    Here it is!  Part 1 of 4 of Covina's Industrial sector.  

    Covina's industrial district is located directly east of AH-3 right across from downtown.  It can be divided into 3 separate areas: North, Central, and South.   In the North, power lines and windmills dot the area around a major rail line.  Also in the North, the area isn't as dense as the Central or South districts.  In this update, the pictures shown are from this area.  As a major source of jobs for Covina's residents, major roads and avenues are constantly congested with traffic.  This traffic was eased a little when one-way roads were added parallel to to freeway, but accidents still frequently occur.  The picture below shows a typical accident on one of the main avenues.

    Experts have been looking for a cheap way to solve this problem, but they sure haven't made much progress yet.

    Now on to some of the pics.

    cleaner475 Thanks.  Covina's roadways are always packed with traffic, day and night.  There are so many accidents resulting from it!

    topcliff: Thank you!  Actually, compared to some of my other industrial strongholds, Covina's is quite clean.  But yeah, some parts are quite dirty.

    Part 2 of 4 of the CIS.  In Part 2, parts of the North district that were not shown in Part 1 will be revealed.  Also, most of the Central district will be showcased here.  The Central industrial district of Covina is known for its rail lines running through the area.  These lines are an important asset for the business, as many goods are shipped back and forth from Covina to Auburn Bay.  A large warehouse is used to ship goods.  Many large factories are located along the tracks, such as a sugar factory, a chocolate factory, a furniture company and a distribution center.  Traffic is mostly composed of freight trucks in this area, as most commuters travel on the main avenue in the ND.

    Looks like a bustling area. Even though thoroughly industrialized, they still have greenery and even wind power. Good for them, a little eco-industry!

    Schulmanator: Thanks!  Yup.  It sure is!  Since this area is already filled up, Covina has seen moderate industrial growth in the West side of town.  Lol yes Auburn Valley focuses on having clean(er) energy sources as well as preserving a green environment.  In Covina, there are many windmills but at the same time there is that natural gas power plant looming over the city, too. 4.gif

    sunrise: Thank you very much!  This is my typical playing style in most of my industrial areas, usually you will see a lot of grids with some railroads running through the center or through the edges.

    topcliff: Thank you!  Hmmm.... perhaps it would be a good idea.  I guess I can sacrifice a little of Covina's green image for some more realism. 3.gif

    Ok, nearing the end of this series!  Here is part 3 of 4 of the CIS.


    The South area of the CIS is very densely packed.  Since the city limits extend farther South, many other buildings are mixed in with all of the industrial.  Its traffic problems are very similar to that of the North CIS, due to the close proximity to a moderate sized apartment area located across the railroad.  The only difference is that these traffic problems are much worse, as 2000+ cars commute using just one road.  Despite this, business runs smoothly for the many companies located here.  In fact, the South district provides the most jobs out of all the three districts of the CIS.

    Mikeaut1: Thank you!  Well, I've always liked industrial areas and always feature them like this in my CJ's.  In Monarch Valley, I made a few updates similar to this, but that area was a lot smaller.  I'm glad you liked it!

    Welcome to part 4 of 4 of the CIS!  This particular update doesn't feature a certain district, just the industrial development located parallel to the highway.  These buildings are considered to be part of downtown, as most were built around the same time that downtown was being constructed.  Many people commute to these factories, and traffic is 'moderate' (as the city likes to say) or simply just a mess (as the citizens do).  Well, here we go!



    Recently, a new overpass was built over the highway to ease a bit of congestion.  So far, it has worked out pretty well.

    Industrial companies immediately saw the potential of this area when Covina was first built, so they quickly purchased land here and constructed their factories alongside the highway.  With easy access to both the major route and the railroad, no one passed up the opportunity to build here.

    These last three pictures are shots of some new industrial developments that were recently built.  Previous buildings that once stood in these areas were demolished entirely to make room, since land in West Covina comes at a higher premium.

    That's it for all of the industrial in Covina, but don't think that there won't be any more.  There is a possibility that I might feature the CIS again before I move on to another city in Auburn Valley, but that's only if I lack ideas for an update.  Chances are, the next series for Covina will be downtown, which will be just like the CIS, but with much more parts (around 10).  After that, I might go back to Auburn Bay and show some ongoing progress in the city.  I hope to be done with showing Covina's downtown by December, however it may go as long as to next June if I can't play SC4 during the school year, like last year.  Hopefully that doesn't happen!  If I don't get to updating AV again this weekend, then don't expect one until next weekend.  Good night, take care and I hope you enjoyed the final installment of the CIS!
