I WILL SAVE US ALL A LOT OF TIME -- I HAVE INSTALLED A "NO PALMS" Mod  -- TO BE USED IN MY NEXT CITY !!      
(Nuenburg was too far advanced to go back and rebuild ALL the roads with palms stuck on them !!)

This week, our tour of Nuenburg continues.  We move from the Alte Bibliothek neighborhood north through the mid-rise condos, flats, and luxury apartments on the south side of the business district.

It is at this point that I usually mention the goals and guidelines I had in mind while building the city.  I think I’ll skip that part of it in this installment.  If you’re really all that interested in the “nuts and bolts” of the thing, you can look back at the last entry

We’ll start off with the Nordstrom Shopping Mall.  It started out as the North Point Mall a couple years ago, with a descent assortment of small shops under one roof.  But then Nordstrom came in and offered to build a large “anchor” store for the mall.  In addition to the two focal shopping points, we have a “five star” Italian Restaurant, a pretty good “Denny’s” for the more mundane taste in food, and a really nice little breakfast, brunch, and lunch restaurant.

Just across the avenue from the mall you see the building owned by the financial services of Simon, Franks, and Associates.  This one is a bit higher than I like, but it is an unusual building, so I decided to let it stay.

This is one of my favorite buildings and forms the terminus of the tree-lined Center Street that runs north into the heart of the downtown.

In this shot, we are moving from the residential area into the downtown business districts.  You’ll note that I used a series of small parks to separate the residences from the business.  Here we have the Belgenny Luxury Hotel and a block further on, there is the Holbourne Complex.  I keep experimenting with small office buildings – trying to devise some sort of practical office park arrangement.

Off the north corner of the Nordstrom Mall you will find “The High Street”.  This is where all “the very best” shopping is done.  They’ve got several fine shops to choose from in addition to Marks & Spencer and the Luis Vuiton building.

Here you see another view of the transition between the residential and the business.  The green-roofed condos are perfect for the setting.  You’ve got the tree-lined Center Street on the right and the barrier row of parks in front with a few “McMansions”.

This is (I think) a bank building found in Helsinki.  I came across this lot some time ago, and I’ve been looking for just the right opportunity to use it.  It looked too dull as a simple square – and enlarging the square would have taken up too much room in the heart of town.  So I elongated the square instead, and included subways, parking, landscape – and placed it right off the city center.  I’m especially pleased with the landscaping.

This is an extrapolation of the City Center Park theme I’ve been working on.  I used a fountain as the centerpiece (just for Tariely) and expanded and improved the landscape a bit.

I think I’ve just about hunted down enough med-rise buildings to give my cities a good mix of custom content.  I’m still determined to mix in the Maxis content because it will help to keep the traffic patterns and RCI balance all in order.  But I think it is turning out to be quite a good “mix and match”.  Note the parks along the diagonal avenue.

Note the extensive use of landscaping and especially the Paeng park pathways.  These come in very handy.  My city center has been built on the principle of the visual axes (Remember “Odainsaker’s” comment.)  The city sort of spreads out as a large “X”.  The Paeng pathways are very good for landscaping the points, corners, and along the diagonals where possible.
The big, gaudy statue is probably someone like Emmeline Pankhurst.  But I find it of interest that it wound up right next to the “Déjà vu” Club.  Leave it to Maxis to grow the club in the center of town.  And then it pops up a pharmacy next to the club.  Strikes me there’s something “Freudian” about having Emmeline Pankhurst, a “whoopee club”, and a drug store all in a row. :rofl:

Here’s the north edge of the downtown area.  I’ve used another one of my favorite buildings, the Lever House – and tried out a new one, the Qiu Tao building.

This is on the east edge of the downtown and uses the “Jean Canfield” building and the Talin Bank buildings to fill in another diagonal zone.  The Canfield building is quite interesting to place and is a large over-hanging structure that allows you to place filler lots up under the edges.  Note the use of the Paeng pathways at the tip of the diagonal.  The pale grassy surface of the “diagonal” seems to blend perfectly well with the park arrangement.

Love the round shaped building like the Helsinki and the dome shaped Library of Assumption. Paeng border parks are nice yet a bigger shaped square park would be nice, Riptide fountain awesome, still showing some more ... Subway entrances would ber nicer if some used as on the road stops, capacity will not be that great for important station there nice Road Top

Very nice landscaping/showcasing of major attractions:-) (Helsinki Bank, Assomption Library). Urbane urban center (the parks  [and thanks for the fountain !:-)] I like Center Street a lot ! The custom content is blending well with Maxis vanilla, mostly. Well dressed diagonals. And the trees variety is most satisfying to this tree lover:-). Hint for night pictures  : for less blue night your perhaps could use the Mashty Night Mod... (darn, wanted to link it but for some reason I can't find it anymore. Uh ? I have it, it does exist... Has it fallen into a hole of the SC4 space-time continuum ? ...ah, it's something Japanese... Moonlight ?) Anyhoo, all in all a very good entry ! Looking forward to the next one.

Nice entry , everything looks to be blending well . The no palm mod , cool . Have  you had any negative side effects from it's use ? I was going to give it a try but still a little edgy on messing with tree mods . I use a lot of custom content already and my game is getting a bit sluggish . Deciding on a favorite image would be difficult as they are all very nice . Fine job , keep it up . looking forward to your next entry .

Thank you much, sir -- you are too kind.  Yes -- I enjoyed working with L' Assomption and especially the Helsinki Bank building.  And I find that I really enjoy working out  original landscaping solutions to my problems.  I had largely ignored landscape until a few weeks ago -- and this is working out very well.

I had a feeling you would like the landscaped greenery on Center Street -- and it ties in nicely with the parks used to separate the business and residential areas.  And I'm pleased that you are pleased with the tree mix I'm using for the landscape.  It's an absolute bear to work with -- each square carefully considered -- then a lot of scrolling, plopping, and more scrolling.  As for blending Maxis -- I try to make sure there is at least one custom content lot for every business city block.  This keeps a visible variety of buildings, makes use of the qualities of the Maxis stuff, and keeps me from running out of Low and mid-rise custom lots.  I do wish the batters / lotters had made more low and mid-rise stuff instead of all those skyscrapers.

No palm Mod --

I haven't really put it to the test as yet.  I'm working over in "Wilhelmshaven" (getting the Imperial Dockyards ready for the battle fleet) and I've only plopped seaport and naval stuff.  But -- on the bright side -- I haven't seen a palm tree anywhere on the map !!

My machine runs sluggish on "Nuenburg".  It's only a medium map tile -- but there is a lot of detail -- and 200k people to boot!  I've cleaned out the plugins folder thoroughly -- and my only remaining options to improve performance will involve reducing graphics game options.  The "Palm Mod" should not slow your machine at all.  The Mod simply does not render palm trees -- should reduce the work load.

You'll get used to it (the scrolling etc) ; after a while, you know the MMP menu by heart, what goes where before which, and  it goes faster Isame for the fillers in the LM menu). As for Low & Midrise bldgs, I concur. They're not as sexy as big shiny Dubaï-style grandiosities, but boy are they useful -- and more realistic for the cities we ordinary folks more or less live in ! It took me hours of diving into SC4 websites in order to get enough of them (as you know,  ask and you will receive -- having already established lists of lots can narrow down the search and gain you some more time... for scrolling and plopping !)

Thank you much, sir !!  I'm tickled that you like Nuenburg.

My work is not nearly as innovative or exotic as yours, but I try to show a small flair when possible.  It's a bit more difficult because I'm trying to make a "functioning" city constrained by the RCI and other Maxis systems -- but that's the challenge.

The Maxis content helps me keep the RCI demand in balance while generating jobs and growth -- and also creating actual traffic on the roads and rails.  (I like choo choo trains!)

I came to the conclusion that "monumental" parks are nice -- but the more natural looking parks are less grandiose while being just as pretty.  And the Paeng park pathways are brilliant for squeezing in here and there to add greenery in the downtown.  Tariely gets a lot of credit for nudging me in the right direction.

I must confess -- looking at your work depresses me!  I'll NEVER be that good !!! 

I look forward to your next excursion to the far corners of the Earth!

Great Entry, you started off really well too, I like that opening night pic.   I really like what you did with the park paths along the avenues and where you put them in for the diagonal ave. (I might steal this idea)  That tree lined road looks great! Is that tree an mmp or part of a relot?

Part of the CJ's purpose is to solicit ideas from others (suggestions) and to show them a few tricks they may not have seen or thought of.

Center Street turned out to be a spur of the moment idea that worked out surprisingly well.  Imagine what it might look like as an avenue.

That's a "JRJ" tree -- "Istrinius" -- I loaded up for my tree controller.  It also shows up in your MMP menu.  There are 5 different click-models.  Not sure which JRJ prop pack they're in -- but it shouldn't be too hard to figure out.
