    Ephorex77 - Thanks for your interest in my suburbs!! The reason why it is very forested is because I use Rob_2616's Urban Housing Mod  located on the STEX. It is a modd which modifies all of your Res$$ low density lots to enable a more realistic suburban town in your region. The pictures shown with the downloadable mod speaks for itself; a new approach to realistic suburbs in your region, with forested streets! I highly recommend it!

    You're probably wondering: just what is beyond those small mountains on the Euphoric Peninsula? It's a whole new county! The Euphoric Peninsula is located on a large landmass called Palmwell. Palmwell boasts the nicest beaches in the whole Euphora Metropolitan Area, along with outstanding hotels. It is very tropical, unlike the subtropical climate of the Euphoric Peninsula. Also, Cycledogg's new Terrainmod will be used in this region. Again, it's located on the other side of the Euphoric Peninsula.

    So Now:

     

    1) Do you want to see more development on the Euphoric Peninsula before the start of the development off the peninsula?

     

    OR

     

    2) Do you want to see Palmwell unfold now?

     

    ** Remember that development will still be going on at the Euphoric Peninsula and that major updates will continue to feature Euphora. **

    Thanks palmgurl... In Palmwell, there will be a TON of downloaded Palm Trees. Since palm trees are my favorite type of tree, you'll see an abundance of them, just stay tuned!

    I vote 1 as well. Also, if you do use Palm Trees in your more Tropical area, I suggest you se N747's massive palm trees which everyone seems to love very spairingly. I live in Florida, and I have NEVER seen a palm tree any higher than 2 stories. His palm trees are like 5 floors tall. They add a tropical touch, and I am not saying you shouldn't use them all, but if I were you I would use them sparingly.

    Looks like 1 it is!!! Thanks for the feedback guys! And TRUST ME mayortim and kosc... I use N7's palms alot, just look at my tropical regions of Lagota and Atlantique... but ever since the release of Jeronij's mayor mode tropical thing... It looks great and I just have to have those in my cities! I am the biggest fan of tropical places and palm trees, and these look great! Also in the other region right off the peninsula is all deciduous meaning that Cycledogg's Terrainmod is incorporated there! Also I am using the St. Augustine Map by Mallowthecloud!
     
    I will continue with the peninsula! Unfortunately no updates for a couple days! I am unavailable tomorrow, sunday, and then monday I go back to school so my time decreases! Hopefully I'll push an update in soon!!

    Wow, I LOVE your neighborhoods.  How do you keep there from being traffic problems?  Are you using any cheats or anything?  I can't seem to keep traffic at bay when I zone neighborhoods like that.  I posted a couple last night of some medium to high wealth neighborhoods but traffic is a nightmare, yours doesn't seem bad at all and they look FABULOUS!

    I really like Newport Hills and its suburban layout! You're well on your way with this cj Mike! I can't emphasize enough how impressed I am with the region, it keeps getting better and better, keep it up!

    6SpeedTA95 - You're right. Traffic is not bad in my city! But I do get alot of volume on my avenues and roads. And the traffic noise can be high in the residential areas due to commuters on the streets.
     
    This is a picture from Chicago333's Mandursuro... I am using it just as an example.

    I always used to ask him on AIM how he got this much development in this picture. He said that the commute times were all medium! If you want traffic to run smoothly within your suburban areas, you must have many roads going through the neighborhood, with the side streets having a good connection to the roads. See how his side streets all end up at the road? And the roads lead to the avenues (or most of them). If you have a realistic connection like this, your commute times will definitely decrease, and also the traffic in your areas will run smoothly.
     
    With high density though, I tend to use the American Grid system! In dense downtowns, I use the one ways going parallel to each other and in different directions every intersection.

    Traffic runs SO smoothly through the downtowns. In the residential areas close to the city where there is mid-high dense, I use the same method. Traffic runs smoothly! I live outside of New York City so I see this method used everywhere there is high density in the metro area.

    Burban Heights

    Here is the 13th update, Burban Heights! I was sick today from school so I had a chance to finish up this town and feature it in my city journal.

    Burban Heights is located north of Newport Hills. It is situated on the North Rowell Sea on the north shore of the peninsula. This city of 10,000 is said to be the nicest suburb of Euphora. Many of the town's inhabitants are successfull business owners who own offices in the inner city and commute everyday.
     
    With the overwhelming amount of wealthy Sims in the neighborhood, the demand for more recreation increased, triggering the proposal for the peninsula's own country club. Also, Euphora's first gated community, Courtley Village, is located here, and is a nominee for the 2005 EUPHORA PARADE OF HOMES.

    Wow, that update was amazing! I love your use of GC's UK set as a gated community, and those suburb shots are spectacular. I also like the golf course, and the industrial park...heck, I like everything! Keep it up!

    Wow! Lots of comments this evening! I am glad to hear that you like the Euphora Country Club! And if you didn't notice already, I am using Jeronij's tropical tree mod here. Trying to spice up the wealthy suburbs a bit with some flora variety! Thanks for all of your comments!

    If you haven't noticed already, I have created a lot that (with thankful help from Dirk) I've uploaded to the STEX. I've been trying for about 2 weeks now to get this lot up but it hasn't been sucessful due to STEX problems.
     
    Anyway, it is the Lakeland Mall (which you will be seeing in the town of Lakeland soon). Included in the file are 3 .dats which are upscale malls that look great in both suburban and inner city areas.

    WOW! Haven't done an update since May 2nd! I have been extremely busy with school, sports, and ... some more school... its been hectic... but I can finally squeeze an update in!

    Lakeland is located west of Westbury and located 30 minutes from downtown Euphora, with proximity to the Euphora Expressway and Bridge.
