    Expansion In Covina

    Here is an upate on Covina!
    Alot has happened since the last update so I decided to post a news flash.

    Yes, that's right! The Covina Population has slid past 200,000 residents, and is still growing! Here are some pictures!

    Here is the Central Core (aka downtown!). It has grown tremendously! Work still needs to be done at the waterfront there. Environmentalists are suggesting forests as a sanctuary for urban wildlife. Other suggestions include a commercial strip.

    Here is a shot of the downtown, but farther right than the first one. This picture shows a glimpse of the new high density development on the eastside. Also shown in the foreground is the Cingular Arena.

    Amidst the new commercial development, within the concrete jungle is something so mezmorizing... the Holy Square Church. Its prestigious architecture and size make it a popular cathedral for many Catholics in the city. It faces Greywall Square on Fullerton Avenue in Covina.

    Greywall Square is located in a relatively residential area in Downtown Covina. The beautiful Holy Square Church is located here, along with some great apartment complexes including The Hyde, Brizzatoe, and Hemmory Buildings.

    The Cingular Arena is located on the lush waterfront in downtown. A center for sports and conventions, the Cingular Arena captivates the new downtown commercial construction. It has its own station on the CMS (Covina Monorail System).

    A nice edition to the waterfront, the Wellsford Memorial Tower sits at the bank of the Covina River. An elevator brings tourists to the top dome where there is an observatory deck. Magnificent views of Covina at night can be seen here. Located down the street is the newly constructed Wellsford-Omni Hotel.

    Great update there Mikeaut - The skyscrapers look fantastic with a good variety.  What is traffic like in that downtown area?

    Yay! Page 7!

    Dhoppeii - Traffic can be a pain during the commute times. Every major throughfare in the core holds about 2,000 per commute. There is one one-way street that goes crosstown that holds I believe 5500 or something like that. I'll post some traffic data soon.
     
    Railrod - Thanks for your comments! And as far as the arena goes, its the Windspear Arena by NDEX and despite its size it's definitely the best model for an arena on Simtropolis! 29.gif

    Once again, all the BATs leave me speechless. I really like the Windspear Arena, happy to see that, but everything else was really cool too. Great work.

    I really love that downtown, all those NDEX BATs really make that city perfect, your cities are really amazing. Keep it up mike.

    RHF - Thanks for your comments! Yes, all those BATS. I was on the fence about downloading so many BATS for Covina, since my computer has just 512 RAM. But its so tempting while searching the STEX to download every building from NDEX!

    New Development In Downtown

    Hey guys! I have time for an update today, and possibly another one tonight! 1.gif
     
    Well, Covina's population has certainly grew. The current population is over a quarter million. Downtown has been seeing rapid growth, along with the development of a central park, new office complexes, some 5 - star hotels, and a convention center!

    Here shows the Westside. With high-wealth residential towers looking over the Covina River, we also have the Ritz Carlton Hotel and Convention Center in the foreground next to the Redline Bridge. On the other side of the highway, mid-dense residential dwellings are popping up.

    From the looks of these pictures, we are definitely seeing the downtown getting denser and denser. Commercial and residential buildings inherit the once barren land of downtown Covina.

    The above picture shows St. Mary's Medical Center off exit 2 of the Redline Expressway. St. Mary's is a leading hospital in Covina, and is connected to St. Mary's College located in the foreground. The college educates students who wish to be a doctor or surgeon in the coming future. In many emergencies, patients are always rushed here instead of in the denser neighborhood clinics.

    Let's direct our attention to the East Side of town. Here we see the vast development to the west. City planners planned against making the whole downtown core a concrete jungle. Instead, they believed that an established city park would do the trick, and to the east of the park, create mid-dense homes and services.

    Baywood Park is Covina's central or main park. With its location right at the waterfront, the park is used heavily by residents of Covina. Giovanni Del Mianni, an ancient Italian leader in SimNation, is buried in the mouselum centered in the park. You can go inside the mouseleum as well. Mianni is actually buried in the top dome of the building. Also in the park is the Mianni Arch.

    Located across the street from Baywood Park is the Covina, Marriott Hotel. The 15 story hotel is rated 4 stars and has magnificent views of the Baywood Park and the Covina River beyond that. The presidential suite is located on the 15th floor.

    Next to the Marriott Hotel is the Hyatt Highlander Hotel. This 5 star hotel has two main buildings which can house 2,000 guests at a time! With tennis courts, an elaborate indoor lobby, and indoor/outdoor pools, the Highlander attracts many wealthy Sims from Euphora during the summer months. They migrate to Covina and spend their money in the Hyatt. The hotel also owns the Palm Pool seen in the photo. The pool is 130 feet long and people walk the length of it or eat under the tall palms.

    This is a newly constructed area in downtown. Mount Sinai College is in the foreground, and the Covina Main Library flanks it. The monorail has a major station here. Hundreds board and ride the monorail through the city everyday to this spot. Many of the commuters work in 115 Parkland Avenue (the blue/glass building seen here).

    Really good work with the park, I think it was the best part of the update. Know what would be really funny: if you held a contest challenging ST members to guess as many BATs as they could find in Covina! That would be really fun...

    46.gif Those pics are just...stunning!! And I thought my skyscraper jungle was good 3.gif. Yours blends in recreation with concrete, steel and glass so effectively. 25.gif

    Just a few questions if you don't mind; really sorry if I've asked this before somewhere in your CJ. Do you use demand modds and/or plop buildings?? Also, where did you get that water feature (??) beside those palms; they look so nice.
     
    This is the first CJ to get a ducky and bunny from me 9.gif. Absolutely stunning!

    Excellent things about this update which should be kept up: 1. The high amount of updates. 2. The high use of BAT's. 3. Been able to create a skyscraper jungle which dosen't look ugly.

    Passable things about this update which could be improved: More realistic groth as around the downtown the land is too blank which is un-relistic.

    Bad things about this update which should be improved: N/A

    Ephorex - I use the demand mod in many of my downtowns. What I do is I use the demand mod until my res and commercial demand is at 1,000 - 2,000. Then I eliminate it and play the city from then on with no cheats. As far as ploppables go, many of the NDEX lots (there are 12 of them) are ploppables. Is this considered cheating? 42.gif I know some other city journals which grow their BAT lots growable but to save time I download them ploppable.
     
    Railrod - The bridges lead to the mainland which is not developed yet. In later updates you will see what goes on across the river.

    wow! I love the Baywood Park area, it looks extremely luxury... I'd like to have an apartment there, looking out over the park; I also like the palmwalk in front of the Hyatt hotel!
    Btw, I'm considering to switch my playing style of the game: since my cj's are mainly story-based, I think I'm going to use plopables instead of waiting for everything to grow, AND I'm going to cheat like hell! So your remarks in a previous post on using the plopable NDEX buildings as well as the high demand mod were quite helpful

    The update was great, the beautiful downtown does it all once again, I love the hotels and the pool with the palm trees. I see you have been using the LE a little bit, lol.

    The downtown looks really great, and I like the little blurbs about the different hotels and such. I'm a firm believer in mixed zoning in center city areas, so I like that there are commercial and residential buildings together, rather than distinct chunks of them. The highway layout is nice as well: a nice tight circle, with spokes coming off. Just excellent altogether!

    NOW FOR UPDATE 19.
     
    We have been steady in growth now. We are looking at some data graphs now and what is going to happen to Covina in the future.

    Covina has a huge waterfront downtown. North (or actually east) of where all this development is, more mid - density neighborhoods will arise. On the land in the foreground, a major industrial section will be expected.

    In the midst of the commercial development, a new tower stands. It is the Embassy Suites Hotel and Conference Center. Located on Central Avenue in Covina, the Embassy offers 400 spacious rooms with a grand lobby, indoor pool, fitness center, conference center, and a restaurant. It is the largest hotel currently in Covina.

    Hamlett Square located right on Central Avenue is an open space with three large palms. It is very famous because the first mayoral inauguration was held here. Also, the space is located right across the street from one of the Parade Of Home Nominees, The Cobb Park Plaza.
     
    Now for you I have some data graphs of Covina; mainly of traffic flow throughout the city.

    As you see, with the overwhelming amount of high-class in Covina, they have decided not to use the monorail any longer. This is also due to the current size of Covina. As it expands with mid dense, the monorail system should be up and running again!

    This is the central city. There is quite a bit of congestion through the city.

    Here is the volume report... It is nice to see that the highways are in full use throughout Covina. Also, in the central city there is alot of volume during the morning and evening commutes.

    Great update mike, I will have to nominate number two, I really love that building. I think it is a great looking building and it has a nice view. I like the downtown shots, once again.
