states that no building in the city can be over 315 feet tall. this limits companies in the country to either mid rises or huge complexes that take up large tracts of land. the corporations that banded together ask the city council to remove this ban, so New Auria can devolope a skyline and Businesses can build tall instead of building out. 
    three proposals are currently on the table, which do you prefer?
    A) keep the ban on tall buildings.....for now
    B) relax the ban to 800 feet
    C) completely abolish the Buildling Height Act

    Rural New Auria

    Every City has its outskirts and smaller Sattelite Towns. for New Auria, one is the Township of Kenton! its 5,000 residents enjoy the freedom of living in the suburbs, only 30 minutes away from Auria City by highway or avenue.

    Hugh Laurie Bridge and Highway. named after former mayor of Kenton. the road stretches from the center of Kenton to the Center of Godsburgh

    a farmers market where feilds meet homes. every sunday morning, dozens flock to the tents after church to buy cheap produce from farmers. Aunt Macy's Home Made Pies is consistently voted the best tenant at the market.

    the Rural Kenton Junctions, of Hugh Laurie Highway and Route 2 of Auria City.

    Lumber Road Station, where farmers bring their products to be hauled away to other cities and towns of New Auria. it also ships out.....

    fresh cut lumber from the Kenton Lumber Yard and Saw Mill, where hard working sims and their axes come to for work every day to chop down the surrounded trees, then saw them down unto usable Lumber for Construction purposes in the town.

    if you ever need any firewood, all scraps or unusable peices are thrown in the pick up box out front every morning at 5 by Marty for all to come and get free of charge. after all, what would they do with it otherwise?

    Nice start to a CJ Spore! I'm impressed. I can see a resemblance to Flint, Il in some of your residential areas - Inspiration? Your rural areas look great too. The farms in that river bend are especially nice.

    very nice area. i especially like the 4th picture down from the top of the update. Although you really need to get some custom farms in there, you do make the area look nice. A good rural area is always nice in a region.

    helloooo! i want to thanky you all for your comments!!!! i will get replies out to you all personally a little later! but for now.....

    just wanted to get an update out there of new devolpments being built in Auria City.

    also, there is a mild crisis goin on in Kenton Right now. a recent strom knocked down the near 40 year old wind turbines that have been powering Kenton Township since 1965, leaving the town almost powerless, save the little bit of excess energy coming in from the Huss Power Plant in Auria City.

     a new source of power needs to be built ASAP and there are 3 proposals brought to the table

    yellow indicates a new wind mill/turbine station and the green represents a proposed solar energy collection unit between the interchange.

    what would you like to see get build, wind mills (if so where) or Solar Power Plant?

    This Brings up bigger issues relating to energy. and you can be certain reform and change will soon come to New Auria!

    i say wind. Although solar power can probably give more power off, i don't really think that it will fit into the area. Wind is renewable <--(i think i spelled it wrond 15.gif) energy that can be easily placed, and blends into the rural area. But then again, it is your city journal....
