Welcome Back!!!! When I saw 'Lakeland' on the regional map, I thought it would be like the Lakeland that was in SimCity2000. (yes the one that runs on DOS) Anyway, it looks really good with some higher densities.
I say you need a bit more story.... Instead on throwing in the pictures with concrete facts.... But do that at the end of the school year when you're not as busy. Future reference

Ephorex: I do use PEGS random tree lot. It is a big tool for me in creating lush wooded areas! Type PEG in the STEX to see more of his lots.

I like the way you designed the gated community of Courtley Village! Those English rowhomes look very pretty! I also like the suburbs of Lakeland, somehow I just can't manage to make it look like this myself, it's awesome!

Update 15

Palmwell Region

Hey everyone. You all are probably wondering what's on the other side of the peninsula, and the answer is this...

 

Palmwell - Mainland Euphora

 

This section of the mainland differs from the peninsula. Here it is very forested, hot, and tropical. As you can see, the water color is different too due to the changes in climate. It will be much more sparse here with open forests and natural streams. This area will rely on tourism for economy, as well as agriculture.

 

I want to thank the MallowtheCloud for this beautiful map. This is a modified map of St. Augustine, Florida.

UPDATE 16

Rapid Development In Covina

Welcome everyone. Thanks DragonAnime, welcome back! And also MayorTim... here is the update!

 

Covina has been experiencing rapid growth over the past few years. New lucrative businesses are being established, as well as a working middle and high class. Let's take a look at the development!

Euphora will be surpassed very soon by the rapidly growing Covina, situated on the mainland. The land was discovered by ancient Indians known as Kavines. Covina was somehow found within the ancient name, and here it is today!

Economy is prospering in Covina. Many wealthy business owners are opening up offices all around the city. Downtown is half done. Another half of the land will be offices and residential buildings.

As a more wealthy class starts to develop in Covina, the lower class in the city is feeling lost. There are almost no job opportunities for the lower class, as wealthier offices are popping up around the projects. More of these buildings are being demolished, and the inhabitants are entering middle class dwellings on the city's west side.

In the future, Covina will be a busy city. The work of some rapid transit will do the trick! Covina has a helpful, but complex system of monorail. Many commuters choose the monorail over the congested system of roads in the downtown core.

Here is a shot of the overwhelming state of development in the city. More luxurious apartments and office suites are being built around the city's old projects. Those lower class dwellings should be going very soon.
