CO$$$ / CS$$$ buildings turn into black

Hi everyone,

 

I'm facing a quite annoying problem, which I have just encountered and it is sort of unreasonable. Usually I build massive commercial zones to provide jobs and don't add any industrial zones. Once, I tried to mix these two but after a while, the building types mentioned in the title became black due to low desirability. This only occurs, when the industry appears. Is it a bug or is there any way to avoid this?

You have to keep traffic levels high going past those buildings.  The higher the better.

 

Appearance of industrial sectors may influence the number of people working in the commercial buildings, especially R$ who are the major group working there in both cases.  One trick is to force traffic going to industrial pods to pass the commercial buildings.

 

At the same time, it is necessary to keep education levels as high as possible which limits employment in industrial since most R$$$ won't work there even if you have the I-HT fix.

 

Beware of overbuilding C$$$ buildings, especially if you plop them.  After plopping, you have to wait until the demand system settles down after absorbing the hit.  And, yes, it is a hit especially if the building has high job numbers.

 

Balance is everything in this game, and it seems you are out of balance with respect to commercial.  Don't expect to maintain more than 15% R$$$ for any duration.

How the heck am I supposed to keep traffic high, while still using mass transit? My big problem in my main city is that the subway lines underneath it all make traffic very low for the entire city. Any way to fix this without having terrible traffic on my roads?

Good question, but are subway passengers counted for C buildings they pass beneath?  If not, you may have found an undocumented feature (a.k.a. a beetle in the plug board, or BUG).

Assuming that you have the NAM, use the TSCT to modify the customer noise coefficient to a higher number. This also affects residential traffic noise, but not as detrimentally as the benefits gained from higher customers at your commercial spaces. Subways and pedestrians should generate noise, and you can use surface bus routes to help fill in the gaps. This is realistic, helps keep your offices busy, and should still keep your streets relatively traffic free.

All of the subway traffic is essentially converted into pedestrian traffic once they leave the station and pedestrians are good for business.

 

 

The commercial buildings abandon due to low desirability because the air pollution created by the industry lowers desirability. :)

    I have only HT industry, which produces actually no pollution. Furthermore, they are far away from the C zones. I think the change in the distribution of the workers can affect the radical drop in the CO/CS zones, but the "Low desirability" is still inexplicable.
