Huge Demand for Residential...yet no growth

I have installed a good amount of plugins and modds recently and was wondering if anyone knew of one causing trouble with residential lots not growning...I got a huge demand for them, and when I zone for them they fill right up.  But they wont get bigger then a house.  I got amazing high land value and such and education all through college.  Good healthcare and all that other jazz...anyone ideas?

    Oh yeah...sorry. I have zoned for mid to high density in many areas, but no bigger buildsing come in. I even once tried it with extreme demand ordinance, and yet nothing happened.

    There are a few things you should check:

    -Make sure the zones are watered

    -Make sure your city pop is above 1100 for med. density, 20000 for high.

    If you have high wealth residential develop, sometimes the land value is so high other development can't afford to move in.  That is usually spotty though, and shouldn't dominate.

    Are your zones watered?

    Is your population over 1,100 (for medium) and 26,000 (for high)?

    I have the exact same problem. It seems to kick in when the city reaches a certain size (Aprox. 150-200.000 inhabitants). This problem makes it extremely hard to re-develop central areas in my biggest cities, because I just can't count on the buildings coming back after I demolish and build a new avenue or whatever. Let me know if you find the answer4.gif

    Will do...yeah I got all my city with water, and taxes are good, and I got over 6000 people. I not asking for huge sky scrappers, but I thought that some apartment buildings would come in...who knows...I will keep building for now. But with so few people, there is no demand for any commercial or industry...all my city is manly residential...I was wondering what tungstun said...maybe the land value is just way too high? I got mayor rating above 120? Don't know how that happened. (I used a cheat at the bigging to give alot of money so that I could build this really cool city, but things are not deveolping like I wished they would.

    Yeah, that struck me to, that maybe your cites still are to small. But my cities just refuse to grow after about 200.000 inhabitants. Why?

    For both the posters with problems, I assume that water, zoning and population requirements are in place to get high-rise development. The population requirements are per type, so that means you need, for example, ~50,000 of R$ to get stage 8 R$ buildings. it doesn't mean 50,000 total population or jobs.

    6000 total residents aren't enough for high-rise development in any case.  But for 200,000, might want to look into how it's broken down.

    To "jumpstart" any development, you could throw in some immediate incentives, which means, plant trees over the zones and plop parks right next to them. You'll instantly get an area that is temporarily attractive to build in. If the surrounding amenities can sustain it, these Sims have employment and a way to get there, the buildings should stay. If not, the buildings will diliapidate or abandon.

    Edit:  Looking over tungston's post, it reminded me.  There is only gentrification when there's redevelopment in the game (dilapidation doesn't count).  So that means, if the residential area you want to have high rises in is a R$$$ neighborhood, but you only have high demand in R$ or R$$, the R$/R$$ highrises won't redevelop the R$$$ housing.  Kick the R$$$ to some other part of town, or tax them so they won't build for the time being.
