growables and centrally planned cities

Unlike industrial and commercial, residential cannot be plopped while remaining functional. How do those of you that plan your cities get custom BATs and LOTs for residential where you want them?  do you keep bulldozing until the right thing grows on the zoned area?  (time intensive) can you temporarily block all maxis stuff from growing?  or are there any other methods?

First you wait for a residential building to grow, any building. Then, plop desired residential building right on top of it. Don't demolish the original building. It will be replaced, and still be functional.

Thanks!  I assume the number and wealth level of residents matches the plopped building, and not the one it destroyed?

 

Does this work with ploppable industry so it actually creates freight?
