Can I have some assistance in creating my commercial metropolis?

So I have this city with a decent amount of citizens(130,000), a high demand for I-HT(The other industries are in the neighbor city), high education and health, decent mass transit system, and a high income.
I've built several monuments and parks, and greatly lowered the taxes, but the CO$$ and CO$$$(Whom I am trying to attract) have low demand.
Any tips?

lower the taxes to 0 you won't get money at first but when you think you've got enough to them to 4 percent.

    I've tried both.

    I have the rich person tax very low, and their demand isn't too hot either.

    And I only have High-Density allowed.

    Since you have high demand for I-HT, find a place in your region to create a High Tech Industry zone. This will generate demand for R$$$, and after the R$$$ find a place to live you should eventually see demand for Commercial Office go up.

    The key to generating demand for jobs (like CO$$$ and IHT) is to get a surplus of unemployed residents that will demand those jobs. In your case, the residents that demand CO$$ and CO$$$ are generally middle to high wealth, and more highly educated.

    Also, to make sure that the demands are met correctly, download the I-HT fix so that I-HT will also let R$$$ work at them. Otherwise you may have some issues with unemployment later on.

    Try building more parks in your business district -- especially BSC parks, these can really increase commercial demand in the area.

    it heps to build commercial along a large , heavily populated corridor ( like the main route between the residential and industrial). use plaza [large] in the commercial district

    But still, your city is just too small. Can you imagine some real city eith 130.000 residents and with a lot of skyscrapers.

    Have at least 400k or 500k Sims before expecting real (high-rise) commercial districts.

    Everything else is ok, you should have nice education, IHT district established in your or neighbor city. And definitely place commerce in high traffic venues, where a lot of Sims travel.

    I have a commercial metropolis. But I have 700k sims in one large city tile, not 130,000. Above that city tile is 2 medium city tiles. One I filled up with industry (about 70k jobs) and the other is ALL commercial. Put all of the commercial taxes on 0 or something close. In the Residence city, put all commercial taxes to 0, so that commercial demand grows before your eyes! Back in the commercial district, zone low density first, and then upgrade the dencities higher once you got the whole map covered with small services. Remember! Add parks where desirbility is low, especially plazas (many small plazas filling up a small space work better then putting in one big plaza) When you need one, put in an airport (depending on how many jobs you have, put in a medium). That will raise desirbility and growth caps alot. Remember to put civics in as needed. Remember also to connect all of the cities using avenues or roads ( if you decide to connect using roads, put in more connections than what you would with aveunes, because roads hold WAY less cars/buses than avenues) Make sure all of the RCI graphs are equal. Put the speed on Chettah Speed, and watch your commercial metropolis grow! I hope this helps, because it made my region very successful. I got around 750,000 jobs in the commercial district. Every block was filled with skyscrapers!
