High Tech Development Issues

Hi,

 

I have started playing SC4 again after a few years off and everything is going well apart from the development of my high tech industrial areas for some reason.

As you can see there are areas that aren't developing, but I don't know why. All of the requirements are met, the demand is very high (4000+) and the pollution, water etc is the same as the developed parts.

 

I have built this area from north to south gradually over about 20 years (adding a new 4 or 5 deep strip every few years). The left hand side of the avenue developed within days, but the right hand side hardly develops at all. In fact the area that you can see that hasn't developed has been there for over 5 years, I have tried dezoning and rezoning in different densities, nothing seems to get it to develop.

 

Does anyone have any suggestions?

First off, you'll want to install the Network Addon Mod, if you haven't already. Make sure to go over the Read Me to make sure your version of SC4 is patched correctly.

 

Second, you might want to look into the mod. This one seems tricky at first, but then you'll realize that it really isn't.

 

But most important, make sure you're supplying your Sims with all the Educational options. The smarter your Sims, the more demand for I-HT

 

Plus HT doesn't like pollution so try and keep the I-D as far away as possible. Some I-M aren't too bad in the HT area unless hey are also heavy polluters.

In addition to Infaousjbe's suggestions you can try to increase the track's desirability.  I-HT do like parks.  Also try adding some mass transit like bus stations (make sure you have bus stations in your residential areas).  You can also plant trees in the undeveloped zones.  This will sometimes spur the track to develop since it increases it's desirability.

    Thanks for all the replies.

     

    I already have NAM and the I-HT jobs fix, I also have the I-HT jobs quadrupler. 

    There is no I-D and the only pollution in my city is further north due to roads/highways and the other side of the map where there are coal power plants, so I'm pretty sure thats not the issue. Also I have a high education, I assume thats why there is a high demand. I also have loads of mass transit, they might not be very visible as they are bus/subway stations on the roads.

     

    It looks like the parks idea is the most viable explanation. Is there a particular type of park that I-HT like, or just any of them?

    Any park effect will do. If only the small park green and the small grass area (if you're pressed for ideas).

     

    Be aware that a number of custom park lots do not have park effects so as to avoid messing with the simulator's demand when millions of them are plopped (like the BSC and Paeng's offerings) so be aware if you plop a custom park that it has a park effect. Usually, though, if it has a decent monthly cost ($5 and up) it probably has the park effect.

    It was down to the parks! I plopped a few around my I-HT area and the rest developed almost immediately.

    Generally, in this case, I just drop a single tennis court in the middle of the pod, and that triggers the growth.
