In Helensburgh, my current city situation, I've been eyeing a former industrial section of the city - Ironwood - for mixed-use redevelopment. Finally conducted that project and people and businesses have been moving in, as well as well-needed park space near downtown. Ironwood is north of Downtown, so it's an attractive area to live, work and play. I like how it's emerging so far. 

This area was all industrial and smokestacks, so seeing the transition is fun.
