High-tech industry not moving in

Okay, so my city has kind of hit a snag. The city has 60,000 people and a positive economy with about $3k of leeway a month. Demand for high-tech industry is positive. However, I have two problems:

1. I'm completely out of room (a shallow channel bisects the city) and surrounded by other cities that I built.

2. Dirty industry, which has been rezoned to high-density, will not shift to high-tech, even with great education and high-tech industry taxes set to 1.0%.

What can I do to get high-tech industry to move in? Also, how can I quickly get rid of the air pollution that has built up?

I have about $2.5M to fill in the water if it has to come to that.

 

Any advice is appreciated!

HT is not coming in because of the pollution. Bulldoze the dirty, plant some $%&^!ing trees, wait for the pollution to go away, put new industry zone down.

Dirty industry implies pollution, get rid of most of the latter by demolishing the dirty industry. Remember it takes a few game months to years for the game to clear this pollution away.

At the very least, HI should be a significant distance away from dirty industry and other possible sources of pollution.

If you have a lot of car traffic causing a lot of air pollution in the roads, then build up some public transit, though I doubt it would increase that much to the point of affecting HI and $$$ R and C.

Or use a mod/ploppable building (you can search and download them in the STEX) to get rid of most or all of that pollution.

Worst case scenario, no big deal, you can meet that demand in another city, farther away since your neighboring cities are built up. RCI Demand will always be there, but space in any specific cities is limited, so when you fill the cities up either you redevelop them in some way, or spread out to other cities that have the space.

As for the second question, the game will not automatically redevelop your zones, it may or may not not do so if conditions are ideal, but less or not at all if some or all these conditions are not met, and while you have education, my guess is that you have pollution from the dirty industries, which is a major turn off for HI. Even with ideal conditions it can take a while or it can never happen at all, so demolishing buildings so it can replaced by other RCI class/$ ladder often speeds the development process, though it may take a few tries if something not to your liking pops up first.

I-HT has exactly the same requirements as CO$$$.  You'll have to clean things up before any will arrive.  Check your pollution display.

    Yeah, I kind of figured it was that.

     

    My plan is to bulldoze all the dirty, fill it all in with parks/schools, fill in the water, and plant my high-tech there. I'll probably also phase out my oil plants for solar, as well.

    I use pollution reducing lots in my industrial zones to get the industry I want and keep Commercial close by. It feels a little like cheating, but given how RL buildings are arranged (often no attention is paid to pollution when planning things in developed areas), I figure it's a reasonable compromise. Plus the lots aren't cheap (though for some reason I have been running a $5000 surplus in my largest city for quite some time, so the cost isn't much of a factor).

    in one particular city I have dezoned all of my dirty industry and put down some grass tiles to make it nice and hit the 3x to make the pollution go away and high tech came in to take its place, you just need to have the demand for it and the proper eduction levels and health levels, HT likes to be around commercial as well.

    an easy way is to build a city next to this dirty industry city, and let ur residents commute. :yes:
