All of my demand is in the negative...

With the exception of High tech (Which is still very low), everything else is in the negative. I have some screen shots to show my city so maybe you all can help me get my demand back up.

Hmm..what cities do you have that are bordering this one? because demand is a very picky thing in the game.

you probably need basic utility stuff. try upgrading your health and education systems. or maybe the roads are too congested so the demand caps off.

    I have a large dirty industrial city and another small city with commercial and residential and a large city that is having the same problem that is also residential, high tech, and commercial. I have some farms in the dirty city as well. My cities traffic is in the green as well :\.

    Oh yeah my health care is good, life expectancy is almost at 90 years. Education is good as well with the exception of one little neighborhood.

    Caps can't be the only issue since the demands are negative. I think it's a tax problem. What are your tax rates? Do you have enough low wealth residents?

    all my taxes are at 9% except industry...I don't want low wealth residents in my city, do i need to make low wealth lots to grow?

    you should parks. Parks help improve demand to a city. And your needs......... A LOT

    You do not have cap problems, you are simply trying to violate the essence of SC4 development.. if you want growth, you must follow the plan.. get city growing, get residents, get jobs and EVOLVE the jobs as the population evolves. AFTER you have the proper development of jobs then you can "control" the population.. but it STILL must fit the profile of the jobs available which MUST contain workers across the FULL SPECTRUM of wealths (whether from this city only or adding in the commuters from adjacent tiles). Even the very richest "job opportunities" in SC4 only employ about 15% "rich" (ie R$$$) residents.. they still must have roughly 40% R$ and 45% R$$ workers to function. Taxes, education, environment and civics are your primary means of "control".. that IS the GAME of SC4..

    I see the empire state building there in your first pic... Is that a "plopable landmark with jobs"? If so that could explain why your commercial demand is so low. If you've got decent demand and then plop one of those huge job producers you'll kill your demand.

    In general, keeping low wealth SIMS from moving in will stunt the growth of your cities. Even CO$$$ employs plenty of R$ workers. I recommend installing the the Census Repository Vault to keep an eye on demand, drives, and jobs in your region.

    Also, steer away from plopable jobs! They seem like a good idea, but can cause more harm than good to the balance the game tries to find in a city.

    I didn't know that it offered jobs...I just plopped it to see what it would do, and I didn't see any change at all..waste of 500k or what ever it was.

    I downloaded CAM and that vault thing. Now I don't think I will be able to supply the demand that they are now saying I have. CAM seems like a demand cheat, though I don't know how you all think about it. I thought It was only supposed to change the amount of jobs per building, not make all your demands go up.

    I also don't understand the vault thing. I guess if I was actually reading up on how the mechanics work on sc4 since the day I bought it in jan 03, but unfortunately that isn't the case. It's been several years and I'm just now getting into modding...

    Yes, like SC4BOY and YakieS1 said you need plenty of low wealth sims for you city to function. Place them in an adjacent city tile if you like, but make sure to educate them so they can get jobs in those fancy CO
