    There has been a lot of growth since I was last here! This is a super impressive region!

    Of course you should know that I love those signs. I imagine that they are photoshopped onto those signposts, yes? I remember seeing those posts on the STEX, I believe. I tend to resort to showing my signs in separate pictures, but it's really so much nicer this way. And I noticed you had a variable message sign earlier as well, which is always a nice touch. That reminds me to use some in my city as well.

    The signs are actually in the game with the image on them. I made the signs myself and put the image on it with the material editor. Each sign was rendered with the BAT and lot editor and then plopped in the game.

    The highway system looks great and I really like those palms with the lighs on them.  Looks awesome.

    Due to a lack of high end retail througout the region a developer proposed to build large a high end mall on Bolivar Island due to its location between Freeport and Westmoreland. This mall is still in the planning stages and has not been built yet. Anchor stores such as Neiman-Marcus, Saks Fifth Avenue, and Nordstrom and Macys have shown great interest in this development and if built they will be their first stores to enter the Greater Freeport market along with hundreds of other high-end specialty retailers.

    This area (eastern Oceanside County) that has been growing fast as this is currently least expensive part of the region to live as land values are really low out here. Logistics industry dominates the employment in this region as several distribution centers were built. Several working class suburbs and industrial parks sprang up in the unincorporated areas and new cities were incorporated to help regulate runaway growth. The population has now just exceeded the 4 million mark.

    Tract homes are the most common form of home in this area. Developers are taking advantage of the low land values to build huge developments such as this one.

    Nothing too special here. Several large distribution centers made thier home here.

    This is the first Tom Thumb (Safeway) store in the region since they have been expanding throughout the region with these shopping centers. They have a licence plate and driver's licence registration center. Llama Law Firm, Luigi's Take Out Lasagna, Texas BBQ, Subway, Blockbuster Video, Dollar store, Hallmark, Starbucks and more.

    The people love their cars so a Carmax dealership was built here. This is one of the 2 Carmax dealerships in the region.

    Personally i dislike this cj and hate your building style, BUT i'd say it's a great recreation of American development! With the freeways, stripmalls, and huge corporate chains seems pretty accurate to me.40.gif

    I totally agree but  it is really american looking to me, very realistic I presume..!!! (oh my god you must live here..), I hope your goal was not to set up an European city because if it was ehhh... 3.gif But great CJ!!

    the suburbs, the ritzy places... the malls, palms with lights. everything. deinitely better planned though.

    Ocean Ridge district annexed into the suburb of Robinsonville. This is the rich side of the city while the other part near I-3 is more industrial/blue collar. Ocean Ridge has grown to a population of over 8,000 with its condos and homes in the hills

    The Greenwood Valley area begins here which is where most of the population in the southeast Highland County resides. Flat valley areas are generally lower wealth than the hilly or coastal areas.

    I've missed quite a few updates there. I think this is another very underappreciated city journal. If a Dallas or Los Angeles type suburban area is what you're going for, I think you've succeeded wonderfully. I see a lot of my building style in your style, so I am particularly gushing in that respect. It's also presented well, with just enough photoshopping but not too much. I do believe I see a Clearview-esque font on the more recent signs... a reflection of real life perhaps... 44.gif
