I have a couple of residences where the rich have fled to be replaced by the poor. Since all these occupants are working, I'd think it would be a good idea to leave the mansion alone, presuming that it could at some future point be reoccupied by the wealthy. Is there ever a reason to demolish anything but dirty industrial sites? I know that in laying out new transportation routes, demolition may be unavoidable, but the rule is to let things alone to develop, right? If there is a fire, would that be a reason to demolish a property?

Well, I don't see a reason to demolish a building not even I-D. I almost only use Growables, so onces in a while I demolish buildings when my sims don't build what I wanna see in my cities... :) That's all up to you. You're the mayor, you can do whatever you want...

Have fun with the game!

Kind regards!

As you become more familiar with the game you will learn how to avoid the early creation of these monstrosities.  If you use default zoning, they are inevitable, but if you switch to hand zoning this can be avoided.  You have to arrange things so that the game cannot consolidate lots into 3 x 3 or 4 x 4 low density on which it can then build R$$$ mansions when there are no jobs for them.  Meanwhile, why not just enjoy your slum?

I read in the Prima guide that ID is the only type that will not upgrade on its own, so must be demolished to be rid of it. In my current city, I put down several ID at the start for the low income residents, but now my city is thriving, the income is far beyond anything I've had in the past and I want to clear out the air polluting ID zones to make way for IM and IHT. The demolition idea comes from my thinking it is my only option for ID. Is there an alternative?

Well, to me it is more realistic that you have I-D as well, because the R$ residents need job, too, right?

    Kind regards!

The path to getting rid of I-D is to set their tax rate to 20%.  You get to harvest them while they are slowly replaced by I-M.  Meanwhile you should seek pollution solutions.

BINGO - that's the solution. Thanks.

I think I can get on without many low $ residents as they are more than being replaced by $$ and $ residents. At least so far, so good.

Have a care with that.  You need something on the order of 40-50 % R$ in your city to take the grunt jobs.  Somebody has to drive the garbage truck, run the photocopier, and deliver the mail around the office.  Try for the standard Silicon Valley demographic and you'll probably hit it about right.  Remember you don't want too many R$$$.  An orchestra has only one conductor.

A word of caution - before you set the tax rate on ID to 20% to try to get rid of them, make sure you have the education base to be able to support IM and IH jobs.  A highly educated Sim workforce will help increase demand for IM and IH.

On your original question, I would say it is totally up to you.  What ever look you are going for in your city will help you determine if you demolish or keep the dilapidated buildings
