Commercial?

I have probably asked this before, however, I am a bit confused. I looked at what is in demand, to know what I need to build. And under commercial, I see:

 

Cs-$ | Cs-$$ | Cs-$$$ | Co-$$ | Co-$$$

 

Now when I bring up the Commercial icon to build, there are only 3 choices of what kind of Commercial to build - Low Density, Medium Density and High Density. Right now I think it is Cs-$ is in high demand...so do I use Low Density, Medium Density or High Density?

There are two types of commercial buildings:

 

  • Commercial Office (CO)
  • Commercial Service (CS)

 

The types that build will depend on desirability factors, which vary for both CO and CS.

 

The 3 density zone options (in the menu) will determine what stage the buildings can reach. However, wealth and zone density aren't related, meaning CS-$ buildings don't always exist in low density commercial zones. Each developer type has a stage limit, which limits development until certain population requirements are met.

 

As a general rule, zoning low density will most likely cater for a high CS-$ demand.

    Watch out for the demand graph.  The sections mean different things as regards numbers of objects in the game.  The R bars indicate the demand for each of the wealth types.  The C and I sections show the demand for the commercial/industrial types but say nothing about zoning.

     

    Since lower density zones are cheaper, it is up to you to spend your money wisely.

    Just because you zone med or high density does not mean you're going to get the large building right from the start, it just allows that zoned area to upgrade when/if the Sims's call for it. There are ways/tricks to influence the larger buildings if you prefer the larger buildings, but that still usually means micromange (repeated bulldozing) till you get what you want.

     

    Usually better to save your money at first with low density and then upgrade later on in game years. One of the advisers will start to chime in when it's time to use denser zoning.

     

    But It's all up to your personal style of play.
