Hmmm, a small ploppable would be easiest but ped tiles could add a nice look.

I'll try on my own city and try to get a picture of some possibilities

Wow!!! I've sure missed alot since I was here last. By the way, congrats to the elected city council. You guys are taking the city in a great direction, and also thank you for putting my hotel in. I hope to do some larger scale projects in the future here, when the city is ready of course. I do have one suggestion to make. I would love to se some commercial development by my new hotel, maybe in the future it can be a hot strip(to see and be seen lol). Anyways, awesome job on this journal, I need to keep up with it more often(as soon as I can get my wife off the computer lol).

    crazyarchitect: Welcome back. You're welcome to give us a proposal for commercial development around your hotel. Just specify where, and be sure it follows the zoning codes (which I'll link to in my sig). I hear you about getting the computer.

    Hampi: Update coming... NOW!




    It's not a very big one, but I figured I owed you guys some sort of update.

    The new commercial along Center St., which I have dubbed Hampus Village, is complete, and I took the liberty of adding a small strip of residential behind it. The dirt strip is space I and the DOR have reserved for a park of some kind, most likely a trail. You can also see that Center St. has been upgraded to full secondary road status.

    In the development are a car dealership, a printing office, two Waffle Kings, and some random Maxis office.

    Hey, i don't usually post here but i've been keeping tabs on this place since day one... so i figured i might as well put in my 2 cents... anyways i wonder if you can still buy land... cause i have a couple of ideas... one being a cell phone store... and the other is me having a house there... anyways nice job next time i'll make sure that i make posts here once in a while... still its been nice seeing the changes since day one... well i best be off now c ya...

    Why thank you, I would like to have some commercial zoned north of my hotel to give my customers something more to do, and I would like to purchase a modest house on the end of Center St. on the left side looking at the beach/port.

    As Head of The City of Virgin Shores Utilites Commission,

    The L Shaped strip of land will be the future site of the high voltage power lines that are proposed next to the electrical substation, and the strip of land will be owned by the Virgin Shores Department of Water and Power. 

    Here is the proposed high voltage power lines on the strip of L shaped land.

    But it is necessary across zones, And also between Port Blvd and the strip of land, put a another electrical substation across the street from the seaport, and will be built by the Virgin Shores Department of Water and Power. And also the the DOR will propose the park between Center Street and the electrical substation and the high voltage power lines, which is a 1x3 proposal of a park, no trails, just power lines, because of the electrical substation, and the L shaped land will be owned by the Virgin Shores Department of Water and Power.

    nousername: Post all you wish. I encourage it. And you can always buy land. Just grab a picture, open it up in paint, scribble anything resembling a plan, and we can work with it. Just tell us where and the planning comittee will put in their 2 cents and approve it, then I'll build it and show it off.

    patriots_1228: I've heard that one plenty before 21.gif, but that's not the meaning behind the region's name.

    crazyarchitect: The commercial shouldn't be a problem, we just need to hear back from the Planning Comittee. Also, if you mean the orange-roofed houses south of the new development, that's not really Center St. That was a mistake I made when doing that picture. The street is actually unnamed, but you can name it if you wish.

    supercity124: You caught me mid-post. The L-shaped strip of land is reserved for the park, not the power lines, as all of the city's power lines in developed areas are underground, according to city ordinance 2.a. Also, I'm not really seeing the point of the two substations being that close together. I also secretly have plans for that area.

    Links to the zoning codes all new developments must follow (updated periodically by the planning comittee) and to the Photobucket album containing every image from both incarnations of this CJ have been added to my signature. More will follow.

    (and I know, I'm double posting, I just figured this was unrelated and thus warrented a seperate post) Would you people stop posting while I'm typing!?


    sedimenjerry: OK. I think I'll get started on it then.

    supercity124: The city owns that land, not the DWP, and we don't need power lines there for two reasons: One, they would be en eyesore to local residents, and two, they're not necessary there. I am deeming a park to be more beneficial to the city, and thus I hereby deed the strip of land around Hampus Village to the Department of Recreation.

    I am sorry the L shaped land is owned by the Virgin Shores Department of Water and Power, the park will only be between the commercial area and the residential area on Center Street which is a 3x1 park area owned by the DOR, next to overhead power lines and the electrical substation.

    It is the proposal of the park north of the substation didnt you understand??, It is just a 1x3 park area proposal.

    supercity124: Last time I checked, the person who posts the CJ makes the decisions, and owns everything... Also, it would help if you edited the images so I could understand what you are talking about exactly.

    deathtopumpkins: Great job as always. Virgin Shores looks great. Also, I just noticed that the grid is on in all of your pictures, and the pics would look even better without it on.

    Hey, Ive seen your city and the thing that captured me the most was your port. I went to SimPeg and got all the things for my seaports, but I have the plugins all there, but I cant find anything while ingame so I cant plop anything. Where do I find everything I downloaded to make my seaports?

    And besides that great city, its goin fast from where you first started, and thank you for replying to my CJ as well.

    The city is really developing great!

    Supercity124: I don't see any use of a power line in the middle of the city, and I think that we shall build parks between the museum and the substation.

    And it's not healthy for the sims to live to close to a high voltage powerline, so I don't approve that suggestion.

    I like the devolpments so far. Virgin Shores has really grown... in 4 days!?

    To put the question to rest, the area mentioned is owned by the City of Virgin Shores.

    I do not see any use of power lines either, because they are underground in developed areas as mandated by Ordinance 2a.


    DTP: I see that you've put a link to my CJ's in your sig. I think it is a great compliment for any CJ. Thank you.

    Archean: Have you looked in the seaport menu?


    The Department of Transportation reports that Center Street has no problems, and is getting it's use. The installation of a roundabout on the western intersection will prove to be more efficient for the area as long as traffic volumes are not high.

    Sorry it's taken me so long to get this up...
    I had the following update ready last night, but while I was typing it Cox Communications (my ISP) suddenly decided to take the internet down for maintenance (or something to that effect), and it didn't come back in a little while so I fell asleep.

    supercity124: The DOR's park proposal was for it to act as a "buffer between the existing residential and new commercial." Me and sedimenjerry (DOR Head) agreed upon building a pathway instead of just plopping a Maxis park. This is the last time I'm saying that that land is city-owned, which means any department can use it with either my approval, or a majority vote by the Council as a whole, and I approved the DOR to build a pathway through there.

    Splime: Thanks for addressing supercity124. Sorry you had to post in a moment of conflict. My problem with the grid, however, is that in this city, for some reason, I turn it off, and then it's back on the next time I play, and I've forgotten to turn it back off. I believe you are the 7th person to tell me it's on. Glad to see people notice things like that. It means you actually look at the pretty pictures.

    Archean: Well, it all shows up in the... water transportation menu! The icons are blue with a ship I believe. They're almost at the top of the menu.
    And I actually haven't commented at your CJ, though we have the same regulars.
    I'm reading it right now, so you should have a comment from me in a few minutes though.

    sim-Al2: Welcome back. Any new thoughts on your recent land purchase? A bigger ferry dock wouldn't really be a problem. It would just be for the visual effect though, as no one can actually use it to go anywhere. And I tend to stick to Peg's.

    UPDATE 11

    I believe Crazyarchitect had requested some commercial accompanying his hotel, so here it is, but it hadn't been developed yet when I quit the game. I'm calling this development Crazyarchitect Corner.

    I noticed there was a pretty nasty traffic accident occuring as I took that last picture, so I continued to monitor it, but was unable to capture another one in progress, but here is what the regular traffic flow looks like at that intersection. Most car traffic appears to be coming eastbound on Coast Hwy.

    1. nousername: I'm sure the mayor of Virgin Shores welcomes all new businesses, so if you can find an appropriate building (i could only find this), then the planning committee would not object to a cellphone store... just no antennae right now!  (here in England, cellphone masts [or 'mobile phone' masts] always face strong opposition from residents... not sure about elsewhere in the world!)   As for your home request, I believe you can buy a house on the open market, just suggest one to the mayor.
    2. sim-Al2: Mr Planning Department needs a little more information!  Where in the city would you like your business to be based?  And what type of industry would your business be?  Don't forget to stick to the zoning codes when choosing a building (were applicable)

    Now I guess I should comment properly!  This CJ is moving extremely fast!  In post terms at least.  It seems it was a masterstroke introducing the city council idea!

    I'm liking the development so far.  The city is really 'evolving' in a quite realistic way.  Congrats. 

    The head of the planning department... me!  Has a small request planned for Virgin Shores!  Not for quite a while though.  I'll leave you in suspense!  No doubt the proposal will find unanimous approval from the Planning Department!!

    Edit: Argh my signature's gone really big!! Sorry, if anyone objects... i'm not trying to shout, honest.  I didn't ask it to do that!  what happened?!  This edit fixed it!

    1. psander5 :  Ok that works, and the building i was thinking of was this as for a cell phone tower... i beileve this should work and this is its dependency...  
    2. deathtopumpkins: as for where the cell phone store could go... i was thinking of somewhere like this... along with a place of mine...

    ^ sounds like a job for the DOT.

    that pathway looks LOVELY. It realyl does.. I like how it contines all the way back to center street.

    The Department of Transportation has a plan to alleviate the traffic problems on the Coast Highway.

    Port Boulevard will be upgraded to a Full Road from the refinery area in the bottom of the pic to the Coast Highway. The Coast Highway upgrade will extend through the residential district.

    The DOT also recommends that the intersection of Port Blvd. with Coast Hy. near the oil derrick be replaced with a roundabout. The DOT leaves the roundabout portion at the discretion of the mayor.

    On another note, the update looks good. Hampus Villiage is turning out to be a nice looking area. I like the retaining walls.

    On the note of the roundabout proposed by patricius maximus, I would prefer the 3x3 roundabout. The 2x2 always looks uneven.

    A small ploppable park green in the middle would look nice or you could do the 10$ default fountain.

    On my property of course. It would likely be I-D or maybe I-M. It will be low denstiy as the yard will just be for storing equipment. Maybe a few small buildings for admistration too. I can make a mock-up and will try to post it tonight.

    Hampi: Alex (Tarkus) has been contracted out to make a professional-looking one, and I'll be sure to announce it the moment I have news on it. For now we'll just have to make do with images and the old map, circa update 6.

    psander5/Planning Comittee: I've already got that strip mall, and actually, there are several already in the city (there's a growable version). Also, there's a Verizon store in SG's plop-a-shops. Hmm... about the antenna... We don't have one anywhere in the region, so cell phones would kinda be pointless. I guess if it didn't face major council opposition I would approve one. And yes, any house that is not already owned is purchaseable.

    sim-Al2 already owns land. He bought it a few pages back, so I assume he wants it there. And thanks for the reminder about the zoning codes. They look OK with your department's logo on them? And they're only #1 in a series of city ordinances I'm going to do. #2 concerns power lines.

    THE SUSPENSE IS KILLING ME... (not seriously...) And I think I should consider your development extra scrutiously, since it wouldn't exactly be fair to approve your own development... 2.gif

    Splime: You are just by commenting. You're also welcome to start developing (read the zoning codes in my sig), but no official jobs are available at this time, and city council re-elections aren't until 8/15.

    nousername: I checked out the links, and they're both acceptable. I'll fill in commercial lots 1 & 2 with strip malls to make it match. The antenna is scary accurate. I can see four that look just like that from the dock behind my house. Your request will be fulfilled next update.

    Patricius Maximus/DOT: Then it shall be done. But that's the port's oil dock, not the refinery. The roundabout shouldn't be a problem either.

    sedimenjerry: Actually, I would have to demolish the oil derrick to use the 3x3 roundabout, so I'm going to use the 2x2 in the NW quadrant.

    sim-Al2: Sorry I missed you earlier. I'll be looking forward to seeing what you're going to do.
