    Announcing the Recycled Super Kmart Contest:

    I would like to hear from your thoughts! In light of everything occurring today,  I thought it would be fun to get some feedback from the community as to what Sim's City's former Super Kmart location should be repurposed as. Before you and go and comment right away, please know the following:

    • The style of super Kmart being used is usually around 170,000 sq. ft.  
      • That's a lot of space to fill!  Use math and online research to fill the space with ideal replacement tenants 
    • I reserve the right to edit suggestions depending upon my own research results may discover
      • For example:
        • A suggestion of Rural King (usually around 70,000-90,000 sq. ft.) is offered along with Ollie's Bargain Outlet (25,000-45,000 sq. ft.) This would still leave space for me to play around with or leave empty.
      • Ideally, your suggestion will mean more to me if you come reusing the entirety of that 170,000 sq. ft.; but if you fall short a bit that's ok too as a 1:1 scale isn't always possible

    I would prefer the use of multiple tenants to refill the space to tell you that a retail recycle occured. I will allow ONE section of the building to be vacant as part of your suggestion just like the Southaven example below shows, but either use it wisely or better yet don't.

    Wow!! I can’t wait! I will definitely do my research. I have a lot of ideas but I’m going to research and get some real world examples.

    Now my first question, 170,000 sq. ft. , what would that equal to in the game as building size (tile size). I’m not that familiar with BATing so I’m not sure of the scale in game, that way I can get the idea the sort of space and scale I am researching.  

    Also, I saw you said the lot may be 15x15. Will this lot have our parcels as well or just the Super Kmart building? 

    Recently near me, a Kmart was partially torn down and repurposed to make way for a new shopping center. It was not a super Kmart but it was connected to another building to make it a Super Kmart size. I will do research on this and see what I can come up with! 

    Keep up the great work! Excited to see what the end result will be! I will be happy with any result from this!

    the Old Super Kmart in Hillsboro Ohio is now a fully sized Rural King, they also used the whole building I don’t have a reference as in the pics.

    A lot of former Kmarts seem like they are purchased by At Home, which we already have thanks to you, so what about Christmas Tree Shops, home goods, Best Buy, Ocean State Job Lot, spirit Halloween. I did find an article about Runnings, purchasing an old Kmart. Where this is regional it is a good way to incorporate the old garden center as this article states that sell farm and garden equipment, as well as hardware and sporting goods, and they have purchased 6 former Kmart buildings.

    my final suggestion would be a fictional, while you said you wanted retailers found IRL, the pilot episode of “superstore” was filmed in a Kmart they made into a Cloud9 superstore, that could be interesting to see  

    also while doing some research I found a plaza rendering of an old Kmart getting new life and a Kmart with a green color scheme, one I never saw before. That was pretty cool  
     

    ultimately whatever you create will like amazing I am sure   You’ve yet to disappoint our SC4 family

The one in Newport Ky is now a Ross Dress for Less “which is now new to the Cincinnati Ohio area”, Burlington and a Aldi, as in the one i use visit in London Ky is now a smaller Kohl’s, Marshall’s, planet fitness and Five Below.

    You must be from the KY area, I'm right in the middle of the state, Lexington. Lol

    Yeah the old Kmart in my area is now a Big Lots, Aldi, Harbor Freight Tools and a Chick Fil A as the new outparcel.

    @dubaidude303 Great questions! 

    I think a picture will help explain the size- and I'll post my sketch plan tommorow. Personally, I use the scale of an in game tile being 2000 sq. ft.

    The total lot (including parking) would be at minimum 15x15. 

    I really appreciate that you will look into this further.

    @Evanjs I'd really hope you can come up with something other than one brand. While it is neat that those two brands reused a former Super Kmart IRL, it really isn't ideal from a BAT perspective- espically since both brands have both been made. Again, I'd rather see multiple tenants.

    @Billk2007 That's a good start. I would suggest that you look into the square footage to see if all those combined would work. 

    Runnings has taken over a few regular Kmart locations, but no former supercenter locations that I'm aware of. With that said, I highly doubt Runnings would even use the entire space. The Kmart stores it took over were usually around 90,000 sq. ft. Rural King does not appear to use all of the space of its former Super Kmart locations, so there would still be a bit of empty space.

    That green Kmart was one of 5 prototype stores that Kmart was experimenting with after coming out of bankruptcy. The concept never took off beyond those 5 locations.

    @RRetail Okay, so here is some of my research so far. They are all just suggestions so please feel free to change anything around or add/takeaway things you may not like. Inspiration for this comes from a recently redeveloped Kmart shopping center near me that has a lot of new tenants.

    Location: Capital Plaza Shopping Center Frankfort, KY https://goo.gl/maps/sJCYvcnSyChiD6KQ8 The Kmart was a normal size store but the total shopping center is around the size of a Super Kmart.

    I used RL examples of stores that usually take over old Kmarts as well as added brands that are not in game yet or are usually found in shopping centers like this. Let me know what you think! I really appreciate your work and thank you! I will also continue to do more research into this as well.

     

    Recycled Super Kmart Center
    SQ FT.: 170,000
     
    Project: Keep existing Kmart structure with complete reconstruction of the front of the building and to be subdivided into 6 new retail stores. Also, a
    new outparcel will be included into the new redevelopment plan.
     
    Purposed tenants will include (TBD),
    - Aldi or Trader Joe's
    - Office Max or Staples
    - Homegoods
    - Liquor Barn
    - Dick's Sporting Goods or Gander Mtn.
    - Rack Room Shoes

    With the extra 600sqft, maybe add a smaller store or restaurant such as a Jimmy John's or Penn Station which are usually around 1,000sqft.

    @RRetail well I do know that some of the newer rural “Hillsboro Ohio that just opened” takes over the whole store. I wouldn’t mind seeing a plaza work like Home Goods, Ross and what not lol

    @dubaidude303 This is pretty much exactly the format of ideas that I'd like to see. Great work.

    As for those choices, I can already see some I take issue with for various reasons. 

    I doubt I'd use Gander Mountain as it is a brand that is no longer in operation. Even its successor Gander Outdoors isn't doing that great in my opinion. Dick's isn't a bad choice per say but I feel the space could be used by another brand that may flow a bit better with others. Liquor Barn appears to be regional so not really a great choice for some people.

     

    The one thing I would recommend to EVERYONE is don't look at how regular Kmart stores are being reused only. You really need to understand that Super Kmart is almost twice the size and therefore it would be much much more ideal to literally think beyond regular stores. 

    Also, I would try to keep brands national. A couple of regional brands (if big enough like Rack Room Shoes are ok) That way it doesn't limit the appeal of the reuse to select regions. 

    Here's a picture of how much space the building would likely use in game: (this is this scale I use)

    • One square is representative of one in game tile
    • One square is equal to 2,000 sq. ft.
    • For the record this sketch does not equal 170,000 sq. ft. but comes to 163, 500 sq. ft. Like I said sometimes a 1:1 scale is not possible.
    • Also, sometimes chain stores can be smaller or larger than the average so that does give a little wiggle room

    The Hillsboro one is a little smaller then Chillicothe Store. I believe Hillsboro was one of the first ones built. I’ve been to Hillsboro Rural king once’s.

    I sat up last night measuring the building you supplied as an example on google maps and was trying to figure out the scale you used for the game.  Thank you

    @RRetail Thanks for the feedback, I appreciate it! Sorry, I did not realize Liquor Barn was not a national brand. They seem to be everywhere where I live *:P

    So, without Liquor Barn or Gander/Dick's another option and it is a national brand would be Academy Sports & Outdoors and their stores can range from 35,000 to 100,00sqft. There is a brand new one near me that opened in a strip mall that is around 45,000sqft. Since it is a recycled building that this could be in, the former Super Kmart garden center could be reused as the area where they put the ATV's and outdoor equipment and such!

    Another store idea is World Market. They can range in size from 16,000 to 20,000sqft. 

    I will continue my research now that I have a better idea of how your planning the building. I am also sketching up the building to see what would work and how it would fit.

I am actually working on a re-purposing of a former K Mart in real life for work, at the moment.  Can't say too much on tenants yet, but I can say that there may be some  interest by a certain popular California-based fast food chain to build a new restaurant location in an outparcel in the parking lot complete with a well designed drive-thru allowing easy in/out access for vehicles.  Good to have these days seeing how no restaurants in the state are allowing dine-in yet.  Anyhow... look fwd to seeing everyone's ideas here!

    @RRetail Quick questions!

    As far as the building, are you wanting to keep the exact design features such as facade and structure in front of the building or do you plan on a complete design change for the layout of the building? (specifically the front) 

    I’ve been doing different sketches and measurements of it and wasn’t sure which you were planning to do.

    This isn’t a request but I found this is fitting for this post. This is a Old Super Kmart “Kmart” (now closed) that part of the old Super Kmart was made into a Kroger Store. I like how they kept part of the Super Kmart Design.

    This is dependent upon the suggestion of redevelopment. Obviously, in the case of Southaven above the facade was kept intact with tenants doing very little work to change the building. But I understand that more often than not updates to the structure are needed for other things to work. It would be really neat if someone can find a reuse by literally doing very little changes to the front just like in Southaven, but it isn't a requirement.

    That is absolutely fine with me. The fact that you are pretty much doing this IRL is very cool. Sometimes I wish I could do something like that myself around here but I also know there are plenty of factors that complicate things including demographics. Covid-19 surely will make redevelopment for all sorts of things in the future more challenging.

    You know this process was the process I've gone through some of my past recycled BATs. A lot of thought goes into this behind the scenes and if nothing else this contest helps everyone understand my thinking.

    I'm aware of this location. I actually visited this Kmart store when I went on vacation to Virginia Beach. What happened here was Kmart (at this point no longer a supercenter) downsized even further so that Kroger could open a store. Kmart still operated a store here as one of the last two Kmart stores in Virginia until recently.

    Inspiration comes from a former Super Kmart store in West Monroe, LA (111 Constitution Drive, https://goo.gl/maps/zbMVTgghEkqJt1LV7) which closed in 2003. It has since been subdivided into 5 stores.
    - Academy Sports & Outdoors
    - Harbor Frieght Tools
    - Planet Fitness
    - Mexican restaurant
    - Vacant space

    The reason I chose this location after a lot of research is because it had been subdivided into 5 stores instead of just one. Many locations became Meijer's
    or Home Depots that I found.

    Project: My project will differ slightly from the location mentioned above due to RRetail already making some of these stores in other projects. Stores proposed will be,
    - Academy Sports & Outdoors (71,000sf)
    - Office Depot or Staples (26,000sf)
    - Homegoods (26,000sf)
    - Whole Foods Market (40,000sf)
    - Rack Room Shoes (6,500sf)

    These are the average square footage of stores. These come close to the 170,000sf space. There is about 500sf that was left but it was hard to get 100% accuracy for the scale.
    - Starbucks (if possible in outparcel, 4,000sf)
     
    I love the idea of using the Academy Sports because of the fomer Super Kmart garden center can becomne the area where they put the outdoor equipment
    (tents, ATV's, canoes, etc)
    The only major changes to the building would be the front of the building for newer updated storefronts to give it a modern look.
    Also, a lot of former Super Kmarts had very large parking lots and a lot of stores added outparcels into their lots. A Starbucks would make a great location
    for this! The Starbucks is completely optional and just an idea for the space. 
     
    Here is a quick sketch I did of how it may look and fit into the space.

    Nicely presented! This is exactly the format I'm looking for. I will say that I may possibly change the Whole Foods suggestion. Whole Foods feels too upscale for this, but that's my personal opinion. I'm also not promising anything about Starbucks- that is a brand with plenty of coverage on this site. 

    The last thing is the reuse of the garden center for Academy's outdoor equipment. I may not do that - if your suggestion wins - as it appears the West Monroe, LA you linked does not.

    NOTE: This new Strip Mall #2 file replaces the previous Strip Mall #2. The prior Strip Mall #2 is known now simply as City Center Shopping Plaza and will soon be updated to a version 2.0.
