Nice! The whole port looks great. I noticed that you've really been creative with lot placement in this update. Take the Neptune Port Authority, for example. Using that particular industrial building was a smart choice, because it fits in with the setting very, very well. In addition, I really love that large parking lot you've set up for the building. I know you'll keep up the good work, so I won't bother saying it here. 3.gif

    NMUSpidey ~ I terraform the lines, so they are straight.  It is the easiest way to get them to work.  Then you have to level the land around them so the lots are all on the same level ground.  It's not too hard, just time consuming.

    With this update we return to Neptune's Cove.  Which, because of the new Seaport, has been booming.  Boasting a ever growing population, many new developments have been finished.  The numerous jobs provided by Neptune Seaport have brought new Sims to the small town.

    There are many different styles of houses and buildings in Neptune's Cove, due to the fact that the seaport has attracted people from all over the world, though mostly Europe and North America.

    The roads have been improved, to allow for better flow during rush hour.  This avenue was redirected under the railroad recently.

    The population of Neptune's Cove now reaches more than 18,000 Sims.  With a new seaport, the agricultural pursuits of the people of Neptune's Cove is also climbing.  Several large land purchases have occurred recently.

    Lovely pictures, although the buildings are completely different from each other, they fit together perfectly. Nice work my friend.

    good update. I live the contrast between the small city and the farming area. You always do a nice job of keeping it un-griddy. I like that.

    I like your explanation for the nice looking variety of houses and apartments in Neptune's Cove. It's not tacky at all! 3.gif Plus, great job utilizing the avenue underpass. The tree parks placed next to it were great choices to fill in the gap between it and that spa W2W. Awesome overview picture to end this excellent update!

    Thanks!  I'm glad you find Garland and Adelphi to be inspirational!  I got the railroad underpasses either from the STEX or the LEX.  That's where I download about 95% of my Lots.

    WHAT AM I GOING TO DO NOW!?!?!?

    The Local Government has decided that the State Fair should be moved to another location, due to the encroaching city.  Several large Residential neighborhoods have developed around the fairgrounds, and now the residents are complaining about the noise, not to mention the smell.

    After several months of planning, and searching for land, the State Fair has been moved to the rural section of Neptune's Cove.  Surrounded by farms, and with easy access from the local highway, it is still convenient to reach.

    However, the city of Neptune's Cove now has a problem.  There is some prime land, in one of the fastest growing areas in the city, and they don't know what to put there.

     Many different companies have put forth options for the land.  However, the city government cannot decide on a particular plan.  So, now they are asking the locals to vote what they would want to see there.  Here are the options:

    1. New Commercial Office Development

    2. New Medium Density Residential

    3. New Park

    4. New Park and Housing

    Now it's your turn to vote!  What do you think will best suit? Just to give you a little description.  On the opposite side of the railroad tracks, there is some Medium Density Commercial Zones, and the other three sides are Medium Density Residential

    i'd say go with the new park and housing option. have the park border the rail line and both the road and avenue underpasses. make the park in the shape of a T, having a path down the center of the area. then put zone for some mid-rises. can't wait to see what you do!

    I agree with Dan, that particular park format would turn out nicely.  As for the residential mid-rises, I would suggest you use one of several different types of NDEX lofts.  Search for them on the STEX by using one of these following names: Belton, Greywood, Jacinto, Oakendell, and/or Thaneplace.  I think they would really fit it with the current buildings. 9.gif

    Well, that vote was pretty unanimous, so here's the results.  Thanks to Dan for the idea, and Kyle for the building suggestions!  I hope you all like the new development.  Presenting:

    ARTEMIS FIELDS

    Once the results of the vote where in, the city council started planning, and preparing to build. After several months of planning, and preparing, building began on the new Artemis Fields.  Another several month passed, and the new Sims were allowed to move into their new Lofts.

    Even on a rainy day, people gather in the parks, though many more stay inside.

    And, near the new Artemis Fields Community, the One Star Office building has been recently finished.  Many of the employees and business types that work there live in Artemis Fields.

    URBAN AND SUBURBAN REBEAUTIFUCATION PROJECT

    Due to the huge success of Artemis Fields, the city government has budgeted money to fund a new project to rebeautify the city.  However, the project extended to both suburban and urban areas.  The project funds allow for small parks, and paths to allow Sims to exercise.

    Many local areas have been redone, and several news ones have been built based on the new idea.  Happiness throughout the city has increased, and the residents of Neptune's Cove are some of the most content in all of Garland.

    With the booming population of Neptune's Cove, that now exceeds 30,000 Sims, several new companies have shown interest in this part of Garland.  Coca-Cola has bought the land these buildings are currently on.

    Coca-Cola unveiled their plans for a new Coca-Cola Headquarters Complex in Neptune's Cove.  The company plans call for a Corporate office, and an Office to oversee Distribution in the Empire of Garland, due to the large Neptune Port.

    You really deserve much more replies than this, for the quality work that you've done. I haven't been around for the last few days, so it looks like I missed quite a bit. But where is everyone else? 3.gif

    Artemis Fields looks awesome! I'm glad that you chose to use those NDEX lofts, because they look pretty darn good right there along with the great park layout. Looks like you've done a little relotting with the apartments, too! And those effects that you added to the shots are amazing. Rainy shots are kind of a hit-or-miss deal - sometimes it's done right, sometimes it's done completely wrong. One thing is for sure, yours is definitely top-notch.

    The most recent update is just as spectacular as the previous one. I'm impressed with the wide variety of houses present in those suburbs... and once again, excellent usage of the parks and trails. The same exact thing goes for the commercial areas. Good combination of buildings (you really have a talent for that) in both shots. Keep up the fantastic work, and I'm very much looking forward to see what's next.
